    Because of my job I have lived in various big cities on the east cost and always it was in a luxury building. I would not consider this particular building a luxury one -- just having a doorman and maintenance is not enough to qualify for "luxury". They had used the cheapest, most flimsy materials they could find for the units... I was the first tenant of my unite. Loved the area... its proximity to everything I needed... Very friendly doormen and maintenance guys. But once, I locked myself out and the doorman asked me for $25 to give me(!) the master key to open my door otherwise, if I'd reported it to the management I was going to be charged $75 or $100 (I don't remember exactly), he said which I had remembered reading in the lease agreement...which I remember reading in the lease agreement... This kind of attitude really bothered me. Also, I would quite often be away for weeks at a time due to my job. A few times I realized that my shower was used -- leaving some dirt behind... It really made me feel very uncomfortable and insecure...I don't know why I did not feel very safe when I was in my apartment -- as if I was being watched... The maintenance men could open any door they wanted at any time -- which I found out when I locked myself out again (after a year or so)... and now that they knew me and were more friendly , they did not even ask me for money to open the door. I think, in 2019, they told me that they had to record it in their computerized system whenever they had to open a door with their master key -- otherwise, they said, they would get in trouble, according to new regulations. But apparently, they opened my neighbor's door with no hassle...hmmm... Also, they don't register all the time the guests coming in... Oh, one ore thing, whenever there is a water outage (could happen several times a year) , the air build-up in the pipes would make such a constant loud noise that it would make it impossible to sleep at night...When you complained about it, maintenance men would come into your unit to determine the source of the noise to no avail usually...the noise would continue for weeks! Anyway, the area is very nice and safe in general; but this particular building is not the best one in the area.

    Lived there 4 years on 11th floor overlooking the river. Rents def cheaper than Manhattan, pub trans options are good and the views were amazing ;-). Couple of issues to be aware of if you are thinking about renting - 1) go on a sunny day when the helicopters are flying up and down the river so you can hear what its like. We had to keep our windows closed usually because of the noise. 2) although the building is relatively new, there were a lot of cold air leaks around the windows and we spent considerable time sealing them up to keep warm in the winter

    I lived in this building for 2 years and moved out last month. Here's my pros/cons living at this location. Pros: 1. Best Maintenance staffs: Maintenance issues are resolved immediately and the staffs are professional when dealing with tenants. 2. Friendly Doormen: Ramon and Mauricio are polite and friendly whenever you are going to pickup your packages/borrowing the grocery cart. I always stop by to have a quick chat with them before heading to my apartment. 3. Management staffs are efficient and always respond to e-mail/phone call without delays. Cons: 1. Less amenities for high rent. 2. One doorman working night shifts can be disrespectful. Not once or twice, he gives orders everytime you borrow the grocery cart from him. As tenants, we do understand that grocery carts are in short supply and must be returned at the earliest, but reminding every single time is just irritating. Overall, Newport living is the best you can get when you are looking for diversity, bougie lifestyle, malls, supermarkets and quick access to NYC trains all within a quick walk.

    It is nice I am moving out and I would not recommend anyone to live here. The concierge guy named Paul is so rude that he yelled at me because friends wants to come up to check some furnitures. Paul also gave resident call names all the time and not doing his job at the Concierge station instead of hanging out outside the building talking to strangers. The worst living experience ever, please avoid it!

    I got yelled by a concierge named Paul and refused my friends to come to pick up a small table. Very unreasonable person, worst concierge. Complained about him to the management team and no improve but only getting worse.

    This is a nice building that I have lived here for 5 years. The doormen in the building Ramon and Mauricio they are really gentlemen, good service. But there is another doorman who is really rude and offensive. He makes such noises at night. One time, my roommate tried to get a package from him, she didn't even say anything, just standing in the lobby, and the doorman just said "Don't you see I'm busy right now? I can't help you for anything right now". I mean, it is outrageous. So I decided to move out this year. Hope they will change him soon.

    Great apt and location, love living here, rent is not as expensive as the other apt, although water quality is still needed to be improved. Air leaks into the room, you don't need to turn on the ac during summer but you will also be frozen in the winter. Free gym, nice equipment, free lounge. nice staff, have maintenance, requests are always done as soon as possible but doesn't mean that they are really solved it.

    Minor quirks like dust comes into the room from somewhere even when windows are closed and sometimes the wait for the elevators are long but otherwise a great experience in the 2 months that I've been here. Staff is very friendly and management seems to be doing a good job with the recent tie up with Ellipse for their swimming pool access. Overall 5 stars.

    Lived in this building for 10 years and just moved out at the end of August. I'm thankful for a safe and pleasant stay. Whether it was the Hurricane Sandy back in 2012 or the recent pandemic year, the building staff did their best to make their residents feel safe through open communications and attention to details. There've been changes in staff members over the years, but I honestly can’t recall one single encounter that was unpleasant, which is quite amazing. They are all professional and courteous. They go by the rules but at the same time are willing to listen and help. Doormen (Ramon, Paul, Mauricio& George), know people on first-name basis and will remind you when there are packages for you. They each have different personalities but all genuine and helpful. Handyman (Ramon & Vikram) are responsive to maintenance requests – either same day or next day response is awesome considering the inevitable repairs here and there over the years. Residential managers Bes and Mohamed are very accessible and super responsive even on weekends - I’m thankful for all the assists when I was planning my move-out. Lastly also want to shout out to the porters (Dorkin, Johan and Ricky) for their service especially during the pandemic year when residents spent more time at home doing more decluttering. The garbage room is always kept clean. This building has great location and everything but it is the people and their service I will miss the most.

    We have lived during 3 years in this building. You can go walking to Target, Grocery Stores, Path Station to NY, Pediatricians, etc. The doormen in the building Ramon and Mauricio they are really gentlemen, good service and good actitud to us. The people in the Super intendente crew they respond always, they make a good job and they are nice people too. Some apartments are dark inside ( 5th floor to 2nd) During this pandemic a lot of people is moving out from this building. It’s good price if you compare it with other buildings, is not to old like others here in Newport but is not too expensive like the new ones.
