    The building looks good but the agent (elderly gentleman in suit) could really learn some lessons in basic human courtesy. Yes, I know you are a sales agent and have to be hustling at your job but to laugh off and walk away when someone is talking about potential specials you can offer, probably doesn’t look like the behavior you would like your three kids to imitate that I am very sure you are super proud of. The answer could be a yes or a no - not a smirk and walk away.

    Very bad noise wise! I know that we are living in a Pandemic, but since March that we are living a nightmare of noise! My upstair neighbor has been working out on his/hers apartment since March (we are now in December) and jumps so hard that our apartment shakes all over. And it's not once a day, it's 3 to 4 times. In the beginning the management said that because the Gyms were closed we had to be more understanding. Now that the Gyms are opened for some months now and there is no excuse for this behavior, but the jumping is still ongoing, specially at 11 pm! Also, next door neighbor loves to put his/hers television super loud and music at 3 am! Nobody seams to care, although we have been contacting the management. People are also aloud to smoke, but have no consideration for other people's allergies and do it all the time. This certainly has been one of the worst buildings that I've lived in.

    The concierge folks and amenity are really great; however one big flaw is noise and lack of any insulation.. This building has paper thin walls and ceilings(i can hear neighbor's dogs paws when dog runs!) The dog barks sometimes later in the night past 11/11:30 which even if its not for long, still wakes me up always. On top of this, now past few weeks seemingly from upstairs theres thumping noises of people walking around wearing concrete slippers from the sound of it, again at around 11 pm till 1 am at night! I've called concierge, emailed management, but haven't had any improvements.. and honestly after a few times It feels bad to have to keep calling esp when there is no change. So just a fair warning if you're looking to move in here. Ofc sometimes its just bad luck but I've lived in 4 JC apts before and I've never had this level of noise issues, coz I've never had this thin walls/ceilings. Even main door there was half a centimeter of gap and i can feel the wind come in + noises from hall.. I had to buy sound proofing / weather proofing .. same with windows too.. there was a time when rain leaked in coz the cracks/edges aren't filled in and are not insulated.. this also affects winter heating bill btw

    Concierge and maintenance staff are lovely people. However management and leasing office is a pain to deal with. Be prepared to not receive your security deposit even after 30 emails back and forth and have them ghost you after you ask to have it resent.

    I really wanted to love this complex, but the management made it a terrible experience. They have excellent, hard working staff but they treat them and their long standing residents very poorly. You might get a great deal getting in, but be prepared to move once your lease is up. I am a single mom with a special needs child and they WOULD NOT negotiate my rent after raising it $700 a month once the lease term was up. If you want your security deposit back, be prepared to get multiple small checks and made up excuses as to why you can’t get your full deposit back, even though you left it in excellent condition and before the notice to quit date. Very poor communication among the management. Avoid like the plague.

    Management is a joke — there are so many better options in downtown jersey city that offer way better amenities than here for the same price. Front desk is great and the maintenance people are perfect but outside of them the way management treats loyal tenants is absurd. Spend your hard earned money elsewhere with a management staff that actually cares about you as a person, not as a number.

    Very rude staff and terrible management. The front office threatened to send my package back if I cannot pick it up in 30 min. My package just arrived today and they cannot even hold the package for two hours.

    We’ve lived in 18 park for over a year now and only have good things to say! The front desk crew is so friendly and helpful. It’s been great getting to know them and chatting with them during the day. They also love our dog and always giver her treats :). The building feels like a community — they always have activities and everyone tries to get to know one another. We’ve loved our time at 18 park so far!

    Honestly you can’t find better appartement with such great staff team in this area, unfortunately when I was living here 2 dogs bite my dog (small dog), those 2 dogs were off leash by irresponsible tenants. The first time my dog was bleeding, the next time I was bitten I was bleeding. And NONE of owners ever bothered to say sorry, furthermore, the apartment complex refused to get involved such as providing video footage, nor the apartment try to provide any support in resolving these 2 cases (I didn’t go to hospital but my dog went to the vet emergency) one of tenant pretend she is the victim because we “released her information” and gave the office a drama, the office start to side up together with them and request us to explain. We eventually got things right by teaching them NJ law and contacted animal control. I had to educate ppl who are born here about respecting the law and do their job, I am tired, seriously, neighbor quality isn’t okay.

    The front desk staff and everyone that works here is so incredibly kind and helpful. They always remember you and the smallest details! Especially Walter, one of the kindest gentlemen I’ve had the pleasure to meet and know for the last two years living here. The maintenance staff is so awesome and well, any time I had had a maintenance request, they respond so quickly and do a great job ensuring it’s rectified. One of the best perks of living here is the concierge service that drops your packages into your foyer. Love this place so much.

    Glad I found this place. Been living here for about 9 months now and its been a positive experience. Moved from 70 Columbus up the street. Front desk and leasing office has been very friendly and responsive, which is much appreciated. Leasing process was amazingly quick and easy with the help of Matthew Laderman. He was able to find me the perfect apartment that fit my budget with such short notice. The amenities such as the gym and pool (in the summer) are never over crowded they were Columbus buildings. People are friendly, not as out going as in 70 Columbus, although they are quite and to themselves which is fine. Area around the building is nice since it is close to the harbor as well as a quick run/walk to Liberty State Park. There is also a great cafe at the corner, which as reasonably priced yet awesome brunch. Have a great rest of your day if you read thus far!

    I have been living at 18 Park apartments for more than a year now and love it so much that we are recently upgraded to bigger apartment for next two years. The apartment sizes are pretty good, freshly painted and comes with stainless steel appliances. Price is fair. Management team, in particular Ashley and Matt are extremely understanding and supportive. Maintenance is efficient and fast and responds within 24 hours, until emergency. In all, 18 Park View is a family friendly place to live in.

    We love living at 18 Park Apartments. My husband and I have been here for 6 years. The front desk staff is personable and friendly and the maintenance team is always on top of it. Any requests get taken care of immediately. We have had the pleasure of working with Walter, Angel, Emmanuel, Izaiah, Ernie, Marlon, Carlos and Isabel for many years during our time here. Thank you for helping make this place feel like home.

    I love living here! The whole staff make it such a nice experience. You feel part of a community as soon as you walk in, as the front desk staff all know your name and always give you a big smile and welcome. They are super helpful too, with recommendations for anything you need in the area. The maintenance staff are fantastic - any problems get fixed straight away. The amenities are great - the gym is always clean and tidy and the free classes they offer are great. Building management are responsive, helpful and always answer any questions. I wouldn’t want to live anywhere else!

    Loved my 3.5 year stay at 18 park in my 1 bedroom apartment! It’s the perfect balance between location, price, and luxury. Located right near the light rail for easy commuting and ~10 minute walk to either path station. I was lucky to live on the waterfront side so I had gorgeous views of the Statue of Liberty from my window! Staff is 10/10 - all of them get to know you on a personal level, genuinely greet you, and take care of your packages. Always had maintenance come right away to fix any issues. Pros: -Pool is great and usually never crowded in the summer unlike some of the surrounding buildings pools -Gym is good with updated machines and equipment -Closet in the bedroom is not completely walk in but is very large and deep. This was a major selling point for me -Parking garage is connected to the building. Never had any issues with finding a spot, getting in, or with the management company -Walls are pretty thick, never had any issues dealing with noise from other apartments -Concierge service to drop off your packages to your unit Cons: -Pool doesn’t have many umbrellas and the furniture is outdated compared to neighboring buildings pool areas -No grills or outdoor seating outside of the pool area -Amenity lounge isn’t all that but gets the job done. -Aside from the big closet in my room, there is only one other coat closet which got a little tough for storage -the 1 bedroom is truly for 1 person, would be tough to fit 2 people in here

    I’ve been living here for the past two years and the staffs are amazing! I can’t say anything better with this building. The maintenance requests are processed instantly and taken care of within one or two days. The front desk staffs are amazing and always greet with you. Shout out to Walter for everything he has done for this building and for us. Will definitely recommend anyone who is looking for an apartment in Jersey City to look here first!

    18 Park is where we call home! My husband and I have been living here for almost 5 years now! What makes 18 Park stand out. The staff is Amazing! The concierge is very friendly, always greeting us, and has our packages ready when we call. The maintenance and cleaning staff also are great. Whenever we put in a request it’s taken care of promptly and all the common spaces are always well maintained. What else do we love about 18 Park: the location and it’s convenience. You can’t beat it. It’s close to the path and the light rail is right outside your door. There’s also a pharmacy right downstairs that’s also a fully stocked grocery store. The building is also walking distance to all the restaurant & shops downtown. Thanks to the 18 Park team for a wonderful living experience.

    We had such a great and smooth move in process. The leasing agent, Matthew Laderman, at 18 park was so helpful and down to earth. We thought he was the most honest and easy to work with agent (and we went on a lot of tours!). A view was very important to us and he helped us pick the right apartment without being able to see it. We moved in April 2020 and have only minor complaints about our time so far. It is well worth the price, and more affordable than other luxury/amenity buildings in the area.

    Lived there for two years and was a great experience overall. The concierge are friendly and helpful and management is competent and responsive. B18 Cafe and the pharmacy downstairs are also super convenient. I moved out before my lease ended, got my full security deposit back as well as a refund for rent paid due to new tenants moving in before the end of my lease.

    I've been living at 18 Park for almost a year and I'm very happy with everything. Management is extremely professional and responsive, the team at the front desk are friendly and kind, and the maintenance guys (in the lone experience I had with them) couldn't have been easier to deal with. The move in process was accommodating and stress free, the neighborhood is clean and quiet, the building smells good, the pool and gym are always clean and it's been a year of easy living. Highly recommend living at 18 Park if you're looking to live in JC!

    This is a fair-priced luxury apartment managed by KRE Group. The building shares the same management team as 235 Grand AFAIK. After living here for 2 years. I’d say that this building is not the newest apartment nearby but definitely with good quality. I’ve never heard any noise from my neighbors or even my roommate. Sometimes the lights do break downs, but the maintenance team can always fix things within one day. The leasing team is friendly and responsive when we have questions. As for the front desk, most of folks are very nice. Especially shout out to Walter, who is definitely the front desk people you want to know!

    They will try everything to charge you extra fees. I've experienced three times of bugs in their own rent payment system and then charge me late fees. When I emailed the technical support team, they never fixed it or returned to me what's wrong. I contacted different building managers. They either lied and blamed me for not set the auto payment on a right day or the bank account has something wrong, which all proved wrong when I tested right away. Even if they promised to remove the late fee caused by their own faults after weeks of emails back and forth, they actually didn't do anything. They will happily withdraw the money from your bank. I have stepped on three bombs. Maybe more. They will just make up more to drain you. Watch out! Stay away!

    My husband and I could not be happier with our move to 18 Park. The experience of moving, from signing to move in to maintenance, was so smooth. The leasing team is kind, understanding, knowledgeable, not pushy, and timely in their communications; the maintenance team, too, is fantastic, personable and more timely than any I’ve worked with. Of special note is the Front Desk Team, each of whom to a person goes out of their way to create a warm and friendly community - passing through the lobby and coming home after a long day of work are now some of my favorite times of day. It is with great enthusiasm and gratitude that we consider ourselves part of the 18 Park community!!

    Most of things is OK for me. Only one thing really bothers me. The soundproofing of the room is really bad. Sometimes I can even hear someone else's washer dryer. In addition, the front desk keeps calling me to say that I made noise. The front desk said they are pretty sure is me. This is really confusing. Everyone's schedule is different, and my working hours are usually in the evening or night. I'm just coding in my room. Sometimes there are some calls. I'm all talking at normal or lower volume, and I haven't played music or TV or anything at night. Is this wall as thin as paper? After this year, I will move out as soon as possible.

    I moved in 3 weeks back, and I love everything about this building. The doormen are super friendly, and Greg, the building manager is very accommodating. Move in process was a breeze. So far, I love it and have no complaints.

    We had a really positive experience with the leasing agents. After seeing many buildings in the area we landed on this one, in large part due to them. Matt did a great job touring us around and had our best interests in mind while Ashley made the application process as smooth as can be. We are excited to be moving in!

    Leasing office - I can't say enough good things about Matt, Zack and Crystal. They have been incredibly helpful and patient with my search and application - from the time I inquired to the signing of the lease. I wish the management is reading this review so them. Property Management - Moving in to this building has not been exactly smooth, and that's reasonably to be expected anywhere. But it's 5 stars regardless because of how Greg has handled my requests. He's been very conscious of the issues I had in the first few days that he proactively reached out and made sure everything gets taken care of. Rogelio, the head superintendent, and his team have been reliable on the repairs. Concierge - The experience has been mostly pleasant. Special commendation to Walter, Dominique and Victor who have been particularly helpful with parcel and in explaining the process for claiming packages. Some calls from other members could have been handled better, but glad things are cleared up.

    Great maintenance people and friendly front desk people. Lite rail noise is little bit of getting use to so I would ask for the apartment facing the pool view. Ample parking spots
