All of the following are in my opinions and interpretations of Ridgewood Estates. Beware of any good Google reviews on here after January 2017. When I first moved in on May of 2017 I was offered to be entered into a drawing for one month free rent if I left a good Google review. This park is owned by Impact Communities, formally known as RVHorizens. Just google the names and you will find a lot of bad reviews for them. Management shows disparate treatment. There are quite a few people trying to move out of here. The only amenity we have left is a half basketball court. The pool was just filled in and the clubhouse has been closed since December. Utilities are not included in rent so I am paying about $680 per month. This may sound close to other parks but without amenities it is not worth it here. There is also a lack of maintenance in the park, the roads are full of potholes and there are a lot of trees that have not been trimmed properly. Roads and driveways are so rough that kids cannot ride a razor scooter on them. I have seen them flip over and do a face plant. My daughter slipped on the loose rocks in my driveway causing scrapes and cuts. There is a lack of parking spots so if anyone parks on the street their car may be towed. The exit to the street has tall grass that makes it difficult and dangerous to pull out onto Hill Field Rd and they refuse to cut it. There have been numerous sewage backups that either run down the street or into peoples homes causing damage at times. There is currently a crew replacing al sewer lines and fresh water lines. The attached picture show the conditions in the park after a new sewer line was installed, picture was taken 5/17/2019. This was originally a 9 month project, 6 months in we heard that they were 4-5 months behind. They are currently 7 months into the project and have about 1/4 of the sewer lines in. They have not started the fresh water lines yet. They have hit water lines 5 times, power 2 times, and gas 2 times interrupting service of those utilities. Bottom line, this is the worst experience I have ever had.

My son bought his double wide mobile home in space #140 from the park pre-set up over two years ago. At least 4 times they have reported that there is power issues coming from the city power meter to their trailer hook up. Each time the park management are told by electrician that the line must be replace as it’s a safety hazard. On 2/11/2021 half the trailer lost power and the park management was notified. The next day all power was lost to the trailer. Today is 2/20/2021 and they still are with power because the the park still is in willing to get a emergency crew in to fix this issue. Looks like in order to ever live in the trailer they will have to sue the trailer park to get this issue resolved. Sad to be paying such high prices and now having to not live in your own home. Yes Ive ready other reviews so when the park manager reads this you don’t need to tell us to contact you if we are in satisfied as we have been on the phone daily with no Success. Update. Now 2/22/2021 one of the phase lines of the power that’s under the parks responsibility to maintain is out. CC the park manager still unwilling to help with getting a crew out to fix it in a timely manor or help with other living arrangements until the park gets there line fixed. Updat: Now 2/23/2021 manger CC will not take direct phone calls with the main line or emergency line. using voice mail to filter calls as to not talk to anyone. Won’t return calls asking for status updates. Still no one showing up to fix the parks power line. Very disappointing in customer service.

Amazing new owners. So much improvement in my short time here. I was nervous moving into a trailer park after losing my home in a landslide but the staff is fantastic & fun, maintenance is friendly & things look prettier everyday. Love my neighbors too. This is a great place to live.

I feel like I'm in Guatemala again lol. Drove once here to visit someone, Roads are hilly, bumpy, saw street dogs running around, people just stand in the road like this is 8 mile in detroit, just a cringe place overall

Me and my family have lived here for roughly 2 years and have had a wonderful experience in the community. The neighbors are all very friendly and management is attentive to needs, if you are considering a mobile home park look no further.

This community is nice, clean, with large grass area for family gatherings and a basketball court. They also offer an event hall for residents. Staff is really nice and easy to work with. Would recommend this community to anyone. It is also in a great location around many shops within walking distance.

One of my best friends lives there. The place is kind of dropped off but it'll be what townhomes in a couple years anyways so LOL

We’ve got brand new roads brand new water mains, I think It’s the best looking park in Layton. Been here for six years, through all the new ownerships. My heart goes out to the current staff members. Some of the residents here don’t make it easy( all previous staff would agree). Don’t take there guff personally, I think y’all are doing great.

Its okay but what they Promise to their Tenants wasn't right. Its been almost 2 mos. To get my Deposit back and i never receive it in mail.

Is there such a thing as an upscale mobile park? This is the epitome of trailer trash.

Nice and relaxing neighborhood. I visited the area to pick some mulberries to make jam and syrup. Talked with a few residents and found that they were friendly, helpful, and informative, and smiled the whole time. I used to have family that lived there back in the late 70's and early eighties. They had a swimming pool then, we'd go swimming and play frisbee almost everyday in the summers. Good memories. Great place.

Nice Park

So last month the office got robbed and someone stole the money orders from the office my moms included and there trying to make her pay rent again because they didn’t have any security measures in place for where u drop off money orders and don’t know who made a payment. She has proof showing she made the money order but they won’t accept it. Side note they keep raising the rent as well. Save yourself the trouble and find somewhere else to live.

Trying to purchase a home in the park the management has been very helpful.
