UPDATE: It’s been 2 months since moving out and NO DEPOSIT!! They had 60 days to return my deposit and nothing. I keep calling only to get excuses as to why it hasn’t been sent and then told they’ll call me back with answers. But never calls me back. Will take to small claims court, because $500 is a lot of money!! And I left the place spotless when moved out. I’m honestly very surprised by all the 5 star reviews… I would say the only saving grace to this place is Jacob that works in the office, as he is very kind and patient. However, outside of that, this place is NOT worth the rent price. I had to pick a place to move into sight unseen due to living in another state, I read the reviews and looked at the floor plans and felt confident with my choice, I was also told by the employees who work the phone line for Shillito Park TWICE that washer & dryer units were included in the apartment that Wi-Fi was also included in the rent price. So ultimately I chose this apartment for those sole purposes.. once I arrived on move in day, I was told the opposite!! I was furious as a washer/dryer in unit was a requirement to wherever I moved to, was told twice it was included (also stated it on their website, which has now been fixed). So here is my honest opinion: CONS: I’ve been here for almost a month now and my experience has been so-so, parking is terrible, If you arrive home after 5-6 PM, good luck finding a parking spot near your apartment!! Extremely inconvenient when you have groceries or packages to pack. Trash location is a good 5 minute walk from my apartment, so 10 minutes round trip just to take out trash and I wouldn’t do it at night as people randomly walk out of the wooded area to dig in the trash. They really should invest in valet trash services given how far the trash compactor is for most of us. The walls are not insulated at all, I live on the top floor, so no one above me. Yet I still hear everything my neighbors do.. I can hear them talk, their phone alarm, even when they sneeze! I have lived in a ton of apartments and I have never heard my neighbors as much as I can at this complex. The apartment itself looks very old inside, has a weird smell when the air conditioner is on (almost like a molding smell) and when I moved in my apartment was filthy. Toilet/tub was dirty, carpet was dirty (I even found a bandaid in the carpet 🤢), cabinets were dirty with food crumbs & hairs. So I guess they don’t require tenants to clean nor hire cleaners to come in to sanitize everything before next tenants move in. Just overall very disappointed, if I had the chance to look at this place in person, I would have not chose it over other options. No fenced in dog park which a bummer if you have a dog or plan on getting one. No elevators, so expect to pay extra when getting large items delivered. Amenities are nothing special, no free weights in the gym, pool is old looking, computer room doesn’t have printers. Now PROS: The location is great, nearby all the shopping and restaurants. Also right next to a really nice large park. Their monthly pet fee is reasonable if you have a pet. Jacob is very nice that works at the leasing office. The apartment layout is nice, good size apartments. The area itself feels relatively safe and it’s a quiet location. They have garages you can rent out for extra $$ per month, but there is a waitlist for them. So if you can look past all the negatives, this could be a good choice for you. However, I will look else where once my lease is up.

The apartment is pretty nice on the inside but has some serious issues. Most people are complaining about the same things on here going back 10 years and this place still hasn’t gotten things together. We have lived here for about a year now. Our bedroom door has completely fell off the hinges. No one has come to fix it after we put in a work order months ago. The vents leak water. There is no parking and the parking lot has huge potholes. The walls are super thin, can hear my upstairs neighbors screaming at 5am. Maintenance is a joke.

This makes my third year staying at Shillito Park Apartments and let me just tell you, I have never had a better experience elsewhere. I moved in just before Covid hit and they still took the time to care for my wants and needs and performed it in a timely manner. They got me my first apartment ready in three days! The maintenance is very friendly and they get the job done! Parking can be a hassle at times but it's not something that made me want to go to other places. ITS SO CLOSE TO EVERYTHING! The park next door so I can walk my dog, to the shops and store just around the corner. Plus it helps to have my work 7 minutes away. The application process is one of the best I've seen. You can tell that they really care for their tenants. Shout out to Lynn in the office for helping me get my mail when I couldn't receive it form the Amazon Hub!! Very nice community feeling, friendly neighbors and staff.

These apartments are not bad. But the workers are really irresponsible. My window was broken when I got here, it's been 10 months of constant reminders and no one has come to fix it. The gym is always dirty, the laundry room is also in terrible condition, there is a lot of hair and dog hair in the washing machines, and the dryers do not work properly. Parking is a special problem when you have to make several rounds of the territory in search of a place. Of course, there are pluses in the location, which was important for us. I hope for changes for the better from the new owners. 👍🏻

Appears deceptively nice in photos; no wonder they only let you view a vacant model unit. Put down a deposit for a first-floor apt, then at last minute informed me it was now unavailable, left no option but a higher up unit without the original discounted rate. Stuck me in a run-down outdated(?) one with uneven floors, old carpet...upon move-in walkthrough a stashed heroin needle fell off the side of a drawer in bathroom. Upon closer inspection, found dozens of bits of dry dog kibble swept into the corners of the rooms against the baseboards & half-painted white, horrific mess behind stove when pulled out, both led to ant infestations (also: using oven sets off smoke alarm from DAY 1). PTSD from occasional 4-5 distinct cockroach species wandered by, some fliers, one well over an inch long. Most derelict laundry facility I've seen literally anywhere, only smallest loads, dryers don't dry whatsoever, warm but damp, smelly & linty. Most dryer doors will not close properly. Cheapest windows, constantly flooded with second-hand smoke. In a crime against humanity the rent was raised $100 overnight, so now at least 30% overpriced. PLUS: location, fitness center, mini-theatre, soothing train noise. REVISION: I'm now being harrassed for going on six months after moving out because the apartment complex can't figure out how to get their own still vacant apartment transferred into their own utility account, so the company Synergy billing refuses to stop sending me utility bills month after month for an apartment where I no longer reside.

Since I moved on June 28, 2023 my air conditioning unit has not worked. I have been without air conditioning for more than three months, I had to buy and install two window AC units so my children could sleep, but to date I have no answer as to when my problem will be solved. Something else that happened to me is that after 20 days of de day that I moved on my apartment, I received my mailbox keys, after requesting them several times. What I want to emphasize is that the maintenance department is unprofessional and they take too long to resolve the problems you have in your apartment, to date they have not repaired my AC (more than 3 months) and other issues on the apartment.

I went here for a tour, and the girl working there Ashley, (she definitely hasn’t missed any meals) is the most unprofessional and rude leasing specialist I have ever observed at a property before in my life. She clearly has no idea what she is doing and is really condescending with everyone around her. She does not add an air of welcome in the least bit. I was really considering this property. It has such a convenient and wonderful location but just the thought of having to deal with someone like her if I had any issues made this place an immediate no for me. Would not recommend unless they get better staff in the office.

Management is a MESS! Would give 0 stars if I could. They do not fix anything, awful attitude, and has multiple code infractions. They have no emergency number to call, difficult to even catch them in the office. Do not move here unless you absolutely have to.

I have lived at Shilito for a little over a year and have loved my time here. I recommend this apartment complex to friends and family. My future sister in law and her husband plan on moving in later this year. The living space is very spacious and up to date. It’s extremely clean upon move in, with all updated appliances. There is a washer/dryer hook up if you don’t want to use the complex’s laundry room. (I have my own so I can’t speak on the complex’s because I have never used.) I live in a one bedroom unit and it comes with plenty of storage in the laundry room, walk-in closet, and the patio storage (not available in the two bedroom units). The staff is always very friendly and the maintenance guys are very responsive and respectful. I trust them 100% to come in while I am away. The location is my favorite. Nestled into this quiet cul-de-sac, it is very peaceful (and I feel very safe). You wouldn’t know that Man O’ War is right beside you. Having the park right next door is a huge perk, especially because my Labrador loves to go on walks! Yes, there is a train right behind the complex, but I live in the back of the complex, closet to the tracks and I don’t even notice it. It’s also very close to the Fayette Mall, Clays Mill, Boston Rd, and several other locations in South Lexington. The one turn off, and the reason I only gave 4 stars, is the parking. Bluegrass Towing is supposed to monitor the parking lot nightly and I have only seen them about 4 times. The parking can get out of hand (most in part to disrespectful residents) but will only get corrected once a complaint is filed. The response is quick but shouldn’t have to happen. Overall, I love it and wouldn’t want to live anywhere else.

If it was me I’d consider renting somewhere else, the building my son was in the brick was pulling away from the building and the outside patios care not well supported and don’t even get me going about the maintenance.

I love my apartment! It’s really updated and roomy. The gym is huge and the pool is pretty nice. The office people were pleasant at move-in and maintenance has been quick. I love the location; however, there isn’t enough parking. I still really recommend especially considering the price.

I absolutely adore this place. They are so quick to fix any issues. I needed a new mailbox key and received one the following day at my door. Needed AC fixed and maintenance arrived maybe 15 minutes after I submitted a work order. The folks in the offices are really friendly, the grounds are very well kept, the apartments feel really upscale and updated, and I feel super safe here. Only minor complaint is that the outlets are loose so sometimes its hard to keep things plugged into the wall but if that's my worst and only complaint...thats pretty great. I can see us here for quite a long time. Thank you so much!

This review is about one staff member in particular. I will be moving out of Shillito in March - due to life changes and nothing to do with the complex. I have called Shillito home for the past 2 years and I have LOVED every day spent here. I digress...my lease is up on 3/13/2022 and due to unforeseen circumstances, my new home will not be ready when originally planned. I reached out to the front office about extending my lease through the end of the month. Lynn responded to my request in an extremely timely manner and was able to accommodate my request and has been nothing less than amazing to answer all of my questions in an honest and (again) timely manner. What was going to be a very stressful few weeks for me was completely avoided thanks to LYNN! Elisabeth C

This place is run very unprofessionally. They changed parking passes in August 2023 but they NEVER emailed the residents. They put pieces of paper on SOME residents doors but not all. When I let them know how unprofessional they are they called me “sweetheart” sarcastically and threatened to terminate my lease. This property is also run down and not kept up. Management has changed repeatedly. Do not lease here.

I recently moved out and my experience was very enjoyable. The staff was quick to address any questions and maintenance was dependable. Great apartment size and price but I especially loved the huge gym. I could sometimes hear my neighbors but that’s typical. Overall, I would definitely recommend them!

I lived here a little over five years, and I just moved out a couple months ago. I never had any issues living here. The maintenance team they have right now is by far the best they've ever had. Sometimes they literally showed up within minutes of putting in a request. They always took my requests seriously and would do anything they could to fix it quickly. My neighbors were always polite. I always felt safe coming in at night. There used to be a shortage of parking, but they fixed that when they resurfaced the lot by giving more spots to permit holders. I accepted a job out-of-state so I had to break my lease, but I feel like they were more than fair with the way it was handled. They were completely fair in returning my deposit--no unexpected or bogus charges after I moved out. Lynn is the property manager and she was always honest and straight-forward. Some of these negative reviews are just nonsense. There are NOT pest problems. These people are just making stuff up because they're mad about something else. As long as you are reasonable you will not have a problem. Like I said, I never had any issues in over five years. I would recommend them to anyone looking for an apartment in a great location. The Amazon hub is also very convenient. (By the way, you also have a great mail carrier too (Valerie). She's been on the route for years so you don't have to worry about your mail.) My experience here was great, and I would choose to live there again if I ever returned to Lexington.

These are very nice apartments. Right off the back of Shilito Park, right behind Fayette Mall. Location and the diverse population of people make this place prestige living grounds for all age groups.

Been a great experience so far. Management responds quickly to issues. Maintenance workers get the work done quick. Jacob is a super nice dude. Apartments themselves are nice. A decent gym. Pool is nice. Competitive pricing overall.
