    Jim and Monique have created an absolute gem here. We stayed for 3 nights in the lower ground room, which thankfully was the coolest room in the property as we were lucky enough to have some very warm weather. It has a seperate single bed room which worked brilliantly as I like to have the fan on at night but my husband hates the fan noise, so we could both get a great nights sleep.Nothing was too much trouble for Jim and Monique and they were there at a press of the bell if we needed anything at all. All of the pre arrival information was detailed and very helpful. Breakfast was fantastic and we hope to be back to visit again soon.

    NOT SAFE FOR POC - we booked through a third party and because the hosts recorded the dates incorrectly (hand written calendar), they were incredibly hostile and dismissive. They refused to even look at our booking and would not interact with my Hispanic friend at all, just kept ignoring her and trying to talk down to me. When we decided to leave for a different booking, they then attempted to stop us from leaving! And that’s after making it impossible to even confirm with them! WORST EXPERIENCE IN ALL OF LONDON!!! DO NOT BOOK!!!

    I were there with my mom and it where there very beautyful. We just had there breakfirst and it where reeellyy gooood!! We orded the eggs and there where rellyyy gooodd too. The rooms are also clean and the garden was perfect. :)

    Room and bath were stinky unfortunately. Location is kind of 10 mins walk from station which is okayish. As it is in zone 3, it is roughly 45-50 mins travel with 2 changes from places of interest in Central London. Breakfast was good, but with limited option. Overall a okayish place! Don't feel it was worth the money fully. Maybe won't try second time:-(

    We had a great time. Accommodation is clean and roomy. Good facilities available, like WiFi, TV and showers and toilets (although the latter a bit cramped). Breakfast is delicious and staff is very friendly. The neighborhood is nice and quiet and in a very friendly suburb of London. Access to London city is readily available via public transport. Also, the B&B is easily reached by road.

    The hotel cancelled my booking due to overbooking, not even returning the money I have payed for it. Now there is simply no place to stay and I am not sure what will I do. "Great" business, 0/10.

    Pretty good experience overall. The four of us had a room near the garden. The room was pretty clean, comfortable, and had plenty of outlets for charging up devices. The room came with a small refrigerator and a couch as well. The walk to the train station was not far and there were bus stations all around. The fellow making breakfast was a fantastic, friendly cook. For the money it is great. We had a very happy stay here. For the price, you can't beat it.

    A very comfortable family owned and operated bed-and-breakfast conveniently located near the Penge East Station. My wife and I are in great physical condition so walking the half mile tune from the station was not an issue. The staff was very friendly and accommodating to us and it felt much more comfortable and relaxed than a hotel!

    A great place for our first visit in London. The landlady was very kind such as the cook who was preparing custom breakfast every morning apart from the typical toast, butter etc. 30 minutes in total from London located in a quiet outskirt plus the room was clean and tidy.

    This family run AirBnB is a wonderful place tucked away from city traffic in Southern London. The city however is easily accessible by the South Easten rail. While I stayed in the big room on the ground floor, the next time I come, I will ask for the room overlooking the garden. During summer, you can enjoy the morning sun while having your coffee in the garden, feed the fishes (with permission from host of course) and watch the birds fight over bread crumbs. To start your day, you have a choice of the full English breakfast, or pick your favourite bits if you are calori conscious, but whatever you choose, it will be served with pride & a touch of British acerbicity, wit & humour.

    My parents recently stayed there and couldn't be more happy. Room was emaculate and they loved the girls In kitchen. They said breakfast was the best they had in a long time. And garden was very zen

    A friendly family B&B with great breakfasts. A refurb is underway, so some rooms are looking a little tired as they wait some TLC, but the price reflects this. It's a very quiet area with lots of safe on-street parking. Great communications via two overground lines into the city - Penge East, and New Beckenham stations are only 10 minutes walk away and take you to Victoria and Charing Cross stations respectively.

    Very friendly owners, I had a room on the top floor which was really nice, plenty of space. Everything was very clean. The cooked breakfast was really nice and there's a good choice of of cereals with plenty of tea/coffee/juices to help yourself to.

    A great choice. The staff and owner were very polite and helpful. The room and facilities were good. The location allowed convenient travel to greater London (tube station nearby/within 30-40 min driving distance), and there was adequate parking on the street outside the B&B.

    Nice found! Breakfast the chef served full English (bacon, sausage, tomato, egg, mushroom), also there a self serve table for some juices, yogurt, toast, cereals, coffee and tea. Location is okay. Doesn’t take too long to Victoria station. Near to crystal palace where you find lots of cafes. I booked for a double bedroom with private toilet. It was excellent! Plenty of sunlights, room is so clean, enough mirrors, comfortable bed, toilet is not big but good size and nice shower! I just love it so much.
