*Update I think your definition of working with residents is different then mine. When did you guys ever directly talk to us, respond to an email or a phone call? What about when I came in in June and asked to speak with someone about the problem and was told I couldn’t? HNN has not worked with us to resolve the issue. It wasn’t until I threatened legal action that your local manager decided to meet with us and discuss the issue. Furthermore, what good is it gonna do to follow up with our managers at this property when they themselves are smoking ON property? (I have video and photos on different occasions of your head manager and others on management team smoking on property). And I know this isn’t a problem solely at Ravenswood-I have seen the reviews from the Better Business website where you have other residents complaining that marijuana is being smoked at their HNN community. To other HNN residents check out HUD (federal)laws for tenant rights-especially if you have a disability. Received a letter from Alison Dean.our 6 year old son is asthmatic, marijuana is smoked daily in the Ravenswood HNN Apartments. We have complained to management and even tracked down and reported individuals who have smoked the pot on property to our management here-since October 2022. We provided a doctors note to management in January 2023, we finally got a sit down meeting February 2023 to discuss the situation as little was being done. We made a verbal request to move apartments and were told none were available but that air purifiers could be provided at no cost to us until the marijuana smoking had been alleviated by management. Weeks went by and NOTHING was being done. We contacted management multiple times and were eventually told in April 2023 that headquarters would call us. In June 2023 I was fed up and went down to HNN headquarters, was not able to speak to anyone but was told someone would call us. End of July 2023 and we got a letter basically putting the responsibility back on us. Alison, my husband and I signed a contract and we do our best to abide by the rules. Other tenants are being allowed to not follow rules they agreed to and it is hurting the health of our child. Why should we have to pay when your residents aren’t following the rules? Your mangers are not enforcing the rules-we have seen the head manger smoking behind the trash compactor. At one point the managers had their cigarette area right across from the kids play ground. If management was actually walking the property they could easily identify those cigarette and marijuana smokers and enforce the rules but when they themselves don’t abide by the rules why should my family have to pay for your lack of enforcement? If you actually care about residents then don’t hide behind a secretary or automatic phone systems. If your going to make decisions like ours then you need to be willing to face the people you are “stone walling”. Communicate with us directly! Pick up the phone or let us email back and forth. It’s ridiculous! In your letter there was absolutely no contact information for you directly. And should I even mention the domestic violence issues with our next door neighbors? Our 5 year old learned how to say, “shut up you stupid bitch” from our lovely neighbor next door that likes to control his girlfriend, not to mention 2 weeks ago a gun and a knife were used in the domestic dispute which took place out in our hallway…..come on guys!!!! What happens on property greatly reflects those in leadership positions-your better then this! Set the boundaries and enforce them! We have filed a complaint with the federal housing department and are beginning talks with them on what to do. We will be moving in 3 months but we are going to advocate for others who don’t have a voice as strong as our own. We know of another little girl in our building who is allergic to the marijuana and has health issues but her father does not speak English-people like him and our family shouldn’t be taken advantage of by such a big company…..HNN what your doing is WRONG!!!

Current resident at Kitts Corner. Walls are paper thin. They do perception management well, clean everything you can see from the front..every hallway stairwell and trail on the propery is full of trash, none of the rules are enforced. My highschool glee club was more professional than the management. By a LONG shot. The maintenance is dispatched for security issues because management doenst want to deal with it. In the almost 3 months ive lived here the dog trash for thendog park has been taken out 3 times. 2 of which were by tenants. Very "pet friendly" huh. Once you pay your fees, they dont give a single care about you. It shows.

*update We have already contacted you guys at head quarters, my wife even going down in person and NO ONE would speak to her directly. I would strongly suggest anyone looking to rent an HNN property really search out your options before saddling yourself with them, HNN looks out for itself, not the little guy. Where are our state legislatures in regards to regulating these guys? We lived at Ravenswood for a little over a year while attending a residency program. We initially were excited to find an apartment complex that made such promises but within a few weeks of moving in we found out that HNN does NOT hold up their end of the contract. This is a dangerous company that is getting more and more housing units and creating dangerous living environments for families. Our son has asthma and was admitted to Seattle Childens, had to go to multiple doctor appointments and had multiple asthma attacks started because residents were allowed to smoke marijuana in the apartment buildings. We contacted local management probably over 50 times about the issue and very little was done. We contacted HNN themselves, even going down in person and NO ONE would even speak to us directly about the issue. They never once reached out to us directly to better understand the situation or to make sure our son was okay. Even the teenagers know they can smoke pot on the property and get away with it, management does nothing to enforce the rules. While living at Ravenswood we were forced to deal with domestic violence issues because of our neighbors. There was an incident with a gun and knife in the hallway because of our neighbors issues. Management really did nothing. We were scared for our safety especially after we heard the male talking about putting a bullet hole through his girlfriends 2 year old autistic child. We told management and NOTHING was done. HNN has some great “goals” but they do NOT follow through on their end of the contract. As long as you pay your rent you can do anything you want and you won’t get kicked out-that’s what we learned living at an HNN community. It’s extremely sad that HNN refuses to enforce rules to keep their tenants safe. In my experience this company has very unethical business practices and does not take responsibility for their own rules. It’s an absolute shame they continue to get away with it. We had the opportunity to stay for 3 years and decided because of our living environment we needed to move and get out before anything really bad happened, we knew HNN would never help us. 14 months in one of their properties was enough for us! HNN do your job! Step up and be better! Keep your end of the contract!!!! Really care about the lives of your tenants!!! If you can’t do that then sell your company to someone who will. The tenants deserve better, your charging them an arm and a leg and for what?!

ATTENTION! Avoid renting with them. The district office is a nightmare. In more than a year that we lived there 5 times I saw it open we ran out of there and with the surprise that they did not return my $700 deposit and apart from that they just rejected an application for some apartments because they put my credit bad because according to them apart of the $700 that they did not return I owe them another $800 to date that they have not responded to me and they never sent me an email or call about this I am not a person to speak ill of companies or people but when they harm you like this it is valid to take the time to warn future residents DO NOT RENT WITH THEM

The office staff at Manor way Apts are incompetent and don't care whose lives they ruin. When residents provide the requested information more then once more then twice more then three times that's a problem. Instead of processing documents as soon as the residents bring them into the office you have them leave them with whomever is "working" that day. No follow ups and definitely no follow through. And because of the incompetence of the Manor Way leasing staff, families are asked to leave their homes!!! And your move out charges are bogus on top of that!!! HNN do better, stop hiring lazy no experience people, and stop with the generalized responses. We all know HNN does not care!!

I’ve never been so upset with a “community” I was living at Grandview, mind you when I first applied I gave all the information they needed but they kept having me coming back to do this and that. I finally got it. My year lease ended this year around May or something. But around that time I fell medically sick and couldn’t walk much so going up the stairs was hard for me. A lot of other medical stuff popped up so I had no way possible to end my lease BUT I was paying each month for the rent and keeping up with electricity and etc. recently I tried contacting them via email and phone call, no me has responded to me so I had to come here to the MAIN, HNN community but when I called apparently I was calling during NON BUSINESS HOURS which I was calling around 1pm. The management team at Grandview has always picked on me. She always made me feel less of a person because she thought I couldn’t afford it but yet, I was paying on time. Just in October my payment didn’t go through because of bank issue but still. I asked to do a move out process my email was STILL ignored. With that being said because I was medically sick and couldn’t come in personally to end my lease they ended up lying saying I abandon my apartment and just ended up throwing away sentimental things I couldn’t gather because I myself couldn’t do it alone. I was given no warning at all.

There’s hundreds of reviews which all of them with same reply and no results. The communication between the HNN community is hilarious. They have put a bunch of unqualified employees in vital positions. For instance, In park 16 office yesterday (11, October) was closed the whole day. If applied for home it will take them 2 months to give you a decisions. Don’t reply to me with your standards Chat gpt type response bring changes to you place and learn to be ashamed of you failures.

Office never answers their phones. Poor management. If you have a problem w your unit you’ll be put on a waitlist for months due to short staffing. Upon move out we were charged almost 600$ with little to no damages and never returned our security deposit. If you can avoid living under this company’s management I suggest you steer clear!!!
