    This establishment refused our check in as they need a covid test result to be presented which I don’t have knowledge of such requirement and when asked where can we get tested they then advised us that they don’t have available parking space. They are declining my request for cancellation nor will issue a refund. My response to the customer support agent via email: “I am disputing this given that it was the hotel who refused our check in due to the absence of covid antigen test result when I clearly emphasized that there was no notice about such requirement that can be found on the website nor being notified upon booking confirmation. Such should have been advised ahead so customers can prepare. More so when asked where can we get that test I was then advised that they no longer have parking space hence could not accommodate our request for parking. It is worthy to note that upon booking, I specifically said indicated that I need parking and even noted the model of my car which is Toyota Fortuner. The site itself specifies that the building has free parking so it is expected that parking is available. You have to understand that my booking is for two days and that parking is necessary for me. I could not just let the establishment advised me at the very last minute that they do not have parking without any sense of support on where I can find one. I will not agree that this will not be refunded as it’s not me who missed my due diligence, there was lack of coordination and alignment and I shouldn’t be penalized for such. Spending for almost $100 dollars on something I didn’t have the liberty to enjoy is not acceptable amidst this pandemic. More so, you just ruined our overall schedule and plan in Manila. We are due to have our medical exam tomorrow, August 25th at 6am, in St. Lukes extension clinic for our visa and we specifically chose this hotel as it is just walking distance to the clinic and you all have the audacity refuse our check in even when we are flexible on getting tested. How dare you decline our request for cancellation nor refund when it is you who failed to execute your responsibilities to your customers. I will not agree for this not to be refunded as there is no such thing as people getting free or easy money these days so stop being insensitive and get this resolved.

    This was a great location as it was only steps from the Robinson Ermita Mall. The front desk was welcoming and very friendly. I just wish that I was allowed to check in early as my flight arrived to Manila 7 hours before and I needed sleep. The room was clean and odor free . The sky cable channels were a welcome surprise. The bed was quite comfortable and afforded me a restful sleep. Water in the shower could have been hotter. The view was alluring as I was on an upper floor. My only unpleasant aspect of this room was the house Roaches .I have to leave my luggage sealed for fear of transferring them back to my home

    The location is convenient. You can cook in the hotel. So it is easy for long term traveller and you can save money too by cooking. The hotel does not have iron though. The breakfast choice is limited but it's halal.

    I stayed here for 6 nights and the housekeeping crew never showed up to clean my room. Even after I contacted front desk, I was told they would come between 3:00 to 6:00 pm to clean but they never did.

    Upon on arrival, the rate increase over $900 PHP for taxes. The card machine didn't work so the receptionist wanted cash. Informed her I just arrived in the country at 11:50 p.m. and I didn't exchange currency. She wanted me to leave my passport as collateral. I declined and went to another hotel. This hotel is in conjunction with another hotel. Don't waste your time.

    Clean room shower, comfy bad. Duvet to thick even with Aircon it was hot. Sadly pool and Sky were down so can not comment on those. Good wifi though. Convenient for malls, food, immigration,

    Room is too old/rundown/dirty/smelly for it's price. Aircon is noisy. It definitely isn't equivalent of a real 3 star hotel. Staff is friendly.

    Staff are polite; Rooms show their age, but at least they are clean. Towels and sheets smell clean. The view from the balconies are great. There is no breakfast buffet; Wifi is useless slow; limited TV channels and elevators sometimes take very long to arrive. If you bring a car, the ramps are the scariest l saw. Not for the faint-hearted driver, but at least there will be parking for guests.

    Started out great. Staff attentive. Wife took hot shower - then no more hot water for the following 4-days of our stay. SKY wifi kept going out & had to be reset; SKY cable kept going off & only the basic of channels - nothing in English! The microwave is so old & barely works. Couldn’t get any bottles of water past the initial ones. So-called cafe prices are too high to even want to try the food. Nice convenience store in back (beyond elevators) with down-to-Earth prices. Elevator doors don’t always open when elevator stops on your floor. Studio apartment is small but adequate for short stay. Ran out of toilet paper. AC unit was adequate, but never got really cold. Best thing about room #4313 is the new refrigerator, which kept our stuff super-cold & frozen. King bed is super soft. Nice view towards Robinson’s Mall & Manila Bay ports-area.

    1. Taxes increased upon arrival 2. Our room wasn’t ready when we arrived so we had to wait for 2hrs 3. All the things that were included in the room were mostly already broken. 4. Wifi was super slow (but understandable Considering the weather at the time) 5. Service was unresponsive. We called 3times already to request for a towel but no towel was handed even though they kept saying ok. 6. Guard was very RUDE 7. The peephole is also broken and it gives out the view of your bed if you would sleep. Super dangerous‼️ View was okay so one star for that and a boy staff was kind. Lacks so much. Super disappointing considering the price of this hotel.👎🏻

    After a few teething problems I got used to them. WiFi is great when it works but only works 50% of the time. Working staff were great. Very friendly and did their job well. At one stage the WiFi didn't work for several days but reception kept blaming the provider yet other rooms on my floor were working. Eventually one of the cleaning staff fixed the problem. It was a faulty modem not the provider.

    First off, this motel - not hotel - is located in the red light district. It feels unsafe to walk around after dark as you will be approached by prostitues, men trying to get you into the bar they are hustling for and children begging for money. The hallways and room smell terrible and the sheet looked like it had not been washed. We requested a room for 4 people and it had one bed and a fold out couch that they did not provide sheets or blankets for. When requested, they said it is an extra charge for pillows and sheets. I wish people had left more honest reviews. I guess you get what you pay for.

    Probably the closest property to a real hotel in the Birch Tower. It's a prime location with so much action on the surrounding streets and the rooms are nice with most having decent views of the the Malate boroughs. Further, it is obvious that the staff has been trained adequately to accommodate the average foriegn tourist. I had some issues with my room upon check-in and they were very apologetic and more than eager to get me into a comfortable situation. The breakfast was basic but tasty and delivery to the room is a free option. Highly recommended when the rates are competitive with the season.

    Good points: 1. Close to the Robinson Mall. 2. Air-conditioning was cold. 3. Bed was comfortable. Bad points: 1. I arrived at 4pm but room was not ready. I had to wait for an hour before they handed me the key. 2. Room was extremely small. I booked the Executive King Suite. Photos are misleading. 3. It's not a hotel. It's an old condominium (Birch Tower). JMM Grand Suites either owns or leases 1/2 the units. Another "hotel" rents out the other units. Entrance/reception is horrible and not a good first impression. 4. Kitchen was small. Cooker must have been broken because they had a portable cooker sitting on top. You get almost no silverware or cooking paraphernalia. 5. Room was clean but very outdated. Chairs were very uncomfortable. 6. Internet worked for about 2 hours and then went down. 7. I had to check out the day after I checked in because of a death in the family. I had booked 8 nights. The hotel was indifferent to my situation and refused to either refund me the unused nights or give me a voucher. This I felt reflected poorly on the Philippines trying to restart tourism. 8. Icing on the cake was when I asked the hotel to help me flag down a taxi. A staff member led me out to those "private" cars that charge 4x what a taxi would be. When I told him I wanted a taxi he went back inside the "hotel". Definitely a scam going on there. Conclusion: Don't waste your time here. Much better "real" hotels around Manila.

    JJM is located right at the heart of Malate. It is a few meters away from Robinson's Place Manila. The hotel is Halal certified and serves Halal food as well. Staff are very accommodating and friendly. Views from the room are great. You can see Manila Bay from your window if you have an ocean view room. Most of their guests are from foreign country so the menu in their restaurant are usually Arab middle Eastern food which are tasty and healthy. The rooms are great and neatly done. Pool is close at night though.

    I loved the place. The staff were helpful and extremely nice. The rooms were clean and as shown in the pictures. The location is great! I stayed for one night but it was worth it. The only issue we've had is the elevator, you have to wait a lot since it's a big building with many floors.

    The overall experience was superb. We had a very restful relaxing sleep. The bed and the comforter were so comfy. The location of the hotel is great. The mall is near and there are plenty of restaurants and good places to visit around the area. The staff and crew were very courteous and respectful.
