    This place is really going down hill! They added all the eateries recently and John's incredible pizza... but closed so many of the stores... it's not an exaggeration to say that 60% of the mall is closed down :/ I never thought I would rate southland higher than newpark, but here we are. I updated my review to add pictures of just some of the closed stores :/ so disappointing

    It's nice since they've done the renovations but sad how many businesses have left since the renovations were done. I hope the mall survives I still like going and do does my daughter. The food court only has like 2 restaurants which is really depressing. I like the Christmas tree tree they put up it looks nice

    I like this place because it is close to me. It is where I do indoor walking. Sometimes I like to shop at a store or two while there. Sometimes I'll buy a snack or have lunch there. Because most of the stores are closed parking is much easier and there are very few people so it makes walking, shopping, and finding a table to eat at much easier. This location is slated for adding a Costco store (to open in Spring 2023), which will undoubtedly increase car and foot traffic.

    This mall is big but not worth visiting. Not enough restrooms, no much choice for fun. Many of the outlets are lying empty.

    I have been coming to this mall for years and over the years it has lost its charm for me as I have ventured out to other malls. This mall has become a quick in and out kinda mall not a place where I would want to go shopping but its close to me, when you need something fast it's a place to go. The only stores I have been to is Macy for make up and forever 21 other then that they don't really have much. But if you're looking for a mall to hang out with your friends this mall wont please you. But the great thing is that they are remodeling and they have added movie theater to it maybe by the time they are done remodeling then it would get better. But as of now it's not the mall I would want to go but its close and never busy so your in and out.

    This mall has recently been remodeled and upgraded by the new owner but it's currently on survival mode. It is basically empty with only one anchor store in Macy's and two food stalls at the food court. There are a couple of new and trendy restaurants, a gym, and a movie theater. But the future is bright. Costco is replacing the old Burlington. Sears building is being converted to office spaces. At least three new condominium projects will rise up within the mall circle. Let's hope for a new indoor playground to take over the John Incredible pizza building.

    So many of the same types of stores, most of the good stores are closed. New Park Mall is not the same as it used to be back then when there was a Target. At this point it'd be better to go to the Great Mall instead

    Many stores in New Park Mall were closed. I'm not sure if this may have been related to the pandemic but the lack of stores really takes away from the experience of a mall. The food court has great options and the mall does have some kiosks and eateries across it. unfortunately due to the lack of stores it was just a really bland experience.

    "The Newark Strip Mall with only an AMC and Macy's" The only things decent here are Macy's, AMC, 24 Fitness, Jack's, Boba Time, and the food court. Literally that's everything I can name for an entire shopping mall. The developers here envision greed and mass-urbanization of only housing with few shops in between, as seen with every new development in Fremont and now Newark. Even big box retailers such as JC Penny's, Sears (whole company shutdown though), Target (replaced with AMC), and most notably Burlington have all perished while most stand at other malls to this day because they see no need to keep profitable businesses or unjustly hike up rents to the point even they can't stay. Please for the love goodness just go to Stoneridge, San Francisco Outlets (in Livermore), Southland, and Great Mall if you want malls care at all about keeping their shop fronts open and supporting local businesses. Ignore the 5 star reviews that are optimistic about this strip mall after the 5-10 years they take to redevelop it when you can just do a 30 minute drive (including traffic) down the freeways to far more legitimate shopping experiences.

    This mall has gone downhill probably during COVID. Rarely shops are opened at the top floor and only like two stands are open in the food court. I came back in hoping that they made much renovations, but I was wrong. At least there are more shops opened at the bottom floor, but this mall still has a lot to catch up. Hopefully by the end of this year, it opened many places.

    With many stores closed in the mall, there are plenty of parking spaces even though it's Christmas shopping season. The remaining stores that are still open have kept their stores looking clean and festive. Costco just opened so hopefully it will bring more crowd back to the mall.

    Large and clean but very sad mall. Food court has only 3 eateries. AMC is large but seats are old looking. Layout is weird. One side of the mall is lower than the other so hard to walk around it. There are food options attached to the mall, like Jack’s, ramen, burger im, wine bar, etc but everything is just so so. Closed at 6pm on Sundays.

    This used to be one of the best shopping malls around. Like most other places the anchor tenants moved out leaving only the strongest behind. Still beautiful though!

    OMG! I needed to go to New Park Mall to get shoes. This Mall is literally a ghost town! Hardly any stores there, no customer's really. While the upgrade inside is beautifully done, mostly all of the store's there are closed. I used to live in Fremont for year's and I truly loved it there but the Mall has gone down hill in terms of business and I suspect this is due to the growth in Fremont with Pacific Commons. The area directly across from Macy's where Home Town Buffet used to be seems to be completely abandoned. Fremont is a great place to live. As popular as Macy's is, it was virtually empty too. Where are all of the shopper's? Please make New Park Mall great again like it used to be. My daughter and I went every Saturday and we enjoyed the shopping experience.

    Malls are dying, because they are bound to the destructive and wasteful suburban way of life, and Newpark Mall is no exception. However, it does have some specialist clothing places and a few decent restaurants. I highly recommend Yugo Ramen in particular. None of these good things require the shopping mall design pattern.

    Be wary of the mall hours, as they still remain from pandemic days. The restaurants by the 24 Hour Fitness have later hours though. The inside of the mall is pretty dead, clean, but dead. A few stores remain, amazingly Macy's is still open, and a few shoe stores and food court.

    The I Max was he perfect place to watch the new rendition of Top Gun it was clean comfortable and of course the movie was awesome great selection of food compared to most other theaters I have been to and the bar had an excellent selection of local craft beers as well as cocktails definitely would go again

    Good size gym. Extremely crowded on weeknights. Plan to waste a lot of time waiting for machines or benches to free up. No towel service, like other super sport gym. Membership fee goes up every 12-18 months. Early morning is the best time to go.

    Went Trick-or-Treating. Started at 4 pm. Some places were out of candy by 4:15 pm but most had enough. So make sure you go at the start. Fun, safe place for the kids and did not have to worry about the weather.

    This is my go-to mall for so many things. I find the parking good, well lit at night, the movie theater is in here. The atmosphere is great and there seems to be good stores throughout.

    It's the kind of mall you'd go to if you just wanna shop and not drop it's gets busy like any mall but there's not too much going for it other than SOME of the food and the Gym. There's the basic shopping places of the mall but nothing too huge. Good for the antisocial shopper really.

    I don't understand why they don't simply close this and other dying malls. At least 1/3 of the stores are vacant. Empty malls are crime magnets. They get two stars, because there were a few shops that are still open. And there were customers in the mall that seemed to be enjoying this somewhat desolate place.

    Looks like this place was renovated recently but I could be wrong. Came here to buy some food for a trip and instead this mall became half of the trip itself. I went shopping in a few places due to the sales they had. Ate lunch here and enjoyed the rest of the trip to the park until late in the evening. Great go to place if you are hungry.

    The place looks eerie and sometimes parking is scary with not many people and dark areas .. but saw a lot of patrolling from security which was a relief.. mall is huge and the facilities are excellent .. decent place to visit during day time
