We have been part of Via123 community for the last 2.5 years and it has been an absolutely phenomenal experience. Thanks to our management who has demonstrated exceptional qualities during covid times wherein all the necessary protocols and guidelines were followed with great care and cleanliness that we always felt safe in the community. We have also been enjoying certain enjoyable contests and food-truck events organized by our management after every few months or on special occasions. Additionally, they are always very prompt in providing resolution to any kind of maintenance issue. Will certainly recommend VIA 123 residential to prospective new tenants so that they can also enjoy similar benefits and luxuries.

If you consider moving to this apartment building I highly suggest you rethink this decision because it is insane how irresponsible the management company is. The building is constantly smelly/ dirty. And one of the worst ONGOING problems they have here is their elevators. It is constantly out of service and as you can see tenants line up for at least 30 minutes before you are able to go home to your apartment. This has been on going. it’s extremely irritating and irresponsible to be having elevators constantly out of service 5 - 10 times A MONTH!

I would NOT recommend this apartment to future residence. Pros: - good location (the mall and old Food Mart parking lot is a little sketchy but otherwise close to the subway and mall and FreshCo) - gym is good for workouts so no gym membership was necessary - good with move-in and community events - good parcel system and app communication for maintenance Cons: - HVAC system problems constantly! Always too hot in the winter and having to keep windows open in February to have a decent temperature to live in. June, July and August are the only months you will have cold air - No guest parking. Residence with no parking and maintenance vehicles consistently taking all of the only 6 guest parking spots for the ENTIRE building. - No elevator for moving out. Allowed me to book the elevator, but no one showed up to put the elevator into service (even after calling and assuring someone would be there). - Maintenance would come in on weekends while I was in the shower! - Security does not really do anything. I had numerous pamphlets left in my apartment door from religious propaganda or politicians. - Management does not answer e-mails or messages sent through on the app. - Any talking in the hallways was heard in my unit. Also any smells that were worn by persons in the hallway would draft into my apartment - Although management has an app and e-mails for the residence their main form of communication was leaving letters on our apartment doors - I had a 3 days notice for garage cleaning while I was on a vacation with my car still in the parking garage. - 3 people were shot at the mall across the street with one person fatal

We moved in at VIA123 February 1st 2018. Love the space and the amenities are top notch. The staff are amazing. Jason was our first leasing agent then we got Manny and Amy then later on Shayna, Nick and Patrick. Every staff member was consistent in everything that we needed while living there. The maintenance staff Matt, John, Ramon and the housekeeping lady Metra were amazing also. Everyone was like our extended family!

Very limited guest parking, all usually taken, people end up camping out for parking spots regularly, no legal parking in walking distance. Poor management and communication with tenants. Very bad ventilation, almost no temperature control independent from the rest of the building.

VIA123 has been our home since we came to Toronto. The apartment quality and the view was breathtaking on higher floors. The Pantry/Coffee room is always clean, full stacked with coffee and a great place to take your office meeting calls. The Gym has everything you need to get in shape. The Patio/BBQ Terrace/Party Room is great during summers. The community is close to everything it has a mall, groceries, retail shops, park, community center, bus stop in front of building, few minutes walk to subway, & major highways just right next to you! Nick is the property manager - is very sweet and accommodative person. He really takes care of the resident of building and does whatever in his power to ensure things run smoothly. I would like to thank him specially for getting us onboard showing us the apartment and making things very smooth for us. Food truck event, treats sometime every 3 months just adds another flavour to the community and we get to meet people in the building and socialize with them. We would definitely recommend staying in VIA123

I live here. well maintained cockroaches free apartment. great support from management people. Nick, Ogi always see to that any concerns as a tenant promptly addressed. Definitely would recommend for anyone considering moving in. Only con is getting a tenant parking spot. Check to see if parking spot available if you need one. It’s been more than 3 months I have requested for a parking spot. Still waiting

One of the most strategic community in the whole Toronto/North York! You have a mall, groceries, retail shops, huge park, community center, bus stop in front of building, subway is just 7 minutes walk, & major highways just right next to you! VIA123 has been our home since we came here in Canada back in 2019. The standard they have showed will be pretty hard to beat or even be at par with, this we believe. The amenities they have are not just one of the finest. The Pantry/Coffee room is always clean, full stacked with coffee, creamer and anything you can think of for a cuppa. The Gym has everything you need to be in shape. The Patio/BBQ Terrace and Party Room is perfect in summer. Your family and friends will truly get jealous when you invite them over! And the most vital part of our community, the staff. It was Manny back then, he was superb and has been amazing in accommodating us. Nick, the Asst. Property Manager, is truly a gem in the community. He will extend and exert effort and will do his best to help you and make your living in this community a top notch! Shayna, the property manager, though we haven't had that much of time to interact with, I know is the one wielding the baton to make the community, if not the finest, one on top! Last, but definitely not the least, the community helpers who makes everything spic and span! These staff are always there to fix, clean and maintain the facilities we have. We are ever grateful to them! We will miss living comfortably in VIA123, for sure. To the whole team, kudos and our profound gratitude! I've lived at quite a few different places in Toronto but never have I met a team that was so welcoming and helpful in the transition of our move to our new home! Manny in particular was so positive from day 1 and made sure my family and I had everything we needed and were satisfied. Great job Manny and keep up the good work! As for the building itself, its beautiful and well maintained. Absolutely thrilled to be living here. - Kay

Have been living here for almost a year now and have to say that the management and the community is excellent. Nick, Matt and the team is really very helpful. Location is also very apt - right beside subway station and Freshco. Only issue which seriously needs to be addressed is visitor parking. 19 floor apartment with more than 50 residents(I guess ) residing and only 6 spaces for visitor parking.

Great place to live! Always present management. The man in charge of maintenance (Fotis) really takes care of everything fast, precise and with a smile.
