First I wanna start off by saying the other tenants are amazing. The location is hard to beat. But that is where the list ends. Maintenance is non-existent. I reported various things that went wrong while living here, but maintenance did not fix any of the issues. The lock on the front door was broken upon moving in, but maintenance could not fix it. So I lived without being able to lock my front door (dangerous right?). They did not supply working smoke detectors. The list goes on and on. My roommate and I had put in work requests for both issues and a maintenance person came by and looked at the issue for about 30 minutes and left without fixing anything and never came back to fix the issue. Deer Creek’s front office members (specifically Kacey Bartak) are incredibly greedy. They wanted so much money (over $3,500) from me upon moving out that I had to hire a lawyer to resolve our apartment contract disputes. I would strongly recommend finding a better place to call home.

I lived here about a year ago. They overcharged me by thousands of dollars when I moved out. Had to hire a lawyer to get my money back from these deer creek scum bags. Move here at your own risk.

Management goes above and beyond. Any small maintenance request is heard and completed within 24 hours. Had issues with my toilet, they replaced it with a brand new one. Wanted to transfer after 6 months for more space, effortless and affordable transition. They host free wine nights, pool parties, Saturday breakfast, etc. The landscape gives you a cabin in the woods vibe. A walk/bike path runs through the middle of the complex right along the creek. Giant field of open grass next to that, perfect for pets. Very quiet and peaceful due to thick walls. I've lived in a lot of apartments from college and the military, this one is undoubtedly the best. Can't tell you how many residence I've met that have been here 4+ years. Highly Recommend 10/10!

The property is beautiful. The office staff is awesome. Love the pool and the strong community of residents that help each other. It’s amazing to have a garage too. Wonderful dog loving people and concierge that provides breakfast on Saturdays and events throughout the year. Just signed another year lease. Gates provide a sense of security that I didn’t have in my last community and despite other reviews they do work 95% of the time. Cons: cable is mandatory. Cable Customer service is poor because there is no competition. Since most people have to pay for streaming anyway, let them decide for themselves. Waste of money! Some Windows are old and not closing properly. They need to be replaced but am told they don’t make that window anymore so I have to get it approved. I have no idea how to do that. Air condition is not efficient and the utilities are high. $150 for thermostat set at 74 or 78 during summer. That said…the pros outweigh the cons and it’s a wonderful place to live.

The staff at the office is the worst I’ve ever seen. They are so nice when you are wanting to find an appointment but often you move in there could care less about you

By far the best apartments in Overland Park.The property is maintained well and has a very quiet community. Neighbors are super friendly. If you're looking for amenities, they provide everything you could ever need and more. I love the location because it's right down the road from everywhere you're trying to get to. The staff is so friendly and will leave you either laughing or smiling. Krishanne is amazing. She is so kind and truly cares about her residents and whatever she can do to help. I would recommend Deer Creek to anyone trying to live in Overland Park!

I moved here in June, and absolutely love this beautiful place, great maintenance experience, which has been very few BTW. Truly quiet apartments, I actually didn't know this was possible and loving this beyond measure. Being connected to the trails is a huge bonus as well.

One of the best apartments in Overland Park. Love this place. Very well built homes and good floor plans. The price is very competitive compared to places nearby with the same/lower quality. The staff is very courteous and quick to attend to any requests or complaints. The ambience inside the property is amazing especially with the trail next to the golf course. I would definitely recommend this place to anyone thinking of renting a place in Overland park.
