    Cockroaches, mold, and deceptive management- those three words describe my experience at 79 Metcalf Apartments. The cockroach infestation is out of control. I killed hundreds of them while living here. I tried to get out of my lease because of the unsafe living conditions but management threatened to, in their words, "come after me and wreck me." I moved out over three months ago and have yet to receive my deposit back. I have been to the office four times and each time I get an excuse as to why it isn't ready. It's illegal to withhold a deposit without notice but 79 Metcalf finds ways to cheat and steal money from their residents. Management constantly lies and makes excuses about tenant complaints. Do not move here! This was the absolute worst place I have ever lived in! I deeply regret signing a lease with them and giving them any of my money. Dig deeper when considering to move here- they have had multiple law suits against them over the years.

    Would not recommend. Unprofessional and disrespectful property managers. When my friend and I first viewed 79 Metcalf Apartments we were super excited to apply as they seemed to have good amenities and the apartments were being renovated which we loved. Following our application they changed our move-in date three separate times because the dates on their website were not correct and they did not have an apartment available even though we were told there was. Eventually they had one that we would plan to move into on July 23 (Saturday). On Thursday July 21 I received a call saying there may be an issue with the AC unit in our apartment. I was told that they would call me back Friday morning with an update. I never received this call. My roommate then called them around 3pm to finalize a few things and they never mentioned the AC still being down. Following this I later received an email (a call would’ve been more appropriate for a situation this serious) at 6:15pm (after the office had closed) saying the AC was broken and that we could not move into that apartment (this was sent less than 24 hours before our move-in date and time. We were unable to get ahold of anyone to discuss this. On our move-in day we showed up at the office at 10am to discuss this. We were immediately rudely greeted by the assistant property manager (I don’t recall her name). I explained the situation and she told us we were going to need to wait because they didn’t start move-ins until later, however we weren’t sure if we’d be able to move in. They offered us an apartment that was nearly 100 square feet smaller than the apartment we originally were planning on moving into. Later Blanca (the only employee that was kind and respectful throughout this whole ordeal) came over and told us that the property manager was not allowing us to move in at all that day unless we wanted to do a one bedroom for a week (which we would be charged $300 for) just to store our stuff in. We were also not able to talk to the main property manager until about an hour later. She was also very rude over the phone. The assistant property manager later took the phone (after about 15-20 minutes) and told us we were no longer allowed to talk to the property manager. We asked if anything would be done to reimburse us for this inconvenience if we were to move in. The assistant manager then told us “if we were looking for anything we weren’t getting it”. After about two hours of talking in circles and not getting any answers while also being talked over and disrespected we told them we will no longer be signing a lease with them and walked away. We had already had all our things and furniture packed from our previous living situations when we were made aware of all issues. I would never recommend an apartment complex that treats the residents with such disrespect. We were never once told sorry for the inconvenience by the assistant property manager or property manager. The leasing consultant Blanca was the only employee who apologized for everything and who was respectful. If you are looking for an apartment I suggest you look else where than 79 Metcalf apartments.

    If I could give this complex zero stars, I would. Run Forest Run! Do not rent from here. Let me preface this by saying that when we first moved in here at the end of May, they stuck us in an apartment that wreaked of cigarette smoke. No offense to those who smoke, but if you’re a non-smoker then obviously that’s an issue. Luckily, they offered to move us into a bigger apartment. We very much appreciated that. The guy that worked with us on it was very understanding about it. However, ever since then it’s literally been one problem after the next. We submitted an emergency work order for our toilet last weekend and shower that was backed up. Did they come? No. Finally on Monday someone seemed to actually care that we couldn’t use our toilet. They came to fix it but we still had another work order out for our dryer. Haven’t been able to do laundry in over a week. They came a few times to work on it and it’s still NOT fixed. It’s literally just the hose that needs attached. You can tell that this apartment wasn’t built right. Construction did a terrible job. Ownership was probably too cheap to get things done the right way. They’ll do anything to get you in here at a good deal but after that, you’re on your own. This apartment looks “renovated” but don’t let the exterior and pretty photos fool you. Communication is sloppy here as well. I don’t know how we’re going to keep living here for the next 10 months. Again, I don’t know if this is the leasing office’s doing or ownership being cheap and less than caring. Either way, get out while you still can. I’m pretty sure this is my first bad review I’ve ever written. Oh, and if that wasn’t enough to deter you, wait til you see the cockroaches swarming around at night.

    So here’s the deal. The location and look of the apartment are great. They look nice, solid part of town, and are actively being updated! The issue seems to be Maintenance. They do not pick up trash around the property. There is a discarded sofa laying just off a sidewalk, and I have been fighting an AC issue since I moved in with VERY LITTLE communication. Even though their emergency line says the WO is emergent, no one comes out. I don’t get updates even though I’ve given them my number multiple times. My AC will work for like for a short time before it stops, but my thermostat won’t tell the AC or air handler to turn off so I’m sure my power bill will reflect that. Mind you this is all coming from someone who actively works in the Apartment Maintenance Field as a Supervisor 👍 Update: Office reached out and gave a plan of action and explained the situation. This was greatly appreciated. If this can be an uphill trend then these apartments could be a great choice.

    This apartment is absolutely horrible from the state of the apartments to the staff at the leasing office. We moved into one of their unrenovated apartments in March and we were told when we did our walkthrough that the construction would be finished by May. At the beginning of May our AC went out and our apartment was at almost 90 degrees. We put in work orders and called about this several times are we were given the run around for almost two weeks before we were given a portable AC unit. They did not come to fix the AC unit until last week. Almost 2 MONTHS later, it practically doubled our electric bill for those two months. Construction also drilled a hole in the floor in the unit above ours and hit a pipe that flooded our kitchen. When maintenance came to look at it we were told it wasn't their problem it was constructions but when construction came they said it was a maintenance problem. After about a week of no one coming to fix it it started leaking again. When someone finally did come to fix it later they left it unfinished and they didn't cover anything so a lot of our stuff was ruined or cannot be cleaned due to all the drywall dust. The ceiling in our kitchen is still not completely finished and its been two months. The same week another wall in our unit had a leak and was squishy they have no concern over the mold that was in the unit due to water damage. The outlets in our kitchen didn't work and well and when we put work orders in they get canceled. There are roaches everywhere and on everything. This place is disgusting. The leasing office is so rude and not willing to help. They gave us the run around so bad they do not care. We tried to talk to the property manager about how nothing was happening and one lady in the office pulled the manager aside and tried to downplay everything before she came to talk to us like it was our fault. They didn't fix anything for us for two months! They didn't do anything until I emailed them letting them know that we had the city inspector come out and that we are also going to contact the county inspector. I would highly recommend NOT renting from this property!

    DO NOT MOVE IN HERE! Don’t drive by and let the looks of it or the lobby deceive you. I don’t know where to start. There’s always trash all over the place. I have to do my laundry elsewhere because in June they did get washer’s but the dryer’s aren’t hooked up yet. There was a sign we saw saying it was supposed to get done in December and it’s July now, pathetic! We had to call numerous times because our hot water wasn’t working, we had to call numerous times because our AC went out. This season they were already late to open the pool and now it’s closed so they can remodel, I don’t know why they couldn’t do that in the offseason. And the remodeling guys take up more parking space than necessary. I don’t think the office or the maintenance even cares about the tenants. So I’m telling you! You don’t want to move here! It’s a waste of your time and money. If you like the community. Find somewhere else to live!

    This IS a second chance. If you’re expecting luxury and 5-star living, this isn’t the spot for you. Nevertheless, if you’re looking to find a safe place to stay and your credit isn’t the best or you have an eviction and need someone to work with you, I would highly recommend. The neighborhood isn’t bad, I haven’t had any issues with the leasing office nor flooding. I have had a roach issue but I reached out and had it handled IMMEDIATELY. Nina sent out pest control the following day. If you’re wanting/needing assistance with move in or issues with the apartment, reach out to Nina and Nina ONLY. She’s super patient, resourceful, and friendly but also efficient, fast, and thorough. Don’t think you’re going to get over, because it won’t happen. Go with an appreciative mindset, and be realistic with your situation and you will be fine.

    Location is OK. That's why 2 stars. You will pay more here and receive MUCH LESS than you can elsewhere. Unless you absolutely have to live here there are options very close that are cheaper and better quality. Everything about these apartments is abysmal. From the group running it to the apartments themselves. Apartments in every building I visited had roach problems. There's a new outsides to the buildings now but let me tell you they are old, there's no central air, and the AC does not keep up. Laundry rooms in abysmal condition. The property group attempted to charge me rent twice. I had to present them with proof from my bank to get them off my back. The lady running it(Karolyn D.) is ruthless and not above lying. They never opened up the pool or exercise area the last two summers. \ They have very little worry about the safety of their tenants. Would not recommend.     Absolutely horrible management. Infested with roaches. Black mold in the laundry room. Our windows leaking every time in rains. Air conditioning that was broken in 80° weather for WEEKS. I’m surprised the rent is this much for what you live in. Period.

    don't even rely on their discounts for the first month if you don't have super credit. I do not recommend coming here for people who want to rent an apartment for the first time. at first they promise everything to take one hundred dollars from you and then they say that your credit history is not ideal and give a triple price

    Please do not move here Dianna is about money she did a walk thru with me when i move out my apartment was clean to the fullest she came up with every reason why I could not get my deposit back ! ! These apartments also has roaches & mold the laundry room is so nasty they been remodeling for over a year the people that’s remodeling throw trash every were the whole apartment just nasty & also the people that’s remodeling also throw parties & even made a basketball court 😂😂😂 YALL SHOULD BE WORKING NOT PLAYING AROUND OR GETTING DRUNK ON THE JOB ‼️ Please do not move here you can find somewhere cheaper in play less …… let the roaches have these apartments !!!! These apartments need to be shut down for good & most definitely start over

    These people are crooks they have a investation of roaches they are trying to charge me for damages that the construction crew did and it was reported the same day thank god I took photos of everything in that apartment 79 Metcalf should be closed and torn down no matter what they do to the place it won’t matter until they get rid of the roaches which I reported from day one and they did nothing until we where getting ready to move I kept all my photos for evidence if you move there or live there take pictures of everything protect yourself because they will try to screw you over when you move

    This is the worst apartment complex I’ve ever read about and had the experience in hearing first hand about. My daughter lives there currently and suffering from an unlivable condition with her apartment. When I say unlivable I mean that when it rains water comes into her bedroom from multiple different areas on the ceiling, not to mention the ceiling fan. When I say comes in I mean it streams in like a faucet being turned on and drips down in other areas that require buckets, towels, industrial fans for drying. When it first happened the complex did nothing to fix the roof. This week lots of rain and it’s even worse. We are contacting the Johnson County Housing authority as well as pursuing other routes. DO NOT RENT AN APARTMENT HERE! This review will continue to be updated with a video and pictures. 1st Edit: Funny that they replied. I did reach out to the management the first time her apartment started leaking…the roof was not fixed. Why would I contact them again? Seems like Fox 4 call for action might be a better solution. Or, a lawyer. Or, the OP office of rental licensing and inspection.

    Called to get information on the property, I asked for pricing on two bedrooms and she said they didn’t have anything coming available. I told her I just wanted pricing and she said to call back tomorrow because she wasn’t the right person to talk to & than hung up on me. Don’t rent from a place where the office is updated and considered to be luxury & the office staff can’t even help you.

    - [ ] Hello, avoid this place at all cost. I have live in several apartments since I was in the army in Kansas and this hast be the worst. My first 2 MONTHS living here I had sewer flies everywhere since their laundry facilities was covered in black mold below me. Also roaches everywhere. I put in work orders to no solution. For 2 months I had to eat out everyday with my family and could not eat in that disgusting place. But finally after 2 months and me calling repeatedly the issue was semi resolved. I then had my water turned off numerous times with no notice because they were conducting construction. They would leave my water off for days. One time they turned my water off for five days with not even a sorry. I had a 3 y/o daughter who couldn’t bathe for 5 days there. They don’t care for any resident there as I have spoken to several residents there to see how they feel. The management are very rude over the phone and fake in person. My water heater went out 3 times in which I had to wait each time for a replacement taking cold showers. Their construction team leave their equipment everywhere when they are done for the day which was very dangerous for kids walking. There construction/maintenance teams drink alcohol while operating equipment seen that with my own eyes. They would walk in my apartment whenever they wanted and I had to call and explain a grown man walking in my apartment while my daughter and wife were sleeping without any notice goes against the lease I signed which states I would get a reasonable notice when they are coming into my apartment. Then the amenities are non existing. The gym was always closed since I lived there. The pool is closed always. The park for kids had broken glass all over it and damaged park equipment that was not safe for kids. My car got covered in fire extinguisher. Then while in my lease I was paying 1152 a month and they raised it to 1600 dollars and so I called them on the mistake and they told me my lease was coming up and to pay that amount and they will send me lease papers to renew me and refund me money this came from there assistant property manger. We are in times where food and everything is going up in our country. So to spare 400 dollars for their mistake is ridiculous but they threaten to evict if I didn’t pay it so I did because I didn’t want to be late. Then the assistant manager says they are not going to renew me or give me my money back. Then I spoke with the actual new property manager who I read my lease to and told I wanted my money back they took from me unlawfully. Then she tried giving me only 300 back which I did the math for and she gave me my full amount back. They then offer me a lease 3 days before my lease was up in which I turned down. I have nothing to gain from posting this review. None of this is a lie I have pictures, recordings, and videos. This place is a literal money grab. Anywhere else is better. Tour the property look for all the stuff. They didn’t care for my family with a 3yo daughter and I’m a veteran of the united-states military. Anywhere else is better than here. I’m a pretty stay to myself person. I don’t bother anyone and I’m a great resident. But I have to say something so other people don’t go through the hell my family went through. There is so much more I have to say but I’ll end it here with 3 words for Anyone who took time to read this. AVOID THIS PLACE.

    Edit after response from property manager - I don't know who "they" are, but we have heard nothing from this property concerning any issue. This event was over a year ago, and never once was contacted. We went to talk to the apartment manager about why we are leaving, and they assured us we would get some sort of restitution for our property damage. Nothing. Don't make promises you cannot keep What can I say, terrible management, roaches, trash/dog poop everywhere. VIBRATOR AND DIRTY PANTIES LEFT ON THE CABINETS WITH DEAD ROACHES EVERYWHERE. The apartment was “professionally cleaned” before we moved in. The construction workers threw their empty cigarette packs into our porch area, and broke our things on our porch. Management never made restitution, like they promised. Bedroom window didn’t close more than 6 inches for SIX MONTHS, snow AND rain!!! Apparently windows were on back order, meanwhile new units were getting brand new windows installed. Another bedroom window was painted shut, and wouldn’t open. Our shower wall was falling apart, and all maintenance did was put caulking over it, which lasted maybe a month. We just stopped making maintenance requests because we knew it would never be completed. Very very bad mold issue, laundry facilities that are unusable, homeless people living in the vacant apartments. We were so excited to move into an apartment in such a nice area in downtown Overland Park. 16 months later and I’m far far away from that place, and not turning back. Management changed 3 times in 1 year, if that gives you a hint on just how poorly this complex in run. The only way this place could be nicer is if they toor everything down and left it so no body else would have to live there.

    I'll first say the people have all been nice... But the communication hasn't been the best. We first came in and did a tour. We got our information and was informed of the current special. We were still looking so we didn't take up that offer. We decided to come back in during a new one month special and asked if we would be able to get it if we applied now and moved in the next month. We were told we would, applied the same day, had issues with the deposit link. But we were able to get that situated. So everything was locked in and got approved. We then got a call to talk about our move in. Which I missed and tried to call back but it went to a call center. I guess that is their new system now. It was impossible to actually get to the front desk so I came in today to ask what they wanted to talk about, we spoke with a lady who's newer there. Very nice. Was confused at first, but found it was to clarify some miscommunication from another person who works there. So after that was settled, I asked to make sure there weren't any first floor apartments available since we went with a second floor after being told there weren't any around the date we wanted to move, but there was one, and we didnt transfer due to the unit not being in good condition. Cracks in walls and doors, the oven vent was painted black, dead bugs were on the floor, fridge had broken vegetable storage(cracked with a hole). But we did miss out on the previous price before they raised them. And when I asked to verify if we got the 1 month free special, we were told no. We weren't eligible. So even though there was a special going on at the time we applied, and there's a current special going on. We won't be receiving either, and good luck to anyone applying, I hope you get the correct information and everything goes smoothly for you. This place seemed great at first with the new management and renovations, but the communication seems sketchy and you might not get what they tell you. (Did get the special after this initial review). Update: Moved into my apartment. Going on day 4 without A/C. Didn't even have a thermostat upon move in. Everyone is nice and worked with me through some issues, but stuff just doesn't get done. I'm hoping to see things improved. But moving into an apartment with broken window screens, missing light bulbs, chirping fire detectors, broken disposal, no ac, and more. It has not been fun. Looking forward to those issues being fixed, and the possible updates around the community... if we don't die of heatstroke first. Second Update: Things have not gotten better. We're a few months in. Still finding issues. Being on the second floor we somehow have water coming in through the hole where the fire detector is. Got completely soaked and had to take it off. All they did was come by when I wasn't home and left a carpet drying machine running and haven't came back for days. Apparently they can't keep staff so maintenance has been the bare minimum. They also do not call or email before coming by. Had pipes not put together correctly, our water heater was leaking. The cheap vinyl they put on the floors will be damaged before you know it, it's like foam but a tad bit harder. And I get to deal with neighbors who blast their music at odd hours to where you can hear the songs word for word, and feel the music vibrate the entire apartment. The roaches are a real thing still. Probably just crawling through all the vents at this point. In short, I wouldn't recommend unless you like finding things wrong all the time. Location is great (other than the recent break in). The company and buildings however is not. They'll show you a nice unit at first. It's just a face-lift that was done by a cheap construction team.

    Been living here for a year and a half because this was the only place in Overland Park where I was able to rent a one bedroom under $1,000. If I had a choice then I would definitely NOT be living here. The complex is basically a slum, horrible conditions. Consistently one problem after another. Roaches, leaks, broken appliances, sewer gas smell (I live on a top floor!!), ice and moisture on inside of windows constantly, and my most recent issue is mold inside my ac unit (which also happens to be the same unit that heats the apartment as well), I’ve put in 3 requests so far for this and the mold has not been cleaned from my heating/cooling unit. Other issues include poor lighting in the parking lot after dark, construction materials and debris left on the property, leaks outside that are not ever fixed, only masked. Don’t let the “new look” of this place fool you, all they did was put lipstick on a pig. This place is trash. I’m sure they are trying to improve things but so far, it’s not coming together Only good thing about this complex is it’s location to downtown op and everything that has to offer (which is my reason for 2 stars instead of one)

    Haven Residental has completely turned this neighborhood/complex into 7th & Quindero by just letting anyone lease. People fighting loud outside, people pull up honking at any hour. Loud music that you can hear down the street, then they sit in the parking lot blasting music for over 30 mins at a time. They STILL have no lighting on the premises at night. Major safety concern!!! So anything that gets stolen or break ins are left with no resolution. They will not take accountability for safety measurements!! If you get robbed, is your fault. But they did put lights around the garbage area. Just let that sink in…. They ask for you to “Reach out” with any issues by when you do, they never respond. You call corporate just to get a call from the office. Do your research!! This is NOT it!!!! HAVEN RESIDENTIAL CARES….LESS!!!!

    ZERO STARS. This apartment has terrible management. If you’re looking to get your money stolen and to be overlooked then you have found the right place. If you want roaches, and busted windows look no further. I applied in September, and waited over two months for my apartment to be cleaned, sprayed and repaired of its preexisting damages. I did my part by calling every day, writing countless emails, even showing up in person with over an hour to commute - but Overland Station was not in the business of prioritizing their residents nor their time. I broke my lease and lost over $1,000, just to end the nightmare of trying to communicate with this location’s management. They wanted 3x my losses- as if THEY were the ones inconvenienced. I fought it and got the charges reduced as much as I could. I was given the keys without a proper walk-through because the leasing agent had already put her notice in, and wanted to get me signed before she had left. I remember she had told me “I can’t work here anymore”. At that time I hadn’t realized the disorder I was agreeing to. The cleaning and maintenance crew were either incredibly short handed or just lazy because my apartment was not move-in ready for the entire first two months. Their excuse was “new management” and “renovations”. I still had to pay utilities for an apartment I never lived in. Try explaining to an unaffiliated utilities company that the maintenance crew of the apartment you never actually lived in, had left the lights, fan and air on every time they entered your apartment just to increase your utilities charges. They’re not paid to care that much. If you do rent here, I suggest that you get an indoor security camera facing the entrance to catch when maintenance comes in. Catch them screwing you over like they did me. Overland Station has damaged my renters history and was effectively a detriment to my mental health. Renter beware.

    Coming here from a place of gratitude!! As many of us may know, to get good deals and get free first month rent or any of the "big" promotions we all have to have good credit, so when it comes to the decisions of the deposits and payments that doesn't go to your favor for sure look for Nina. Ask her what she can do to help and she will do what she can to help you out. I'm all for the saying "Generosity leads to generosity". As of today I have nothing to complain about, all I have is gratitude. Apartment was good and very much livable! Thank you

    I have had 3 maintenance requests open for an entire month including an air filter replacement. Management refuses to even follow up with them. When i go to the office to inquire about when it will be fixed they lie and tell me it will be fixed that day, and it never is, despite going in the office four separate times. The old management was good about this but now it is like pulling teeth just to get a response. Their is constant construction going on so there is never any peace and quiet. The park is broken and there is broken glass and trash everywhere. Maintenance will not even come to fix locks on the doors. I would not recommend this place to anyone. They are charging over $1300 dollars for $700 worth of apartment and living conditions.

    I used to live there. We brought our daughter home from to the hospital to this place that we called. It's been a spell but we were so thankful for a place.

    The staff was excellent - knowledgeable, friendly, kind, and helpful. When walking around the complex I saw windows with broken glass. I saw that updates and renovations are in progress which is good. Part of the property appeared to be neglected.

    Adding another review since I've been still having issues and nothing has actually been done to fix it. I put in a request for my leaking ceiling on my second floor apartment 4 times now. And nothing has actually been fixed. At this point the room is unusable. No compensation or follow up has happend on my issue. The water is literally pouring in as a stream, and it's definitely not clean water, it's brown.... It does smell and it's just been soaking into our carpets when we're not home to catch it. Now we permanently keep a bucket there at all time due to the snow melting and the rainy days we've had. If we could move out, we definitely would, but the cost of the apartments is way too high to justify what we're actually getting and to pay double to move out from a high issue place is criminal. Good luck to everyone else. The only positive is the location

    Didn’t live here but an extra $450 for a one time fee and $50 a month ($600 a year) for 2 pets is extreme.

    Great moving in experience, made things easy for me. The owner , the management are great people and made sure I was taken care of! Would recommend moving in if you are looking for a new place!

    This is a great place to live! The renovated units are super nice and updated and the location is close to downtown OP. There’s plenty of bars and boutiques around for entertainment. Letia the leasing office manager is amazing and is always accommodating. The only thing I wish they had was a gym but that’s my only complaint. Highly recommend!

    I was needing to cancel my lease due to financial difficulties, but Letia Kinney was able to work with me. I now get to stay in my unit, and not have to worry about changing my living sittuation thanks to her.

    I've lived here 5 years. Excellent location. New office staff and maintenance team have been awesome. They keep their word and CONSISTENTLY work hard to keep the property up and the residents happy. Shout out to Michelle! (ya da bomb!) Alonzo, James, Latia, & Courtney - You guys freaking ROCK!!     Very beautiful inside and out. First time renting on my own but Blanca definitely made it an easy and enjoyable experience. So much so I filled the application out and sent it that night. I hope you see this Blanca you were very professional with the tour. I hope you continue being an asset to Overland Station so that future tenants get the same experience I got☺️

    No one can get around this place! It has construction which I get but dang pick up the mess there was wheelbarrows and boards with some nails sticking out and ladders left unattended my daughter fell and its all because of the mess they left I can't visit my sister and bring my baby girl like dang you all messy over here
