😠 This apartment complex is definitely not worth the money. I've lived here for 4 years. When I first moved in the management seemed to care, not so much anymore. The dog waste stations are never stocked and emptied. Our trash bins are constantly overfilled and garbage on the ground - a perfect feedin...     Albion bought out bourbon square, I have been a resident since June. I am very displeased with the service, management and communication. There is no current exercise room, gym, and activity really, and prices are not concurrent with the situation of the complex. Despite several complaints and requests to complete construction on my apartment that has been ongoing but no one has been to work on it in over 6 week’s leaving me no access to the laundry room. I am a disabled veteran single father and I definitely DO NOT RECOMMEND this complex. I am absolutely positive you will find a much more suitable accommodation elsewhere. No edit just a reply to the management team. 07JAN 2023 To this date my apartment is still under construction and I am very sure the management team is still oblivious to that fact. Starting a project in an occupied space has to be number ONE priority, especially for a single parent with kids in the space!!! Unbelievable!!! Management should make the effort to call and apologize for the inconvenience and see if there is a way to remedy the situation not take the time to post online so the public sees that your making and effort but in all reality nothing is being done and just putting on a good show. Worst management team

    Had a water problem didn’t contact me to let me know if issue resolved. Ran a dehumidifier driving my electric bill up. Left hole in wall. The dehumidifier is loud and in the master bedroom. I am really unhappy. New maintenance team still doesn’t answer service calls good luck, been waiting a week, For my garbage disposal. It’s not the reset idiots

    Bought a car 3 days ago, havent gotten time to have it registered nor insured yet, on my third day of parking outside of my apartment, i walk out to my car not being there. It got towed, went to the office and explained to them that i needed time to have all the paperwork in check and was told they cant do anything about it. When i asked where i will park if i cant park at my apartment complex, they answered “anywhere but here”

    I lived there from Sept. '21 to Sept. '23 and before Albion bought the place the locks on our building doors didn't work. When Albion came in I figured that the new owners would handle this safety matter. Instead they prioritized painting the outside of all the buildings, raising rent and laundry and charging to park in the parking lot. I decided to take a stand and give them a month to handle the locks or I would send my rent to my lawyers escrow account. I received no communication from the office after 2 emails about my plan. When I sent them the receipt of my rent given to the lawyer their response was an eviction notice on my door. In the end, the city took them to court and finally the locks were fixed...barely. Office personel was poor when I communicated with them and in 1 case it cost me money due to them giving me wrong info. I paid for their misinformation. Patty was the only one to help me, but after I left and was trying to clear up some details. Bottom line, me and others, had many noticeable complaints during our stay. Apartments are nice but management/ownership is poor and makes it hard to enjoy living there.

    Still think there should be more maintenance guys, waiting a month or more for a service request is still not professional considering the rent that's paid here. I also understand most people don't want to work nowadays, I can only hope Albion is trying to hire more for this. Anyways, when it comes to this particular issue, CIRO MANCILLA is THE MAN!! He actually takes the time to update the app and if he sees me walking around, he's actually remembered what I had going on and updates me personally! He's a perfect gentleman when my wife is home alone and he comes. She loves him too! His work is great and he cleans up after! Always smiling and ALWAYS Positive!!! Don't ever stop taking care of this guy Albion! Love that he handles my building!!! Appreciate you Ciro!!!

    I am so over the constant renovations that creates loud noise all through my unit Mon-Fri from morning to evening. It is very inconsiderate and a big inconvenience. I work from home and deal with bad migraines. We get no notifications that they are going to be renovating. My dogs bark majority of th day due to the constant noise. This is the 3rd unit they have been renovating in my building since November and it’s almost February 2024z It is ridiculous and I’m so tired of it. No care about your current residents at all.

    Have a lot to say about this place and most of it isn't good. Here is a quick rundown though. - Maintenance team seems to be 2 or 3 people, minor issues will be fixed later, major issues may take up to a week unless it is something they are legally required to take care of. Albion seems to have issues keeping a Maintenance staff or they just want to run a skeleton crew on the cheap. - The front staff is hard to get a hold of, you will be playing phone tag most of the time with them. Sometimes they are rude and other times they are polite, it's a toss up. - They seem to be more focused on renovating the clubhouse and other areas than the place you live in. Would avoid anything Albion and you may be better off renting from someone rather than a corporate entity.

The dog waste stations are never stocked and emptied. Our trash bins are constantly overfilled and garbage on the ground - a perfect feeding ground for rats and rodents alike. The parking lots are very full all the time. I've had service requests just go completely ignored latley. Edit: New management as of August 2022 is no better. Some big company out of Detroit bought bourbon square. They are not accommodating to residents needs. Service requests still go unchecked. Registering for parking will cost you money out of your own pocket. And be prepared to give all of your information to NWR towing in order to even get a pass. They increase the rent every year, yet fail to actually improve the apartments and complexes. Parking is horrible, the maintenance is terrible, and they have more rules and regulations than any apartment complex out there. I HIGHLY advise finding another complex.

    I have lived here for a combined 4 years, first time was under Marquette management, the second/current go around Greystar and current management. The main reason for coming back was because I previously never had any issues with management and if an issue arose, they were addressed in a timely, professional manner(maintenance, parking, etc). Everything was smooth when I moved back, summer of 2019, for roughly the first 6 months. From that point on it has been issue after issue. At first issues were addressed quickly but that is far from the case now! I’ve had sewage leak into my front entryway twice, from neighboring apartment, have had massive water leaks in my bathroom a total of 3 times, each time being told the problem was fixed…obviously not the case, lastly every time it rains water leaks in my bedroom sliding doors, soaking my carpet and furniture. They’ve sent a company out to clean the carpets and dry it out but yet have not done a single thing to fix the actual problem! Beware and avoid this complex at all costs if your able to.

    my housemates and I have lived here a year and a half (lease ends in August). since moving in in July of 2021, management never answers the phone, so we've had to go to the office when we have questions/complaints. since they have gotten new management, our service requests haven't been completed (we had to call to get management to put them in). it's been two weeks and our garbage disposal has been broken, and construction/painting knocked a support beam outside out building out of place which could hurt someone if it falls. they took chunks out of the wall outside apartments 2 months ago to install new wires and still haven't fixed it. so many other issues caused by construction as well- garbage bins are constantly misplaced and/or trash areas are not taken care of (or not picked up by waste management), sidewalks are cracked (a huge hazard as soon as they get icy), etc. management has also sent out heads up notices about people coming into our apartment AFTER the people have already come in and put in new wires, etc.

    I wouldn't recommend living here to my worst enemy. The management is terrible, the security is nonexistent, and the staff is unhelpful and dismissive. I initially overlooked the negative reviews since I got tunnel-visioned once I saw the spacious apartments… don’t be a fool like me… keep reading If you are a current or recent resident, I urge you to write a review on your experience. I’m curious to know whether my experience was an isolated incident. Long-story-short Issues: - Management showed consistent disregard for my safety with regards to concerns over a violent neighbor - Staff is rude and unhelpful. - Maintenance requests left untouched for months without communication - They closed the pool, hot tub, and gym for months and never reduced rent. - Raised rent! - Got towed several times living here - You aren’t able to have more than one guest past 9 PM or their car can be towed. This wasn’t the original policy I agreed to when I signed my lease (original policy = unlimited parking, $3 / guest). This has hindered my social life, and resulted in several friends being towed. - When I first moved in, my apartment reeked of pee due to a previous tenant using the closet as a literal litter box. Albion on Lake Cook — be better. Actions speak louder than words.
