    If you want cozy living in the Taft area without compromising accessibility, Avida Towers Prime Taft could be your best bet. It has three residential towers with relatively spacious units (studio type, one-bedroom, and two-bedroom) and a common area with a conference room, two swimming pools, a mini gym, an outdoor workout section, a study area, and a playground. The staff members are warm and friendly. There’s also a team that properly maintains every floor daily. On special occasions like Valentine’s and Father’s Day, they have events to gather owners and tenants. Four levels are designated for parking. There are also multiple dining options around.

    Great place with good security and availability to park your vehicles, have area to work out and swim. Would love to see having a gym area as well (unfortunately not available in here). Just sharing a picture taken from parking area..

    Three times I've been there.. visiting my couple friend Mr Aldrich the basketball player..they are so friendly and I always welcome when I visited them.

    Things to like about the condominium: Management: - Strict and friendly security guards, caring staff - Dedicated parcel drop off and releasing area - CCTV systems centralization enhancement - Now centralized tower elevators which means no overcrowding and wasted time - Swift action in dealing with leaks and maintenance issues (in-house repair services) - Pay parking - TV bulletins in lobby and prompt notifications in Telegram and Viber channels - Dedicated emergency response vehicle for medical emergencies - Hands-on Home or Condominium Owners Association Amenities: - Tables and chairs in pool area - Snack bar at amenities area (not free) - Introduction of electric bike charging station - Upcoming canopy to provide protection from rain and slippery walkways - Indoor gym - Vegetable garden using recycled containers - Study hall with free aircon, sofa and free wifi (Monday to Saturday: 6am-12mn, Sundays 12nn to 12mn) - Function hall available for lease for activities and gatherings - Grilling area (Bring your own charcoal) during weekends - Occasional community activities like free eye check up, zumba class, fire drills, free doctors consultation, swimming lessons, movie night, free haircut, free yoga class and more Unit and common area: - Strict proper waste disposal.     The staff including the security, cleaning personnel and reception are polite. They maintain cleanliness 24/7. Yes, they allow 3 shifts of cleaners to go around cleaning the premises 24 hrs. Amenities not too crowded and well maintained.

    Avida Towers Prime Taft has good amenities. The area is very close to schools (De La Salle, St. Scholastica's College, Arellano University among others), hospital, church. It is also accessible to public tranport and tight security. Also, property manager is responsive to all the concerns of unit owners and tenants.

    Pros: - Security is good - Amenities are well-maintained - They have programs to engage the community - Staff are generally nice and courteous These are mainly the reasons why I’m giving a 2-star rating instead of 1. If there’s a separate star rating for the people working there and the building, the people will get a 4.5…the building will get a 1. For the cons: - Some units (like ours), have water leak problems, either from the floor or the ceiling- they just keep popping up. It shows that the building wasn’t well-made. - Your contract, if you’re leasing, will state that they (Avida) and the unit owner don’t have any liability whatsoever for any damage brought on by such incidents (for example, furniture damaged from water leaks because of their unit/building). - Expect repairs to take loooonnnngggg (especially since you’re not the only one with these problems). - Cockroach infestation (the little ones- no matter how much you clean, they’ll just keep showing because they’re everywhere). - Though they have a policy for banning Airbnb guests and short-term stays, you can still see this happening. To be honest, if you don’t mind these cons, it’s one of the better places to stay in Taft. But if you’re not up for it, you’ll just be stressed and you won’t feel at peace at home.

    Best place to stay if you like to give away your money. Expect to pay everymonth PHP 5,000 to 6,500 in the electricity bill even if you have only one aircon and a small fridge. Units with 20sq meter size full of cockroaches and spider. Expect also the worst smell ever when you are washing the dishes. Every month there is a problem in the building, one of three elevators working properly, they will cut the electricity to fix something, water interruption. Everything is a business in here they only want the money of the tenants. Its not a good place for families. The ammenities are good, but noisy due to the train around, the pollution is evident, you will feel itchy after swimming in the pool, you can see how they throw rubbish from some windows, and the administration they are using the entire building like their own, even if they are using the people money for doing the changes they like. Beside that, they charged me 5 months Parking fee even if I dont have a car, and when you complain they will deny and argue with you. The building is from 2017 but looks like 1990

    The community has Improved yearly . Guards, janitors are very polite will greet you in hallways or entrance. Amenities are great and maintained. But cockroaches will be your best friends here. Some unit have leaks hopefully it will be solved.
