    Good location near a few malls. Relatively ok hotel. Often listed as a 5-Star it is more of the 4-Star now and 3 star food services. It is getting a little worn and the staff are a little lost. Clearly past its prime and needs a fresh management team. Personally I had a lot of bad luck in my stay. Cigarette smoke drove me out of my first room. After 90 minutes of telling them about it and clouds of smoke coming through the bathroom vents I packed up and went to the lobby and said I needed to either change rooms or change hotels as it was burning my throat. The hotel is supposed to be non-smoking but they seem to tolerate it. There were a few other issues that were due to obviously poorly trained staff. Tried to order dinner three times and gave up. Breakfast buffet is at the 3 Star level. I'd go back at the right price point knowing to expect a 3.5 star experience. But if looking for a nicer 4+ experience, this isn't it.

    I’ve stayed at this hotel several times, and my experiences are generally positive. One point for improvement for their management would be breastfeeding awareness among their staff. In my last visit, we had dinner at their buffet without checking in. I had to pump milk for my baby who wasn’t with me; and when I asked the hotel staff for a place to pump, I was told to do it in the bathroom to my horror. Even though the hotel does not have a designated breastfeeding area, they could have suggested a more hygienic area. I guess I expected more from a 5-star hotel.

    Recently enjoyed a delightful two-night staycation with a dear friend. During our stay, we were fortunate enough to have our deluxe room upgraded to a luxurious club room, granting us exclusive access to the esteemed club lounge. This delightful perk allowed us to indulge in unlimited beverages from 5:30-7:30pm, which we eagerly took advantage of. Additionally, we were delighted to discover that we had the option of enjoying a complimentary late check-out. I thoroughly enjoyed my experience at the hotel, particularly the sauna and steam room facilities. It appears that these amenities have been overlooked by the guests. During each visit, we found ourselves enjoying the solitude of the place as we were the only guests present. The staff at this hotel was absolutely exceptional. I have absolutely no complaints about their service. The staff at the hotel was incredibly welcoming and went out of their way to fulfill our every request.     Room was great, clean and straightforward. The bathroom is a bit small. Due to Pandemic, you need to schedule a visit in the pool and at the gym, which can give you more privacy. The building construction when I visited was somehow an eyesore. Food was okay. Over all service was just satisfactory.

    A huge rooftop bar is the awesome thing that makes the Hotel ambiance more unique. Not to mention the great cocktails and fresh sea food that they offer. All foods are well cooked and it really tastes’ great! The amenities are all set and complete that were already included in your rooms. The wall designs and bed frames are extraordinary. It makes me feel like I was in another country! I recommend this hotel for those who are already tired and need a new place to go and unwind.

    Arrived early around 1pm. By 2pm, the queue at the lobby started to build up. We were able to get in our room past 2:30pm despite numerous follow ups. Their reason was they are fully booked but we booked our room a month ago. I was hoping that they anticipate the number of guests and accommodate them accordingly.

    When checking in, u told me I couldn’t have guest in my room. If u intended to b restrictive, why didnt u express that before I booked and paid ? Never I encountered a 5 star hotel treating customers as such. Air con super noisy and bathroom basic. Somehow i can’t set the air con colder than 23.5 Celsius even after 2 times the maintenance came over. Asking for drinking water felt like begging for them. Housekeeping also didn't replenish all toiletries. I usually go for international brand but I had no choice in the vicinity. I wouldn’t accord them 5 star, 4 star would just be adequate and considered generous.

    The hotel was excellent. Very clean and great room space. Wifi connectivity was very good. I had 3hr zoom meetings at a stretch without any connection issues. The breakfast was wonderful. Traveling at least two times in a year to Quezon, I am going to have this as my first preference for all my future travel.

    Okay experience. The price is quite high, and the rooms smelled a bit strange and dirty. The people working in the hotel are very friendly and helpful. Also, the food is not of top quality. If you are planning to stay here, better eat in one of the surrounding malls. Overall, a fine experience. It is a safe bet to visit this hotel, but I believe you can find better locations. Especially for this kind of money

    We went here for our daughters birthday celebration. She was so happy she loved the place. The room is so cozzy and very clean. The breakfast were so delicious, a lot of choices to choose from. We will definitely come back in this place.

    excellent and comfortable accommodations. Excellent pool area, and the food and beverages are always good. The staff has always been incredibly welcoming and accommodating. The airport, shopping, and local attractions are all conveniently located. We visited three times over the course of three months of vacation because of its excellent value. A benefit was that we could leave our bags with them for a month. We appreciate you all at New Coast and look forward to seeing you again soon.

    A little pricey but definitely a good option. Rooms are nice. You have a mall directly across the street and another 2 within walking distance or a short grab away. Staffs are so nice. It's also away from the Manila traffic so it's a nice break. Overall would definitely recommend for those looking to do a staycation.

    The hotel was very nice and clean. Position good to come to Ayalla mall 3 minutes walking. But : Coffee on the room is really tasteless, better bring your own, also water, only two, 0,3 Liter bottles. The breakfast room very nice, breakfast buffet. But : Scrumbled egg cold, no salt or pepper on the table. Tostbread not cross, Coffee same tasteless like on the room, real milk only at request. The Croissants also far from being good, the desserts very "sugar sweet" nothing else to taste. So, visit the hotel, but don't book with breakfast.

    Parking is spacious. Room is new and the bathtub is the best so far. ❀️ i like their customer service overall. reservation team can improve especially for callback requests. Food is great so far but I need to try more when we come back. :) The surrounding establishments like vertis north are easy access through the back garden. 🌟🌟🌟🌟🌟

    I'm a big fan of Seda hotels but it was my first time in Vertis. The lobby was very spacious and beautiful. The staff were very kind and polite. You need a keycard to operate the elevator which was good. Like in other Seda hotels, there's also a computer area for guests' use which is very convenient if you don't have a laptop. The rooms are very modern and clean. Ours overlooked the swimming pool. There was construction going on so the sight was not very pleasant. All basic amenities were provided plus slippers (the thick kind) and robes. We requested an extra bed for my son but housekeeping only provided sheets and a pillow. I had to call them to ask for a blanket and towel. One thing I don't like is the door. It's very heavy. My parents, who are in their late 80s, had difficulty opening it. Regarding the location, it's just across Ayala Vertis North. I just wish they will provide a covered walkway connecting the two buildings. From Ayala Vertis North, it's just a short walk to Trinoma, making shopping and dining out very convenient.

    I've been here a few times, all of them pleasant stays. I'd say the price is worth it, the rooms are modern, clean, very cozy. Their pool is big enough. Its not heated so its hard to swim during the holidays. Their buffet breakfast has a wide selection, food is ok. Friendly & attentive staff all of them, from the front desk to the guards to the pool guy! Its located next to a mall, your food options are so many. I wish all their rooms have a bathtub, to have this you have to pay extra.

    Wow. My wife and I like to stay a hotels with breakfast buffets because we usually only eat two meals a day. This can be hit or miss but I have to say Seda buffet was great! From a really good cup of coffee to imported foods, fresh ingredients, wide selection all made with a level of expertise that’s kind of hard to find in the Philippines. Worth it.

    Room was alright, service should be better. Stayed at Seda Vertis North for 1 night and I could say that it was one of the worst hotel stays I have had because of the terrible service we got. On the first day, check in was smooth, staff were attentive. Tried the rooftop bar, food was okay but the view is really bad. The following morning, we had breakfast at Misto. It was all good until I found a paper towel along with the pile of salad I was having. Reported it to their staff and I was told that the chef has been notified. The lady who attended to me seemed to be very apologetic about the incident, so I let it slide. However, before leaving the restaurant, we were asked to pay for the breakfast even though I have already informed them to charge it to my room since I have given them a deposit during check in. We have again told them to charge it to our room. Thinking it was all good, we proceeded to go back to our room. While in the room, a lady called asking for me to pay again for the breakfast to which I responded that I want it charged to my room. She agreed and we ended the call. To my surprise, just a little later after the call, someone went to our room asking for us to pay again for the breakfast! This is the first time I have been treated like I am not going to pay for something. Considering the "salad incident" that happened, I don't even think I should be paying but I did anyway because I don't want to cause any trouble. I was not intending to write this review either; but after giving feedback to their reception during check out and their customer survey via email, I have not received any proper response from them regarding my complaint. It is unfortunate that this incident happened and I wish this does not happen to any other guests of this hotel.

    Not commutable. We walked so far, my Google Fit was worried that I was exerting myself too much. And there wasn't anything special with the food. In fact, I didn't like anything. I mean, it's not bad but also nothing to write home about.

    We stayed there for a couple of days about 6 months ago. Loved the location and the room. However, upon our arrival at this hotel, it took awhile for any of the reception staff to greet or attend to us. One staff had her head down, writing or reading something, and another one looking at the screen in front of her, while we stood in front of them waiting for their assistance. WE WERE THERE TO CHECK IN and had a very long flight, yet we were not acknowledged to even say "will be with you sir / maam". They just looked at us until one male staff passed by us and went around and said something to them. Wow, no customer service at the reception area whatsoever. The other negative experience was when the staff behind the breakfast buffet counter transferred food with his bare hands to the buffet table. When I asked why they are not using gloves, he didn't say anything and just removed the food (I think it was fried fish or something) that he touched from the food offering. I had to say something to one of the hostess who came up and talked to us. After all that, I can't even believe that we will be staying there again for a couple of days. I hope that things have changed. I like the location and how comfy the bed is. If things have changed for the better, I will be writing another review to update this one.

    Not really a 5 star but good for the price. Not a lot around and not much to do at the hotel. In-house dining options not great. Disappointed they don't serve drinks or food at the pool area. Supposedly because nearby construction could contaminate, yet, here I am breathing it all in. Makes the pool area a wasteland and not somewhere you can spend any real time as you need to swim, change and eat/drink elsewhere.

    For a 5-star hotel, they're pretty strict and stingy. Extra towels are an added cost. So are extra blankets. Room is great and spacious, but just rightly so given the price. You're not allowed to wear pajamas to their breakfast buffet - first time I experienced this in a hotel. Pool is next to a construction site. And the amenitiez seemed a bit too plain and boring. Food at their restaurant was nothing to write home about. I didn't enjoy the food I ate at all, but to be fair it wasn't too expensive either.

    Smooth check in/check out process. Staff was friendly and helpful. Rooms look and smell clean. I'm especially pleased with the bathroom layout (spaceous, has a chair, with bidet, enclosed shower area with shampoo, conditioner, body wash dispenser). They have a playground and kiddie pool so ideal for families with kids. And easy access to Vertis North. Club lounge has great food and great views. Perfect staycation hotel!

    For as new as it is, aspects of the room seem a bit beat up and cheap, but it's not bad. There was likely something wrong with my smoke detector as I was greeted by a squad with fire extinguishers once getting out of the shower, and the second time at 4AM doing absolutely nothing but sleeping. They should look into that. The folks that work there are all very nice, no complaints from in person service. Dialing for room service from the phone literally never worked in the 6+ tries I gave it, so that was disappointing. Rooftop bar was pretty nice, food and drinks were good, only complaint is that if you are there with people in the evening the live music can make it very hard to have a conversation. I'd say by American standards this is a 3.5 star hotel, but it's one of the nicer ones in Manila/Quezon.

    Business overnight in the city or family holiday staycation, there is always a Seda for you. Right smack in the middle of business or commercial districts, next to malls, etc. Staff are always great. Food is nice too at the breakfast buffet!

    Very disappointed with service. This is my second time to the Philippines. How come the room cleaning is finished at 6pm? No comment. I left the room for meeting early morning and came to the room its not cleaned at 5pm! Even guest center "0" doesn't reply at the end I went down to lobby the front office said "sorry may I know your room?". The same thing happened 3 days out of my total stay of 1 week. Never ever recommend this hotel again for foreigners. I am writing this comment just to help incoming new tourists to this hotel. Please reserve your hotel wisely especially when you are on an important and fast-paced meeting.

    Beautiful hotel and the staff are friendly but perhaps a bit too formal. Fabulous breakfast buffet - and enjoyed the rooftop pool area and well-appointed gym facilities. A bit too far from the airport… but next door to a mall for a variety of good dining options.

    We kept on coming back in this hotel. Accommodating and friendly staff Cozy rooms Nice pool area Good breakfast buffet Not to mention its in QC lang and very accessible. Overall, great place to stay to do your quick staycations.

    No bidet in my room. Customer service very slow and poor in the restaurant. Food is average but edable. The front desk people are great. Very classy and well mannered. I will repeat my patronage for convenience purposes for now.

    I had a wonderful week at Seda Vertis North. The modern rooms with city views were fantastic, and the staff's hospitality was exceptional. The convenient location and great amenities, including the rooftop bar and pool, made my stay memorable. I look forward to returning soon.

    Not sure why this is a 5 star hotel πŸ˜… but yeah the people are nice so it’s okay. The elevators are slow, 2 elevators not working on a busy check out weekend. The room smells funky. They call you 3 hours before check out (what if you’re still sleeping then you wake up with that annoying phone call). There’s so much verification going on clearly there’s no coordination between departments I guess? Hmm more improvement with facilities and hotel aesthetics, and smell. It’s important and that’s the first thing anyone would notice.

    I stayed at Seda Vertis North on July 22, 2023, booking a standard room for my stay. The check-in process was smooth, and upon arrival, I found the hotel's public areas and surroundings to be clean and well-maintained. While the appearance of the hotel was good, my experience with the staff was somewhat disappointing. The hotel staff seemed to struggle with taking orders, and on several occasions, I had to follow up to ensure my requests were fulfilled. Unfortunately, the orders were sometimes wrong or incomplete, leading to unnecessary inconvenience during my stay. The amenities and facilities offered by the hotel had mixed reviews. The restaurant's Γ  la carte menu was satisfying, offering good food choices. However, the pool area was not up to par, as the water was unusually cold, and it was frustrating that I couldn't order anything at the bar and put it on my room tab. The gym, though equipped with nice equipment, lacked basic amenities such as towels and water cups. On the other hand, the spa provided a very enjoyable experience, making it a highlight of my stay. One aspect that left much to be desired was the breakfast service. The breakfast offered limited choices, and most of the food stations were empty, slowly refilled. The service was also subpar, as I had to repeatedly order my coffee and mango juice before finally receiving it. Thankfully, the room itself was comfortable and well-equipped with necessary amenities, including Wi-Fi and toiletries, ensuring a pleasant stay in that regard. Regarding the hotel's location, it was conveniently situated, making it easy to access various destinations in the area. Overall, Seda Vertis North offered reasonably priced rooms and decent accommodations. However, the unsatisfactory breakfast experience and inconsistent service from the staff left much to be desired. If you are willing to overlook these issues or plan to dine elsewhere, Seda Vertis North might still be a suitable option for your stay.

    Their 5 star hotel ratings is truly deserved. Exceptional service wherever you go within the hotel premise. Our kids always enjoy their staycation here and love the use of their pool the morning it opens and it closes at 8pm. Food is always exceptional most especially their breakfast buffet. Hands down one of the best hotels in the metro.

Very good swimming pool, play area for my nephews, spa, gym. Overall, all 5 stars highly recommended this hotel for family and other staycations. There are nearby malls so it's easy to go shopping and do other things.

    A little pricey but definitely a good option. Rooms are nice. You have a mall directly across the street and another 2 within walking distance or a short grab away. Staffs are so nice. It's also away from the Manila traffic so it's a nice break. Overall would definitely recommend for those looking to do a staycation.

    Seda Vertis North is a great place to be. It is our home away from home, with great support space, ambiance and amenities. The price is reasonable and you'll surely go back for more relaxing staycation days. There is close proximity for anything you need but food will always be served hot in this place.

    I booked a Premium Room during my 3-night stay. Room was clean during my entire stay. Thanks to the housekeeping group. Breakfast was something I look forward to every day. Hotel is near to Ayala Malls Vertis North, Trinoma and SM North EDSA. Check-in and check-out were smooth and easy. Definitely will stay here again in the future.
