Do you like loud, awful neighbors? This is the place for you. Do you like the smell of marijuana and cigarette smoke coming through your vents? Better sign up. Do you like being ignored by rude staff? You got it, this is your place. How about when something breaks, for instance, your AC breaks in April. Who needs AC until it gets fixed at the END OF AUGUST! How about insane rent increases? I moved in at $629 and now pay $1098. Oh but it gets better, for my increase, I get even FEWER amenities. How about no pool for four years? Check. Removal of balconies? Check. Garbage everywhere, crime everywhere, neighbors screaming and pounding on walls at 4:45AM. If these things sound like your cup of tea, then the Grove is for you. This was a nice place with nice management until RMC and the never ending carousel of owners showed up. Now, it's a ghetto nightmare dump. Seriously, avoid this place at all costs.

TL;DR: The Grove Apartments is under new ownership and management within the past year. The apartments are completely renovated, the grounds and clubhouse are being updated, management is so friendly, and it's a great place to live! Four months ago, my husband and I had sold our house out of state and were under contract for a house in Peoria when he was laid off. The sale fell through a week before we planned to move, and we had no place to go. Frantic, I called The Grove Apartments and asked if they had a three bedroom apartment that was pet friendly, ready to move into in a week, and that we could rent on a short term 3 month lease - a tall order! Regina sympathized with my situation and assured me that my husband, 16 month old daughter, two cats, and I would have a comfortable place to live there. They could work with us to get us in in a short timeline, and by paying the three months in advance we were able to avoid the short term lease costs and just pay the regular rental fee. I can't describe the relief I felt! I had called several other rental companies and no one else was able to accommodate us. I'm honestly am tearing up a little bit remembering that call and Regina's kindness - suddenly, there was a way forward! When I let my sister know where I was moving, she was concerned about The Grove's reputation and tried to help me find another place, but there was just no where else that could help me. My dad toured the property for me because I was out of state, and he reported back that while he could see that while some of the buildings still needed renovating, most of them were updated and the change in ownership and management was apparent. The apartment itself was completely remodeled with brand new EVERYTHING - appliances, flooring, fixtures, paint, tubs, toilet, EVERYTHING! The apartment was spacious, and it would give us time to catch our breath and figure out the next step. From that day forward, we mainly worked with Logan, who is also great! We've watched as the grounds have been continuously updated -- the courtyard, pool, hallways, club house. We've lived through construction, but the workers have been great and it's hardly bothered us! Any (small - the apartment is newly done and didn't need much!) maintenance requests we're handled immediately. Our neighbors have been so friendly and kind. Some truly great people live in these apartments!!!! We loved the location and being so close to the Rock Island Trail. We walked it every day, and my folks live just off of it, so we walked to Grandma and Grandpa's all the time! The location is excellent, close to grocery stores and so many restaurants. It's just a block or two from Los Cabos, The Fox, Kabob-G, Jenin Village, Olympia, and Le Peep. My husband found another job and we found a house in this tough buyers housing market. Once again, The Grove worked with us, allowing us to move out mid-month and prorating July for us. While neither of us expected or planned on apartment living in Peoria, we are both so grateful that The Grove was able to accommodate us. I happily recommend the apartments under the new owners and management, and I will always be grateful for the kindness and flexibility Regina and Logan showed us during a very challenging time for my family.

I have lived here for 18 months. Since new management took over last summer living at the apartments has been enjoyable. The new management is friendly, knowledgeable, respectful and very responsive. I lived here before this and the change is so appreciated. Any outstanding issues left from the previous Friedman Group were remedied quickly. I recommend the Grove Apartments.

Management is very unresponsive. I’ve called them every day this week atleast 5 times but no one is picking up and no reply to emails either.

Regina was kind enough to assist me in moving into the apartment on the day I signed the lease. She was incredibly helpful throughout the process. At present, the apartment is undergoing renovations, which will take some time to complete. However, whenever there is a maintenance issue, the team fixes it promptly.

The management staff has been helpful and responsive when you need. Apartments are currently being renovated and looks quite promising. The best part is the management team as they are will to work with you to meet your needs.

I have lived here for just over 2 yrs now, since new management has taken over things are 100 times better. They are making so many improvements and fixing the grounds. Regina, the property manager, has been nothing short of helpful and amazing.
