If only zero was an option. Horrible property with inept staff “managing” it. It started with the welcome letter having incorrect monthly cost in it, then progressed to them sending the lease an hour before we were to pick up keys. I ended up having to read and sign an 80 page document from my phone. Upon getting keys the unit was in poor shape. Dozens of paint drops on the floor, hole in the wall, no towel racks, doors that didn’t close, cabinets in poor shape with a poorly applied paint job making doors not close correctly, blinds missing in a room, stains in cabinets, extremely dirty patios and the worst being a window that did not latch and was literally falling out of the track. The kicker is on the move in checklist they had marked everything as good condition (even items that were missing). We brought it to their attention and they supposedly fixed everything so we went back 2 days later. Part of the list was addressed but the window was still broken and could not lock. The response was there is nothing they can do about it as the fix would be a new window which they aren’t prepared to do. We canceled the lease as that response speaks volumes about how poorly run the property is and how little they care about residents safety and belongings. On this return visit there was a dead cockroach in the middle of the kitchen and 2” of water in the exterior entrance because a drain was not working properly. We visited the “gated property” several times and the gates were never in operation (open all the time). Steer away from this property. I do property condition assessment for a living across the Country (over 100 buildings in the last year) and this one is one of the worst, with THE most inept staff. So glad I didn’t stay as we would have been counting down the days until a one year lease was up.

*BEWARE* (-5stars) DO NOT, I REPEAT DO NOT MOVE HERE! My boyfriend and I moved here last august. Worst mistake ever! Right when we got here it was disgusting. Everything was dirty. The floor was caked in this gross black stuff. We had to sweep up glass that was on the floor by the window(below). There were no handles on our bathroom cabinets. Our bathtub didn’t drain. Our windows can’t open(they are windows that should be able to). They painted over the door to the apartment while it was closed(below), so we had to break the seal in order to get it open. Our dishwasher makes the dishes dirtier because the roaches live in there. Roaches are terrible! They were in the apartment before we even go any food in. There are homeless people that will sleep in the laundry rooms. The doors are supposed to be locked, but no one does it. And management doesn’t care. The garbage is constantly overflowing(below). Ew. And homeless people will dumpster drive in them a lot. We came home to a broken window about a month and a half ago. Went to the office but it still has yet to be fixed. We have had 3 Amazon packages stolen totaling about $150. Two of those packages we had delivered to our SIDE PORCH because we knew someone would steal them. Someone had to break into our home to steal those. But management says that it’s they’re responsibility. Kids are constantly cursing and screaming outside our apartment with no supervision. They throw balls at our window which knocked down a photo in our wall. This should scare you^^ Please, don’t come here.

This place is horrible. I don't live here I live in the neighborhood surrounding this place. These people need to be held accountable for their parking situation. The homes are being over run by people who live in these apartments parking and blocking entrances and nothing is getting done. Their tenants are rude and don't care how they park. This place needs to get it together and make enough room for their tenants to park cause us home owners are tired of putting up with your tenants parking all crazy where we cant even park in our own drive ways. . Why doesn't management take a spin around the property (23rd drive and highland to be exact) behind your property at night and look at the horrible way your tenants are parking and taking over the streets. blocking handicapped sidewalks parking on private property, I even saw tenants from this property BBQ'ing in the bed of their truck on the street behind this place. Next stop is the city of phoenix, this place needs to clean up their parking situation. its ugly

I have been living here for 5 plus years and new management came along without even advertising under new management. I have been a very good tenant payments are made on time monthly. And now my lease is up and I don’t have the opportunity to renew my lease without a reason. And when I asked they said they don’t need a reason. The Police is here just about every day. Shooters on the loose witnessed a drive by. I had my vehicle broken into many times as well as parts being taken off or my gas tank empty with a whole through it. There are better apartment than this complex especially for the pricing way over priced. Just for a work order from maintenance takes about 3 weeks even then so they still won’t fix the problem. New manger is so rude and unprofessional.

Don’t waste your time here it’s horrible management now you will get your cars broken into and area got my car stolen twice not worth for what they charge for rent. and when you move in your apartment will be filthy laundry room machines always broken homeless live there. Trash areas are super packed with garbage. Your windows will get broken into and your package will get stolen managements won’t do a thing unless you owe them money they will constantly threat you with evictions notices on your door. Then if your apartment was damaged they will charge for what ever the previous renter did to not give you your deposit and still mail you a bill to pay them more money this place sucks don’t do it. Old management was way better

I've lived here for a year now and just recently renewed my lease. At the expiration of my lease, I started looking for another apartment closer to my work. After looking at eight of them and seeing the foolery that's going on out there, I realized that I am in a much better place and decided to stay with Park Terrace. I also must-must add that Javier is by far THE best, as well as the office supervisor. Out of the eight other apts I looked at, it doesn't get better than him. They are both so customer-service oriented, from the heart. Over the course of the year here, they have taken steps to improve the services and environment of the complex here.

Marisol and Rosa are both great. They are really nice and have been understanding with me many, many times. Javier is always pleasant and helpful with me in person and on the phone. The apartments make me feel safe and I haven't had any problems that weren't resolved quickly.

I’ve lived here for 4 year’s now & to be honest I’ve never had any problems, not with management they are friendly, courteous, & professional. They have made a lot of changes like painting the outside of apartment buildings ( looks very nice) , the gates are closed at 6 pm until 6 am. ( i come home there closed & leave in morning still closed). I love living here
