    We purchased our home in January of 2021 and were told that it would be done and we would be moved in by July. We finally moved into our house in the middle of November, after we moved in we noticed multiple issues with the walls and several other areas, after multiple phone calls and trips in person some of the issues were finally resolved. Tired of having to call every day multiple times we eventually just settled that what we got was the best they had to offer apparently. Here are just a FEW of the examples of what they called the “finished” product.

    I've already written a review so that means they pay to have the bad ones taken down. Lots of issues along the entire process. Besides that wanted to update that it's been 5 months of fighting to get someone to my home to fix lots of cosmetic, electrical, and my foundation isn't level. None of this seems to be an issue. Even talked to the all mighty Bill or Manger of the place. He's never been of any help and has been rude in the past and point blank said it wasn't his problem. Take this review as you wish but to get someone out to your home for touch ups may take 6months. Shows that I am more than patient. I'll be calling corporate for the 4th time in the past year and a half. This review was written in March. Now it's almost July and nobody has come to fix my foundation issue. If you want to wait 10 months for repairs this is the company for you. Don't forget they do and will remove bad reviews.

    Was so excited to be in the position to buy a Palm Harbor home after I had toured and admired their homes for years. ABSOLUTELY THE WORST EXPERIENCE. We are truck drivers and tried to do most of picking the home we wanted while we were out on the road. After getting no progress made from our salesman we drove 3 hours one way while we were on hometime to face to face with him and hopefully get a home ordered and financing started. Our salesperson happened to not be there so we complained to the manager after looking at the actual homes we decided on a different style since nothing had been done on the first pick. We told them to completely replicate what was on site. The manager told us ok i will have your salesperson get you the contract worked out and sent over to you tomorrow. Long story short salesperson waited over a week and when he finally sent the contract it was $20k more than it was when we told them we wanted it. After a long heated discussion with the manager he finally agreed to original price. When the contract was sent to the GM he said no if they want that house they are gonna pay the extra 20k. I tried endlessly to reason with him but to no avail they were more interested in looking shady than doing the right thing as we were and still are convinced they knew the house price was going to go up so they waited to send the contract. So disappointed. Before buying from this office i would definitely make sure you are in a position to be able to be in their face constantly or you will get nothing accomplished

    Warning!!! To anyone wanting to buy a modular home. Avoid Palm Harbor homes unless u want to just throw your money down the drain. I have a 2016 palm harbor Malibu and during Hurricane Ian I lost my entire roof and all my siding due to poor craftsmanship. The adjuster pointed out that the shingles plastic strip on all the shingles were not remove therefore losing their adhesive strength plus they were all high tacked. They literally pop off like popcorn. When I called palm harbor and talked to the engineer he said I was just a dime a dozen and my problem wasn't his concern. He didn't even address the fact that his workers did a terrible job. Please anyone reading this I beg u not to waste your time with this company.

    Let’s just say when it comes to costumer service these people need major help. My family was in the market to purchase two homes. As we walk in to there office we were greeted by a lady which never gave us her name or was not even interested in answering any of our questions as she keep looking at her watch as she had better things to do. Not even ask us if we wanted to go to her office to discuss what were our intentions. So we left shock and in wonder as who do they even build homes for. I guess not to Hispanics. Very sad. Good thing this is not only place that builds homes. Never buy here. Terrible!!

    The models are gorgeous. The prices are very competitive. The units are SPOTLESS. The setup of the rooms are excellent especially the one with the barn doors that separate the formal from the informal living room. The units fluctuate from $106k > $231. You will not be disappointed. If you have your own lot or buy one you can't go wrong.

    It's a curious thing to me, that a customer's 1* review from a day ago had an owner response from 8 months ago. Really?! On top of that, the response stated '.....great news! We're so happy to know that you had a great experience.' As a potential customer in the process of doing my research...does Palm Harbor not see how inept and unprofessional this makes them look?! I always do my review searches sorted by 'newest' first. There are an awful lot of 1* reviews, which is SO disheartening.

    These people just want your money. While the models are beautiful definitely be cautious. They’re not professional. They don’t know their stuff when it comes to the lending side, they will provide inaccurate information, and they are not responsive. There are hundreds of complaints about this company on the BBB website.

    They put our house in June 27, 2023 and it is the middle of November and they have failed the Pinellas Park inspection 4 times!! The first fail was Sept. 5th and my husband had to go to their office on Sept. 23, 2023 to tell them they had failed. They tried to say we were wrong! They have failed 3 more times and still, nobody from Plant City has been there to check on the work. We have no electric hooked up and we can't even begin our steps, porch, shed or driveway until they pass inspection. Do not buy anything from here! When you call to get information on your house, voice mails are full. Nobody calls you back from Palm Harbor of Plant City. They don't respond to emails. The park has NEVER seen a house take this long! The pictures are just two of the 23 cement blocks that were crooked. Even you can tell they are not straight!! Run away from them!!!

    If you are considering purchasing a Palm Harbor home from Palm Harbor Village, reconsider quickly! I purchased my home a year ago and have issues with the front and back steps and they won't fix them. I've tried calling many, many times and have gone down there on several occasions. They don't return phone calls and will lie to you every chance they get. Aaron Barrett finally agreed to have them fixed and gave me the name of the company who was supposed to do the work. After calling the company they said they never heard from him. They was back in May. The sales manager John Lyons will tell you he's "been doing this for 37 years". Well, it's time for him to retire! Another example of their inebtness is my final walk-through was July 1, 2021 and I didn't move in until November 10, 2021 because of continuous problems, one being a failed inspection on the steps and the county wouldn't reinspect because PHH didn't have liability insurance. There is so much more, too much for this space and none of it good.

    Not willing to even consider a home here. Drove down approx 40min drive, came inside and Ms S Hampton at the desk said “no pets allowed” while walking away. I told her he is a service animal and she wanted proof. Clearly she needs to be trained on how to handle service animals and what she is legally allowed to ask.

    This is actually a HUGE ZERO STAR Review! We went to Palm Harbor January 17, 2023. After looking at multiple mobile home dealers, we drove 2 hours back to Palm Harbor on January 18 to purchase the home we found the day before. Max was our salesperson (Didn't like him from the minute I met him). My husband handled most of the interactions with Max, because Max couldn't get the figures right among many other things. (should have been a red flag) On 2/1 we wired the down payment and closed on February 16th. Max told us that we would be in our home mid-September/early October. On 4/5 we wired the money for "land improvements" as we were told permits applications have been submitted to AFP. After multiple calls to AFP we found out that our permit application wasn't submitted until the middle of August, however they had our money. The lady at AFP actually called Palm Harbor for us to get this going and we ended up with our permit mid-September. Max kept telling us "We are waiting on the County", when the permit application hadn't even been submitted. Here we are November 18th, and our footers are not complete. The County has been out here twice this week and cannot pass the footers because of this. I did speak with Paula Elliott, Construction Manager (yes, she actually answered her phone) last week and she told me that the home is scheduled for delivery on November 28th, however it could be up to 90 days before we are in. If this is the case it will be over a year before we can move forward with our lives and enjoy our home. OVER A YEAR for a home, we purchased as a lot model, not having one built! My husband has made multiple calls to John Lyons, General Manager, and he has yet to return a call. I have left messages for Paula Elliott with questions we have regarding delivery, no response. I penned an email on November 6th to John Lyons, Paula Elliott, Lois Elston (Operations Manager) with our frustrations with ABSOLUTELY NO RESPONSE. I truly wish we had read the reviews before we purchased with Palm Harbor. On a side note, there are 4 other Palm Harbor homes in our Village that we know of that have had the same problems. These homes were delivered weeks ago and haven't been touched since! Please reconsider a purchase from Palm Harbor, Plant City FL!!!!! One more thing, Max will push you to write a google review asap and give you a credit if you do, he is the most worthless, lying salesperson I have ever met! Patricia & Fred Kiehn

    Had a very bad experience today with their Sales Manager Paul. He was very unprofessional, rude, short and showed no compassion for the process. Upon the initial greetings , it was clear thru his eye rolls and sighs, slouching down in his chair during the whole visit that he didn't want to answer questions. Clearly we have already met with other companies and knew we stood, but wanted to give Palm Harbor a try and now regret this visit this morning.

    My husband and I are preparing to buy our second Palm Harbor home, we just can't wait. It's a three hour drive one way for us to go to Palm Harbor Plant City but it's well worth it. The homes are the best in the land and the people are just as wonderful we're so excited about this next purchase.

    Good service from Ashley and Michael who left messages for Max. After initial conversation that gave expectations that my specifications for a home might be attainable, Max never returned my calls or would even meet with me and my husband after we spent the better part of a day traveling to visit the Center. Ashley was able to give us the needed information. Amazing lack of professionalism on Max's part.

    I won’t go into the details of the home being installed a year and a half ago. But since then we have several concerns about the exterior of the home that are going ignored! We have called over 6 times regarding warranty issues and no one calls us back. We are not litigious by nature, but are considering it. Our shingles are all curling/loose and the siding is falling off our home. If you are considering purchasing from Palm Harbor, make sure you are very handy and prepared for issues.

    Try to explain this the best way possible, we went into purchase a home we have available financing, but the warning flags all came out when we was told we had to use their financing or you had to pay in full, this sounds shady, then to top it off, was told by the sales person they was to busy to work with us to get the home we wanted because of the hurricane, you either got the cash or you use their financing and if not he didn't have the time. So we was going to settle and play by the rules except use our financing, which said they had worked with palm harbor before, but palm harbor after two phone calls to the sales rep, no return phone call. So I just say beware of the high pressure sales techniques and the mandatory use of their financing.

    Bought my home in 2011 & it’s been a good, solid home. It withstood Hurricane Irma. I’m looking now for a possible second home. All property must be cared for & I’ve maintained it well.

    I drove to plant city to look at the homes because where I live in Punta Gorda the Palm Harbor homes seemed to withstand the latest Hurricane better than most. When I got there I was greeted with beyond friendly employees who were very knowledgeable and very accommodating. The models and decor room were outstanding with so many different options to look at. Overall great experience!

    What a great experience searching for a manufactured home at Palm Harbor in Plant City after mine was destroyed by Hurricane Ian. Max was very helpful showing us many homes to choose from. Explained everything in detail once I decided on which home to purchase. Call Max Rabago for an appointment.

    I could write a book on why I would never consider a Palm Harbor home! Our home is now about 5 years old and have had nothing but problems with pre delivery construction until today. Latest problems are plumbing issues. Have had electrical issues. Roof leaks just after moving in. Worst drywall work I have ever seen in over 30 years in construction. While their model homes were quite the display of homes the delivered home was no representation of their models. I have many pictures of how are home was delivered that turn my stomach every time I look at them. Sure hope things have improved since our home went thru the plant. I would give them a "0" if that was a option.

    So far it's been quite an experience that's all we have to say. Not enough room to type the issues on our project. Our entire family is very unhappy and dissatisfied of our brand new 2023 Palm harbor home. I pray others aren't going through what we have.

    I am extremely displeased through out the entire process of purchasing the home and the entire build quality of these homes. Please beware. There is a reason there are so many 1/2 star reviews. Their customer service has been sub par and no answers on emails for WARRANTY WORK. At this point if legal action is needed I will have to move towards that direction.

    The whole sales team was very professional. I toured three floor plans and loved every one of them. Very high quality and open. The cabinets are customizable which I love. So much space in these floor plans. Me and my husband are looking forward to buying one.

    Really liked their product and really thought about buying from them because of their 12 year structural warranty and 5 year warranty on appliances. But then I read some customer reviews that basically said that the warranties are meaningless because you can't get them to come out to fix anything after the sale. Very disappointing. Update: The manager of Palm Harbor called me yesterday! I was a little surprised to say th e least. He said that they don't wash scrub the reviews like Amazon or others. I'm glad that he reached out to me from my review, it shows that they know there is an issue and working toward better customer service and satisfaction. I didn't tell him that we had found a home while we were there that my wife and I were interested in, until we saw all the negative reviews. Maybe by the time we're ready to purchase things will have turned around for the better. I hope so, they use to be the poster child of manufactured homes and now modulars when I was a kid growing up in Tampa. Would like to see them on top again in the future.
