    I have been here few times already and always had a great experience. The place is pleasant and cozy, it feels like home. Nice terrace and sitting area,clean rooms and fully equipped kitchen. The owner is a very pleasant professional and fast response to your needs. Beside the fact that is well located in the heart of the city and affordable price. Will definitely suggest the place for your future stay.

    Perfect for location. Definitely check the neighborhood and learn your way around. Close to ADO, BEACH, SHOPS AND MOST IMPORTANT THE LOVELY LOCALS. They cheered for us because we recycled. He said you card about our country. That was nice. He might have been homeless too but he cared. The studio is not modern. Bring your own tissue and cleaning supplies. Washcloths and and towels. I didn't like the gate and the first floor, and the sheer curtains. It's worth it because of the location. Never felt danger although we had gates.

    I stayed at Kika Studios for 10 months and loved it! The studios are simple but cozy and Marco and Raffaela are outstanding landlords. I often did my Zoom meetings on the terrace (WIFI is excellent) and seeing the place, all of my clients wanted to come to Playa. I've recommended it to several of my friends, and two have chosen to stay there as well. It's great value for the price and is in a great neighborhood—close to downtown but not too close. I definitely recommend it.

    This little oasis in Zazil Ha is perfect when you stay in Playa del Carmen. The apartments are decorated in a hip style with all the modern electronics. Good WiFi. I enjoyed the dip pool and the close proximity to everything you want to do. Great security and amazing staff!

    We stayed at Kika for a total of seven months. The first room we were in the toilet smelled constantly of urine like it was coming from the pipes. We also had a bad ant problem there which he took care of with pest control. After 2 months of that we asked Marco to switch rooms which he did let us switch but he asked us to clean the old room ourselves which we did. Then we switched to the room next door which the toilet still smelled horrible. The bathroom it was later found to have an infestation of some tiny nasty bugs everywhere on the walls and in the bedroom itself. We informed Marco of this he told us it was better for him to have Blanca come clean it with vinegar than to have someone use pesticides. So the cleaning lady came and cleaned with vinegar but this didn’t solve anything. The internet is very spotty and I don’t recommend staying here if your work relies on internet. There’s only 1 modem to share between 10 rooms with guests. The place is pet friendly which means that while we were there every time someone had a dog the dog would use the bathroom inside the gate which means you either smell it or step on it like we did when it was in front of our door. You can here noise outside of your window at all times day and night because of the way the place is structured. We finally decided to leave on the 31st of March and we were fully out on April 1st. This is a great place if your only staying for the weekend but not long term like we tried. It’s a budget option so don’t expect anything more than that.

    Good points Clean, bed is confortable, the small kitchen is usefull. Toilet did not operate properly for 2 days, there is apparent live wires in the shower, noise is quite umbearable, the windows are so thin it doesn't matter if they are open or closed, I did not enjoy the stay. The place also slightly smells of humidity. Marco did his best to try to fix the toilet ( and leaks ) but to be honest I would not have put the room to let before sorting these various problems, this review is for the outside Street side room, I think the ones inside do not have these problems.

    Good size room, clean beds and sheets, but never got the TV to work, I didnt mind cause after all i went to playa to watch the beauty of nature and beaches lol. I do recommend it!

    Really small rooms, some are better, some worse. Great terrace, great swimming pool, great owner. Close to the good good. Recommend!

    I planned to stay a month here for work and vacation, but ended up leaving after two weeks. Let's start with the good things: I had a nice welcome and the apartment is well located. It's about 5-10 min to everything you need. You've a well equipped kitchen with everything you need (apart from salt/pepper/coffee/water/oil). The terrace is nice, but you should know that it's shady there most of the time, so if you're planning to do some tanning, that's the wrong for you. The pool looks way bigger and it's more the size of a big jacuzzi, so no chance to swim and really just to get wet. Before I booked, I asked if it's quiet in the night, bc I'm very sensitive. I was told it is which is an absolute lie. Dogs from the direct neighbor are barking the WHOLE night, the soccer field right next to the building is always busy and people are very very very loud. Even though I had earphones in, it was impossible to sleep and an absolute mess. You've only two towels (none for the beach) and I didn't get more when I asked for it. The Wifi is good for working but as the electricity fells off (which happened often and they don't have a emergency aggregate) I had to make me a hotspot. The water pressure in the shower was ridiculous, especially if you've long hair like me - forget using a conditioner, as you probably need an hour to get it out. So overall, especially as I had way better experiences with apartments in Mexico, I would never come again here. If you don't care about finding some time to relax, this might be your spot.

    Great budget stay. Nice location. A few streets down to 5th Avenue. Sacrifice a closer location for price. But very clean and convenient
