    I never leave reviews but this time I felt the need to warn any future guests staying at this place. Our horrible experience started even before getting there. We were staying from a Friday to Sunday; and were trying to confirm the early check in process; I called multiple times during the week and left multiple voice mails and was not able to talk to anyone; nor anyone returned my call. Once we got to the house, we faced so many issues (be aware if they are renting you the unit # 128 ( full address is 128 Angela’s Ave, Haines City, FL 33844). Upon our arrival we noted the pool was very dirty, full of bugs and dirt. In addition, the patio area had mold spots throughout the area, and weeds growing aplenty. In its listing, this property expressly recognized and promoted things that simply were not true, or at a minimum misleading. Specifically, the dissapointment included, but was not limited to the fact we purposely decided to reserve a house with its own pool because my daughters love to swim. This issue, with a less than desirable pool was reported on Friday, and on Saturday afternoon someone stop by to clean the pool; which helped. Unfortunately, the short vacation was over and wasted. Additionally, the Roku TV in the living room did not work; trash can in the kitchen did not have a lid, which caused the area to smell; fridge was missing shelves; the shower in the master bedroom was clogged; sofa upstairs was ripped; etc. Needless to say, the inherent dissapointment between what was advertised and reality resulted in a less than desirable vacation. I emailed to share my feedback and no one ever replied; hence why I am leaving this review here. Make sure you check the house and if unhappy with it, demand they switch you to another house; or if you don’t want to risk it, consider other options. 7/10/23 to management: I will await your response; have not heard from anyone yet. 7/16/23 to management : I still have not heard from anyone regarding our terrible experience. I do think we deserve a refund. 8/5/23- to everyone considering staying here, do yourself a favor and look for other options. Despite them saying they will contact my about my horrible experience, a month later and I still have not heard from them. Definitely not worth the amount paid for the two nights we stayed.

    I would love to give the resort more stars but the experience want great. The resort is not gated which which we thought it would be. The house itself was not clean and it was dirty dishes in the dishwasher. The furniture wasn’t the newest and some drawers wouldn’t even open. We did enjoy the water park though!

    We were at the club house for a celebration. This is an small room but it works for our family party (15 years old girl celebration). The staff very helpful and nice, ready to help with anything. Food was delicious. I really enjoyed. My family and myself are very grateful to all the people that help.

    We were so excited about staying at the Balmoral Resort with our family which included 4 children. It is a great location for short drives to Theme Parks. Not many eating places!! I could only give two stars as the carpets and floors, windows, lanai pavers, in our house were filthy> We could not let the 10 month old creep on the floor, we had to wear shoes inside or feet were black from floors, we had to put a blanket on the floor for the toddlers to sit on while playing! Towels were pathetic, most of them so small they would not wrap around the toddlers. There were no sharp knives, there were only 2 teaspoons in the drawer, not enough plastic plates and glasses to discourage renters from taking glass to the lanai (5 plastic glasses for a house that slept 14)!!! One of the bedroom doors would not close, a couple of the toilets needed the bolts tightened, had to call twice to get a smoke alarm battery changed. This development is missing tender loving care everywhere. Lawns, entry ways, etc - just not being maintained. Many Cars parked along the streets even though rental agreement said you could not do that. Our garbage cans were street side from Tuesday (our check in day) until garbage pick up on Friday!.

    Took the wife to the Pink Floyd tribute band concert and it was great! Went early and had dinner before the concert and it was great! Reasonable prices great service even though the place was packed! The food was excellent! Great time haven't seen that many 70 year old Hippies since we went to see Leon Russell in concert.

    Stay somewhere else. We stayed with another family at 178 Kenny blvd. There were not sufficient toiletries for our 3 day stay. Only 1 set of towels per bathroom. The beds are very uncomfortable and the blankets/sheets in the room we stayed were covered in dog hair. I sent my husband out to get new sheets and bedding because there was only enough laundry detergent for 2 loads (which I used washing the towels). There is no shower light in the right upstairs bathroom. There is no hand soap, so bring your own. The dining table and cups were dirty and the floor was not clean at all. The owner needs to hire a new cleaning company for sure. We ended up leaving early. Would not stay here again.

    I can’t even tell you how disgusted we’ve been this year. We stayed here two years ago before covid and it was amazing. A real resort. NOW it’s a housing community, which is fine, but don’t rent us vacation time as a RESORT when it’s not. The pool area is trashed and not kept up, our fold out couch mattress and blankets have blood stains, the dishwasher isn’t attached so it has fallen forward many times w dishes in it, and it’s missing 6 out of the 8 wheels on bottom rack so you can’t pull it out to fill it. We came here as a family for thanksgiving week and they literally shut the entire place down today(on thanksgiving) so no pool, no service anywhere. Again…NOT a resort. The gym is NOT a gym anymore It’s just sad. This place used to be great… now it’s neglected and it’s very apparent the staff and owners don’t care.

    Not the same resort. Booked bcuz close to my home had family come in for the Holidays. Some of amenities were shut down Towels in unit stained. No heavy blankets my aunt had to but some from Walmart as no one was at the desk and no one returned her call. Property looks very worn down and sketchy. Entrance difficult to locate at night. Sad.

    Overall I would rate our stay "fair." The house was easy to find, conveniently located near stores and restaurants. We rented a six bedroom home with an attached pool. The house was a great size for our 12 people staying there and the 2 car garage was nice. The kitchen was huge and very nice looking but only had the basic amenities. Pool area was nice with plenty of seating. We did have left over cigarette butts in the corner that the maid service missed during cleaning. There was no cleaning supplies other then one roll of paper towels and a tiny bottle of dish soap. They supply you with just enough towels and one hand towel and wash cloth per bedroom. I wonder why all of the blinds were closed when we arrived and then when I opened them it was obvious that the windows haven't been washed in months, you could barely see out of them. The down stairs is tile and the upstairs flooring is carpet. The carpet was stained and very dirty, it hasn't been steamed cleaned since it was installed. Felt very dirty to walk on and your feet and socks showed the filth. The worst part of our stay was one of the bedroom has a disgusting odor coming from the carpet and you could see some stains in the corner of the room. We couldn't tell if it was feces or vomit, either way it was nasty. I complained to the office upon arrival and they showed up with some canned carpet cleaner and an air freshener spray. They attempted to clean the area and sprayed the carpet with the air freshener to mask the odor and said someone would be out on Monday to clean the carpet on Monday properly since it was Saturday. We shocker no one showed up on Monday so I complained again. Finally at 5pm on Tuesday a women showed up with a standard carpet cleaner and attempted to clean the carpet. The liquid she soaked up was black. She worked on the area for about 10-15 minutes and left. The smell was better but still there, had to leave the window open to keep the smell at bay. A few last things to warn you about: If you are planning on going to Disney make sure you plan on an hour drive each way, traffic on the highway is bumper to bumper all day both ways. The "arcade" is more like a game room with a few games. The water park is very dated and most of the attractions weren't operational. I would not recommend this place to any of my friends or family, look elsewhere for better accommodations, we won't be coming back.

    We went to the bar the other night service was great food was good except the chips were fried in fish oil they did not taste well at all. My husband had Italian sandwich and said it was very dry. You need to have cushions on your bar stools. They are way toooo low

    We live in the area and went for lunch. The setting is lovely and we normally enjoy ourselves. However yesterday we went for lunch and no one greeted us. We found a seat and waited about twenty minutes. I finally got up and got the menu myself. The person tending bar said she would with us in a minute. After another 20 minutes we left. They clearly didn't want our business.

    The house we rented was super comfortable and big. We had no issues to enter to the house, the open concept of the house allowed us to share as family and have fun. I would stay in Balmoral once again.

    Our child was locked behind a bathroom door for hours due to a faulty lock. We tried calling maintenance numerous times. After a couple of hours our child was screaming in tears to get out so we had to knock the door down. After explaining this at the end of the trip to customer service they said we apologies for the inconvenience but we have to charge $500 for the door. The pool was filthy. Stains on the carpet which they tried to blame us for. WiFi never worked. Back door never locked when we arrived. We went to reception every day and no one was available out of the 7 days. Zero concern for the complete breech of health and safety. Disgrace

    I almost never leave reviews...but things have fallen apart at this resort so much that I feel I need to leave a review to help prevent others from having the same experience my family and I had the last time we stayed there. We've stayed at Balmoral many times in the past...and at first thought we'd found a hidden gem...unfortunately, everything has really gone down hill over the past several years. This past stay: We booked heat for the pool and it was not turned on...and even after numerous emails/calls it never worked for the duration of our stay; The water slide, water park, and game rooms were all out of order...the water slides and water park were completely taped off; During our stay, and due to no fault of our own, the air conditioning that is located on the second floor developed a leak through the ceiling...which we had to call about and then wait for servicing on...interrupting our stay further; customer service was horrible...outside of one maintenance worker who seemed to be trying. It was very disappointing...and sad to see...and we won't be visiting again. There are many other similar properties in the Orlando area that we will consider instead.

    Our kids just moved to Ft. Myers in south Florida. Prior to that, we would always put them up at Balmoral Resort in Haines City. The staff was always accommodating, the restaurant & bar were nice, and they have a beautiful pool and water park. The two and three townhomes across from the main building are an excellent alternative to staying anywhere else. Book early if you can. Thanks Balmoral for the wonderful accommodations over the years. If we ever are in need of a place to stay for visiting friends or family, we won't hesitate to plan a stay with you.

    Went to Mother's Day Brunch there yesterday. I will not go back !! And all of the events sound so fun. But this is no way to run a Brunch. The only food that was eatable was the omelettes made fresh. The rest was less than you would find at a hotel that includes breakfast. Background music was 80s and 90s. I would have liked light dinner music. The room were the food was laid out was not convenient. Plates and silverware we're in the back. Had to go through a lot of people to get to the silverware. The hostesses were dressed in street clothes blue jeans and blouses.

    I've been down to use there swimming pool a couple of times and it's beautiful. The water is warm, you don't even have to get used to it. The restaurant food is great. prices are reasonable And the service is Great.

    DO NOT STAY AT THIS RESORT. We recently stayed in a 5 bedroom pool home at the Balmoral. Our home was broken into and we were robbed sometime between 3am and 5am on October 21st. That same week, three other families (that we know of) were also broken into and robbed. We noticed that there were a group of kids walking slowly around the neighborhood throughout the week. It appears as if Balmoral knows this is an issue - the pool cage screen doors were cut (to open the lock) and maintenance simply put tape over the cut. All of the long term renters have security cameras all of their homes so this has been an issue for a while. Simply put - DO NOT STAY HERE - ITS VERY UNSAFE.

    our family had such a wonderful stay at the Balmoral Resort! It is family friendly very clean and the kids enjoyed the water park. I would definitely book with them again and recommend it. The only thing was that they don't provide enough blankets, pillows and toiletries, other places I've gone before always had extras.

    Came to down with family, whole stay exceeded my expectations. We stayed on Kenny Street. Despite the water park being renovated every house had their own pool which was perfect for the kids. The club house actually had a game room and some great entertainment. We enjoyed karaoke one night and watched a band the next. The kids enjoyed their bacon burger and nachos while we enjoyed the bar. We will be staying here for our future trips down!

    The home was beautiful. I did notice that there was no filter piece in the dryer to catch the lint off towels. I was unsure whether to wash them or not because of the missing piece. The last day I went ahead wash the towels for the cleaning person. A shelf in the refrigerator was broken prior to my stay but it was not a bother to use because we did not need it. Other then that there were no major problems. I noticed that the outside gate was broken prior as well in the backyard. For safety purposes, I would recommend that someone fix it because I hate for someone to utilize the pool area when the house is available. The beds were low in all the rooms but I liked the fact that the bathrooms were in each room.. We used a air match due to me having to sleep elevated and high. All the bedrooms are upstairs which was an issue for my future mother in law due to her legs.Other then that there were no major problems. We enjoyed the home and would return. I would love to return in the spring or summer to be able to use the pool.

    Entry $90+ for a family of 2 adults & 1 kid, child under 3 (free entry). My family and I had a awesome time ! It’s enough fun for the entire family. The alcohol drinks and food was good and reasonable. We ate and drunk for under $50. Only downfall is their is no lifeguard on the kids side .A few kids hit their heads/face going down the water slides in the play area. (WATCH YOUR SMALL KIDS CLOSELY ). I look forward to booking here in the near future. Such a great vibe.

    Spent a Fantastic Day at the Balmoral Resort. Waterpark was Great and Staff were very Friendly! Alexis at the Bar was very Nice and offered excellent customer service. Also, received a friendly greeting from Diego upon our arrival. We will definitely be back to enjoy! Nice pool area and Fun slides! Thank You 😎

    Our second time visiting Balmoral! We love it! Will book again next year. We even loved the location we were at. Hoping we could book the same house again. Not sure how you go about that as far as requesting the same house. Only complaints, not enough supplies for amount of time we stay. I know it's self catered however should have extras toiletries as I read if needed more call guest service which was no where to be found and also, wished the heated pool ( which we paid extra)l would last longer throughout the day. We noticed it was excellent heated in the morning then it would shut off sometime before mid morning. I would refer to anybody. Overall, was a really relaxing stay.

    The accommodations were great. Each bedroom had their own bathroom. The house was spacious and clean. The outdoor space was nice but the chairs at the table were not comfortable. We knew about the towels so we brought extra. The kitchen was very limited on pots, pans and utensils. There were plenty of dishes and silverware. When we arrived the code did not work on the door and we were left to stand outside for 30 minutes before they got someone to let us in, it took 3 phone calls. We enjoyed our stay just a few things that could of made it better.

    Our family from across the country celebrated the Thanksgiving holiday at Balmoral Resort. We rented six Villa's, VIP package poolside for our Meet and Greet and the event center Ballroom for the family dinner. The F&B manager and coordinator for the events provided exceptional service and the resort grounds are stunning. We didn't expect the food to stand up to the family's scrutiny however we were pleasantly surprise by the flavor and quality of the dishes. The only negative or drawback from the experience was the sometimes "inconsistent and lackadaisical" service from the front office staff. In my opinion, the hospitality approach was void and at times I felt they had a take it or leave it attitude. Several calls had to be made to the reservation dept. for overlooked refunds, accidental overcharges and reasonable accommodation requests. There is more to hospitality than answering the phone and booking the reservation and making the "guest experience" from beginning to end seamless, pleasant and enjoyable should be the #1 priority. Overall, our family had a wonderful time and the accommodations were a one-stop shop experience. The grounds, homes, layout and furnishings are exactly as advertised on the website. Our travel agent, Kathleen Peterson of KMP Group Travel, sent out several RFP's and found the perfect resort for our needs.

    As I sat tonight to book a 4th trip to Balmoral Resort, I decided to read the reviews. I am not surprised at all the repeat customers that were not happy with their most recent stay. Last year, which was our 3rd time here, I noticed a change in the atmosphere of the "resort." The staff didn't care, the lawns were grown high with weeds, overgrowth on the sidewalks and streets and many things out of order/closed. I'm sad to say, we will not be booking this year as I can tell our experience last year with the condition of the property, has only declined. I'm so sorry to read about these bad experiences because if properly managed, this could have been a goldmine for both developer and vacationer. I hope I read next year that things have turned around. It seems like a pretty simple fix... hire a staff that cares and pay them well because as you can see, that is not the case.

    First I want to say if you book a stay here make sure you book through the actual Balmoral Resort. We were very impressed with the house and how clean it was. The house does have a few complimentary things but we brought extra paper towels, towels, toilet paper, baking sheets and few other things that we may have needed. It was so relaxing. There are residents but it didn't bother us. We pretty much had the water park to ourselves which was awesome. We were able to hangout by our personal pool at our rental home and cook amazing meals in there awesome kitchens. Thank you so much Balmoral. Glad I didn't listen to the reviews. It was worth it.

    Home was lovely. Pool was great, although a bit cold. Kids loved it. There was only one roll of toilet paper per bathroom. No coffee filters or laundry soap. This would have been nice to know ahead of time. Kids loved the water park.

    To start, we enjoyed our stay at Balmoral Resort. The amenities are great. Now for the house, the walls weren’t clean, the towel bar in the bottom restroom wasn’t there, the wall was repaired but not painted and no towel bar but the main disappointment was the patio table/chairs. On the video I saw a big rectangular table but ours was a little round table with only 3 chairs. Our home could accommodate 10 people so why not put a big rectangular table in it!
