The worst place to live in, the management office people are very rude, Especially the manager, She doesn’t like to deal or help the residents at all.they treat the residents very bad. the apartment quality is ver bad, almost every day I have something broken. stairs are always dirty, they never come to do the pest control, Pool is always dirty and they let people from outside go in the pool. they raise the rent every few months with no reasons The previous management team were so helpful and kept the place well maintained and clean and they were very friendly and honest and hardworking.

I recommend that you don’t rent at the Sugar Mill apartments. The people there that work in the office are horrible the maintenance guys don’t want to do their job and they can’t be trusted. Most of those apartments in their have roaches throughout the whole entire property. They don’t change carpet when tenants move out like legally they are supposed to. They also had one time where a tenant was cleaning his gun edit misfired went through another apartment and almost hit a lady sitting at the dinner table.. The regional manager her name is Margarita they are clueless with the property and with the tenants all they see is dollar signs if you wanna get stabbed in the back or live in a dirty apartment go to Sugar Mill if not I recommend that you go somewheres else for your money not worth it. I am not gonna put photos up because I don’t wanna make it worse but there is an Infestation that they trying to hide with the roaches. If you don’t believe me check for yourself prices are not worth it. The regional manager Margarita is clueless and tries to save money in her pocket and not for the community or the apartments. I’ve had numerous people who wanted to move in there because they lived in the area and told him why and they never went back. For the price they are charging. Their are nicer places in the area. This review is the truth I know because I saw everything first had an experience to everything that I wrote down.

My Building is quiet and really laid back, everyone knows each other and tries to help each other out if needed. The office staff is friendly and has everything running like a well oiled machine. The maintence men are quick to responde and deliever service with a smile. The grounds are kept up and maintained on a regular basis.

We have lived here for a bit less than a year, so far has been pretty decent, in comparison to other places in the area. There have been NO issues with pests (roaches, spiders, bedbugs, or otherwise) experienced by ourselves or neighbors we've talked to. Guessing maybe someone had an issue possibly in their individual apartment, but sorry to say, that would be a personal issue, not a property-wide issue. We keep a very clean home, as do the other neighboring apartments, and not one person has complained about bugs this whole time, some of the neighbors have been here 5-10 years. They recently hired new maintenance team to help get everything back up to speed after we lost our ONE maintenance person a few months ago, along with the community recently having changed owners. Everything takes time, and honestly, even though rent has gone up, the places here are affordable, functional, nice inside (as long as the tenants do their part to keep them clean), and any issues should be handled directly by the office/property managers, not by complaining and misleading others on google. Be a shame for one dissatisfied tenant to be the bad apple that gives a decent, affordable, income based, family community a bad name. Recommend for new neighbors/ possible tenants to talk with multiple people, do their own research, and come to factual and accurate conclusions. Sorry to the issues the last person seems to be experiencing, but that person does not speak for the diverse community of families and individuals here. Peace and Love.

Jennifer was thoroughly understanding about my nervousness. She made me feel welcome and sparked my excitement about the next chapter in my life. She seems to genuinely enjoy sharing the experience with new tenants. You are lucky to have her. Great customer service comes from actually caring.

Maintenance request was immediately received and taken care of. Technician knew exactly what the problem was and got it fixed right away. Office staff kept us updated and communicated well with us. Thank you

Drug deals in the parking lots. People peeing outside our child’s window. Police raids on the regular. Paraphernalia laying around. Trash overflowing and being thrown in hallways. Fires in bushes from cigarettes being thrown off balconies. Bring anything to managements attention only gets an attitude in return. Avoid if possible. Dirtiest place in Port Orange. No accountability from staff.

I love my new home here at the Club at Sugar Mill. The management staff I worked with was polite and helpful and really went above and beyond. The patience staff keeps the grounds well-maintained. My neighbors are polite.
