    A decent complex with more or less all the modern amenities one can seek. The apartments are decently designed and constructed. Electricity and water supplies are also pretty good, with working 24 hr backup power generators. The few issues to keep in mind are that the place is located a bit far away from the main Garia area, making communication a bit challenging, especially at night. Also, another major issue is that cell reception is very poor in some of the towers. There are good facilities like gym, indoor games and banquet hall and a store, but the pool is not complete yet, at the time of this review.

    BEWARE OF PURCHASING ANY PROPERTIES CONSTRUCTED BY THE PRUDENT INFRAREALTY REALTY PRIVATE LIMITED. After residing at the Prudent Prana Complex for over 4 years , this review is being written and posted as several glaring issues/faults/deficiencies committed by the Promoters - Prudent Infrarealty Pvt Ltd have come to light as below: 1. The Promoters have oversold and allotted several car parking spaces beyond what was sanctioned by the Municipal Corporation and now the Promoters are forcibly taking away car parking spaces from apartment owners which were previously allotted more than 3 or 4 years ago without any prior intimation to the apartment owners and realloting them in an arbitrary fashion as and where they please ! 2. The Promoters are not repairing/re-sinking a defunct borewell (1 out of 3 borewells) although the Complex is solely dependent on borewells for regular water supply. 3. The Promote have not provided amenities such as the sewage treatment plant as specified in the Drawings! 4. The Promoters are refusing to carry out the day to day maintain of the Complex although they are collecting the Monthly maintenance dues from the apartment owners each month and as per both WBHIRA and RERA, the Promoters are to provide and ensure all essential services at a Complex, till the Complex is handed over to the Association of Apartment Owners! 5. There are several complaints from several apartment owners about the extremely bad quality of construction, such as dampness in walls, floor tiles coming off the floor although this Complex is just about 6 or 7years old. 6. The Promoters are refusing to carry out repair works at the Apartments even though both WBHIRA and RERA stipulate that the Promoters should rectify all defects if defects are reported within 5 years of handover of possession of apartments to the apartment owners. 7. The Promoters are not cooperating with the Apartment Owners to form the Association of Apartment Owners by refusing to amalgamate certain newly acquired land areas for car parking spaces in the Complex. 8. The Promoters are trying to overcharge/cheat the apartment owners for the usage of Submeters (pending receipt of electricity meters from the electricity department) at an excessive arbitrary rate with an excuse that they do not have adequate staff members to carry out meter readings on a monthly basis. 9. The Promoters have not appointed a Facility Manager for the Complex over the last 5 months to oversee the day to day operations in the Complex. 10. The Promoters are refusing to provide certain Amenities promised in the brochures and registered deeds such as Intercom facilities and Doctors chamber. 11. The Promoters are not repairing key Amenities such defunct Borewells, Sewage treatment plant and Fire Safety Alarm systems for a long time!

    1.) Sewage treatment plant and water quality and scarcity - They have swindled money from people. They are trying to run away without fulfilling a number of commitments. Sewage treatment plant in complete disrepair. 2.) Borewell or submersible pump and water scarcity - One Borewell dead for many years hence this society will face water scarcity in summer of 2023. We the residents have reached a point that we are neither here nor there. If we spend the money get the boring repaired, the developers - Prudent and Pioneer group win and if we don't and wait for them to do the right thing - we go without water. 3.) No intercom facility. 4.) Games room in disrepair. 5.) Swimming area - spa and women's steam room not working. 6.) New residents sub meter scam - They have swindled money via sub meter scam to new residents. Charged at Rs 9.92 per unit where as WBSTC has highest rate around Rs 6-7. 7.) Fraud by developers staff - Fraud committed by their accountants by taking maintenance in cash and then no reparation for same to concerned residents. This staff is still working with them. 8.) Poor condition of lifts - Lifts in this society are death traps due to low maintenance. No emergency buzzer options inside plus due to lack of a functioning intercom system this situation is dangerous. 9.) Security cameras - Out of 127 cameras only very few work. Most lift and rooftop camera feeds not working as per maintenance office. 10.) Inadequate staff - Housekeeping and security staff inadequate thus staircases and grounds don't get properly cleaned. The grounds are littered with cigarette butt's and other garbage. Initially 16 housekeeping staff, reduced to 10 without logic. More residents moving in each week. 11.) Poor quality of construction - Number of residents facing tiles issues, that is, tiles are coming off. Poor quality of sewage pipes used hence residents posting pictures of complete disrepair in kitchen and bathrooms in society WhatsApp groups. The poor quality of construction is apparent in the cracks in the walls of lobbies and outer walls where chunks of cement are coming apart. 12.) Parking scam by developer - 414 parking spots allotted, whereas only 201 in sanctioned plan. These additional parking areas allocated, eating into super built up areas already sold to residents. Additional Parking areas already sold not amalgamated even till now with building plan. They first said they would provide this as gift deed to committee or association - imagine you bought a piece of land - parking area - someone wants to not mutate it into the regular building plan but wants to gift it back to you. Parking areas are getting regularly re-allocated without intimation as per discussions heard in recently held Annual general meeting of the ad hoc committee and one can see old numbers being painted over everywhere. 13.) Temple area not maintained and others - These people are cheating us to this extent that the temple clean up is now also on us. The area around the temple - walkways need urgent repair. We get dirty water in our taps every now and then and this is the reality of living here. Don't buy flats from this developer. We will have to spend lakhs of rupees once the association takes handover to properly to set right all that has been messed up by this developer's actions and inactions. 14.) No doctors chamber as was promised. No departmental store although the board of one present here since forever. No maintenance manager for the last 3 months. Please come to Prudent Prana and connect with suffering residents whose kitchens are flooded or who are suffering from water shortage or dirty tap water or are getting trapped in lifts regularly and having to jump out of them before buying flats from this developer. Remember the names Prudent Infrarealty Limited and Prudent Township Private Limited registered office 10A Rawdon street Kolkata and Pioneer Property management at 42a Shakespeare Sarani. Update 1.) Writing reviews draws flak in that there can reverse flimsy litigation filed against you and family.

    I’m writing this review for a landlord of prudent prana B2,4B, bagher ghol , Garia,Kolkata-700103. His name is Vikas Kumar and his wife name is Neha. I rented his flat on 1st April 2021, I paid rent and ebill and maintenance charges on time but when I told him that I’ll be leaving his flat after a month, first he agreed and after few days he and his wife started plying game that he met with an accident and couldn’t able to come and take keys etc. so I stayed another month just for humanities but after that he and his wife started torturing and disturbing everyday. They made my leaving hell. I even told them that I don’t want my deposit amount back just let me go but he didn’t agreed and told me that he don’t have anyone who can take the keys on his behalf. Once I fall sick and went to hospital at that time he started calling and torturing like why I left his house if I’ll not reach in 30 mins then he will broke the lock and ask his people to pick up all of my stuff , he threatening me like a prisoner. I helped him in all possible way like I helped him in making the agreement for his new rental and once he took my help then again he started torturing and his wife threatening me like you can leave my house right now at night . So I planned to vacate the flat but again they started playing game and didn’t allow me to leave . Anyhow I spent a whole month in that toxic situation and left . Again after 8 months he called me and my family for money. He mentioned that I broke two chairs to send money for repair. After I left his flat , he had another rental but again after 8 months of my leaving he was asking for money. My family is very decent and normal people and we didn’t want that kind of torture so I paid him. I am writing this because I don’t want anyone to face such situation. Vikas Kumar and his wife Neha are very cheap and toxic people so please don’t rent their flat. Be aware of them .

    As a customer i would like to say. 1) Affordable construction service compared to market rates. 2) Quality materials used in construction. 3)Team is Very polite & always giving positive responses. 4)In Time Delivery 5) Transparency at every stage. 6) Material used for construction as per agreement no deviation in that. Overall Value for Money...

    Big society but water and internet issues. Pretty far from main city, road outside the building get clogged till knees due to rain.

    Prudent Prana Complex is one of the most known complex with excellent amenities at reasonable price . We have seen this plot in 2013 and in 2017 we have booked our apartment.The Owner and his Team has offered their plan and Accordingly They have made the exact same apartment.Yes Problems sometimes occur and that is normal in every premises but amicable solutions by Ravi Khaitan jee always helped us that I can say as As A Pranaite.. We neighbours are like a team and as a whole we are having mutual respect and that's the forte of our complex..We love it..And don't hesitate to stay here and we all are a Happy Prana Family..Much Regards from Dr. Soumya Jyoti Banerjee and Dr. Paulami Mitra( Prudent Prana Complex , Garia,Kolkata-700103)
