Move out management is terrible (details below): Before moving out, I made sure my unit was thoroughly cleaned (just like how it was when I moved in) and was told everything looked good through a prior inspection and I wouldn't be charged anything. In addition, I submitted a maintenance request for painting the door 3 months before I moved out. Even when I asked about it (multiple times) when it would be done, they gave the excuse that it would need to be done on a rainy day. There were plenty of sunny days before I moved out and yet this request never got fulfilled. I was worried that I would get charged for this but the leasing office staff reassured me that I wouldn't get charged and not to worry about it. However upon move out, I was surprised that I was hit with a $400 painting charge (which was bumped up to $440). I was wrongly charged and treated unfairly. It's clear they want to make as much money as possible with no interest in pleasing their good tenants. I asked to waive this charge but they won't work with me. I am disappointed and upset. As one of their best tenants, I deserve to be treated better. I would not recommend anyone to live here.

If you plan to live there for 1 year, be prepared to get fake move out charges amounting to almost $2000. They will renovate their apartments and bill everything to you (paint walls when not needed, replace carpet when it is perfect, replace old appliances etc.). I saw similar review before I started living there since didn't believe the review. I am now paying price for this. You have been warned.

Another malpractice by onyx, they do charge customer extra few bucks every month. Here is the breakup of WSG for a month. As you see they charge everything twice. Another interesting component is Common area Gas which never existed in the community. Some of management is horrible. They charge lots of fees when leaving regardless of cleanliness. Hot tub closed. Gym has no fans so smells terrible. Harassment by mgmt. The company does nothing to fix their poor decisions. Upon moving out we were told there is no point on hiring cleaners or carpet cleaners "because we were going to be charged for all that anyways". We did hire those professionals,made zero damages above normal wear and tear and still got charged. I did a 2.5 hr walk thru upon moving in because there were plenty of issues, so at least it's all documented!

We moved into our unit in January and love our unit! It's a great size for the price, and I use the fitness center several times a week. We've only ever been treated warmly and respectfully from the staff, and all of the maintenance requests we've put in were dealt with right away.

I had stayed in onyx apartments(Building 19) for 2 years. Apartment was good and it was a renovated one. I was skeptical about my move out charges when I moved out. But it seems is very reasonable. There is a pre inspection before the move out and they inspect your house. During the pre inspection. They found quartz counter top on one side of the stove was cracked They also noticed glass stove top was in a bad shape. They recommended me a few products and videos to clean the glass top. They also gave me a quote for the kitchen counter top replacement ($526). Then when I moved out they charged me only that amount. No cleaning charges or anything. Last but not least, there is a new operations manager named Melia Taylor. It seems she is taking care of all the move outs now. She is so friendly and very helpful. She helped me in our pre inspection and move out.

The worst place I ever lived in, they will charge you for renovations even if you do not damage anything. So, be ready for some fake move out charges that amount to around $2000 (even if you stay for 1 year only)

Beware, $100 of the deposit may be refundable but the other $350 to lock in the apartment they will keep. Currently working on the fix, but my application was denied because bad credit during covid.
