I Love this Place- always have good service.. super busy but polite.. generous portions and fast service.. good place to eat breakfast 🥞

A reasonably priced dining experience for breakfast, lunch or dinner. Nothing fancy, but I had really good service today. Can be really busy at times.

Huge portions, great selection, similar to Cora's in Canada...a little pricey, but definitely get a portion worth 2 portions.

Quiet in the morning. Food is good and the waitress was very friendly. I got their strawberries and cream crepes with sausage.

Been here a few times, when it was busy, and slow. Each time I was not very impressed. Food comes out in stages, some warm, some cold. Silverware dirty, food stuck on inside of water glass. Waiters rarely come back. Time to receive order is longer than expected, even when the place isn't busy. Rather go where the service and food quality is better, and clean dishes/silverware.

Fast friendly service, only negatives was changes in items from other IHOPS. Things I ordered the previous week from a different location were not the same. I assumed because it was a chain there would be consistency. Prolly my fault.

The food and service is good. My server was also training a new hired server and he still needs some more training.

I recently decided to revisit this IHOP, drawn in by their advertisements for an all-you-can-eat pancake special and a kids-eat-free promotion. After a pleasant experience at an IHOP in Vegas, I was excited to enjoy a similar experience at my local IHOP branch. Unfortunately, my latest visit turned out to be a nightmare that left a sour taste in my mouth. I had seen the advertisement and even verified the details on the IHOP website. Imagine my dismay when ordering , I was informed that the all-you-can-eat pancake special was no longer being offered. To add insult to injury, there was an actual sign inside the restaurant still promoting the special. When I pointed this out to the server, she dismissively acknowledged the sign and casually mentioned that they should probably take it down. This blatant false advertising left me feeling deceived and cheated. As if that wasn't enough, I was even more shocked when I attempted to take advantage of the "kids eat for free" promotion that I had also seen on the IHOP website. According to their website, this promotion was supposed to be available every day after 4 pm with the purchase of an entree. However, when I inquired about this offer, I was met with confused stares from the staff. They had no knowledge of such a promotion and informed me that there was no such thing available at their location. It's baffling how a well-known chain like IHOP could fail to communicate their own promotions to their staff and mislead customers in this manner. The entire experience was nothing short of a disappointment. The false advertising left me regretting my decision to dine at this IHOP location. It's disheartening to see a once-favorite restaurant chain tarnish its reputation with such unethical practices and poor customer service. I strongly advise anyone considering a visit to this specific IHOP location to exercise caution. Based on my experience, it's evident that the customer's satisfaction is not a priority, and misleading promotions seem to be the norm. I hope that IHOP takes this feedback seriously and makes the necessary improvements to restore their credibility and customer satisfaction at this location. Until then, I'll be avoiding this IHOP branch and suggesting others do the same.

IHOP is another restaurant that specializes in mainly breakfast and of course, pancakes. Many variations to choose from in their menu. Chocolate chip to lemon ricotta blueberry, it’s found here. Still can get endless pancakes as one of the signature promotions. IHOP has also moved into lunch and dinner too. Good pancakes.

We visited IHOP last week. It was really yummy. Great service, food was delicious and we got our food very quickly. Def would come here again

I love breakfast and they have a good one with a good selection. The sausage tasted a little "funny," but everything else was good. Eggs cooked just right, bacon and ham both very good. Everything is getting expensive!

The waiting time is long but it is worth it. The service is good and the food is better. I recommend it. Only the time is delayed according to the high demand, but it is totally worth it and the prices are regular

I prefer IHOP over Sharis, Denny's and other chain fast food breakfast joints. I like the selection a little better for breakfast, and I like their non-breakfast selection a little better too. I almost never give these types of restaurants higher than a three for atmosphere and this is no different. The restaurants always clean and it's comfortable but it's always noisy with a lot of hustle bustle going around you it's common.

The food was good. It was pretty busy on Monday morning. It was around 11:30am when we went. Are server was slow on getting are good besides that. She didn't do too bad.

Extremely understaffed. No ownership or management on premises. Action could have been taken to insure a proper dining experience for all guests. This location obviously lacks a skilled management team.

I come here for breakfast whenever I am doing a grocery run in this area and it never fails to delight. Love the french toast, the pancakes, even the savory foods are good.

Our party of 6 (3 adults, 3 kids) stopped at this IHop for a quick bite to eat while traveling through the area. We used the restroom before being seated and noticed that the restroom was in immediate need of cleaning. The dining area floors needed cleaning too (very littered with food), but the table and seating areas seemed clean enough. Staff seemed very friendly. In fact, our server was one of the most charming servers we encountered on our entire trip to the Seattle area. He really seemed to enjoy his job, smiled the entire time he was helping us, and made friendly conversation with us. I wish I had caught his name (for the sake of the review, and only the review, I swear). After 5 of our 6 meals were brought out, our server apologetically informed us that the cook forgot to make the last meal (my toddler's food), so it would be out late. She ate my fries until her food arrived, and by that time she wasn't super interested in her own food. It was definitely an inconvenience but we also understand that things happen. The food was delicious. Absolutely zero complaints there. I deducted one star for the overall cleanliness of the restaurant/restroom. That could use some work. But I wouldn't hesitate to eat at this location again.

Okay, this is IHOP. It's not fine dining. But I have to say, our server was fantastic. Somehow she knew when we needed her and when to leave us alone. The place was clean, the food was good. I will, in fact have already scheduled business breakfasts there again.

Enjoyed my experience at IHOP this morning had there steak omelet and buttered toast, washed it down with cold orange juice and everything was incredibly delicious. Also met the company manager, I believe her name was Stacy, she walked around table to table making sure the atmosphere and service was perfected. For all this the IHOP on Rainer Avenue in Seattle Washington, deserves a 5 star!

Came here during the 2 day snow storm. My flight was canceled. The person who served us was pleasant and very friendly. Made my day a bit better.

Forgot my coffee, then reminded twice and never brought it, then when pointed out was given a run around rather than just removing it from ticket. Service was terrible overall. Seated quickly and drink order taken but drink order never brought and then had to repeatedly flag down server to get syrups and ketchup which were brought by other person who did not even look at me. Just drop stuff on table and walk on. The food was sub par. Pancakes were lukewarm. Customer seated across from me had to send omelette back twice for incorrectly cooked and then because it was cold. I understand that I came in on a holiday and it was super busy but overall the experience has soured my tastes on IHOP.

First off this place is small entering the seating setup was terrible for waiting to be seated, there were people standing outside because the waiting really wasn't one, there were two hosts and both were confused and overwhelmed, I decided to step outside to walk around a bit because I was here on vacation the area around this business looked busy. Don't stand anywhere parking even the customers are rude, I was unaware looking around and this customer was backing his car up to get me to move, no horn, no roll the window down..nothing just hit me with the car. By this time we had been waiting for about 20 minutes, went back into the cramped seating place area (still confused on what to call it) had to wait 20 more minutes then we seated in another cramped seating booth that was very small, our waitress was overwhelmed which made it uncomfortable we were seated in the backside of the restaurant viewing somebody's backyard that wasn't very appealing to be eating, 🤢 we had to ask for water, which we noticed that the same waitress offered the table next to us right after we asked for ours that we were wanting for 10minutes before, the food also took a long time and the portions were overly huge, after all the uncomfortable, long waiting, cramped seating, terrible serve in all matters of serving people the food was really a waste because weren't hungry to eat anymore. I'm giving one star because they did wash the table in front of us before we sat down, which we had to wait for too. This was IHOP was very pricey for the horrible serve, and non seasoned and oversized portions of food 🤢. Don't go there, it's a waste of time and money!!!!! Going here was a major unsatisfying, unpleasant, and even a bit disrespected feeling apart from my vacation in Render, WA.

Friendly service, quick and painless. Worth the extra minute off the freeway. Something that is uncommon these days. Really awesome dish. Toasted avocado, YUMMY! Really really good. Highly recommend. I was in a rush and did not mention anything but I was in and out in about 15 minutes. Great job!
