SoRoc is continuing to advertise digitally created artwork of a courtyard and what our apartments are supposed to look like. Based on the fraudulent and misleading misrepresentations, as well as numerous health and safety concerns I figured prospective tenants should be able to see what SoRoc actually looks like. While I won't reiterate what other tenants have gone on to say about SoRoc, I can attest to the fact that management continues to have little to no concern about its tenants. I reached out and notified them of the various issues with my own apartment- dishwasher installed crooked and occasionally leaks, broken thermostat, smoke detector that come to find out had no batteries and was not functioning, 3rd story window missing the screen, broken security system, elevator alarms going off at all hours, trash and litter all over the property, exposed sheetrock, and infrastructural damage. At this point, residents are scrambling to find other apartment complexes and are leaving at an alarming rate. The buildings are no longer even half occupied...so if you're curious as to why SoRoc has so many open apartments, this is why.

Safety is not a priority at SoRoc! I moved in February of 2018. I was promised everything would be done by Memorial Day. Well, now it’s the day after Labor Day and nothing is done. It actually feels like the building project has gone backwards. As residents, we’re trying so hard to get action from the ownership group, Northridge Construction of Grand Forks, but they never follow up on their promises. Why did I comment about safety? Tonight, Rochester got a lot of rain and the garages here are flooding. It’s literally like a waterfall inside parts of building one. Meanwhile, the water is getting into the electrical room. There are alarms going off all over the place. Are we safe to sleep here tonight? Will the building start on fire? Northridge is proving they don’t care. There are so many issues, I can’t even begin to explain them all. You’d get bored reading and wouldn’t believe half the stuff (like the time they got fined by the city because the weeds were too high). Do not give Northridge Construction any of your hard-earned money.

I have lived here for 2 years now. We are on the 2nd owner and 3rd management company in that time. The apartments are nice and fairly well maintained. The first renewal went smoothly. This year they want to increase rent between 300 and 500 a month, depending on the lease length. They have also added several really annoying fees. Want to pay your ent? That's a 2 buck fee each month. They now require renters insurance, which I already had, that's another %$4per month for some reason. The worst part is the construction noise and traffic. They gave us less than 1 month notice in October that they are building 2 new buildings. Your vehicle will be constantly dirty as the trucks go through the parking lot and surrounding streets turning them muddy. Work night shift and want to sleep during the day? Good luck! I have registered construction sound level well over 100 db in my apartment with the windows closed. Communication from management is hit or.miss. I have been waiting for a reply since December. They changed all the locks this year to a code entry system. Now they want to charge 20 a month for that too! I never asked for the system to be installed. There was no mention of a charge until lease renewal. The 1st year here was great. Things have rapidly declined since then. I strongly encourage you to look elsewhere. Unless you like living in a construction zone and getting fees for everything.

I would give this place 10/5 stars if I could! It’s a nice quiet place, the amenities are awesome: including a duck pond, dog park, swimming pool, fire pits, grills, hot tub, club house with pool, shuffleboard, party rooms, a conference center for those working from home, a package room to assure safety of packages, and friendly office staff. Things are well maintained and any maintenance problems are addressed quickly and professionally.

SoRoc was home for a year that went by too fast. I love the small community feel and modern apartment design. The dog friendly complex made making friends easy. Walks on the path at sunrise/sunset are beautiful! Super convenient being next to Target, Fleet Farm, Pet Smart and the movie theater. I recommend this apartment to anyone considering! 10/10

I have lived at Soroc for a year and a half and moving here was one of the best decisions i've ever made! Katy is amazing at everything she does and is very quick with communication. Rick from maintenance keeps this place running and is very quick with any requests! I once put in a request at 3am and he was here by 9am! The staff know you by first name and really make it feel like home. The pool and hot tub are a huge plus and the buildings are cleaned every day!! Very pet friendly as well. My only wish is to be able to buy my apartment and live here forever lol :)

Loved my time at this apartment complex. The staff was always very helpful, maintenance was quick, and always clean. If I would have been able to move the apartment with me out of state, I would have.
