    I lived at C&E for 16 months in the Lofts building and moved after my lease in June of 2022. This property is aesthetically gorgeous. It has an incredible rooftop and nice community rooms. Maintenance staff work hard and tried to fix any request within 24-48 hours. (Maintenance staff gets 5 stars, thank you!) Unfortunately, that is where the nice part of the building ends. The rooms have almost zero insulation between other dwelling units. The noise from other rooms can be heard at all hours of the day. It is absolutely unacceptable that this "luxury" apartment has zero noise remedies. You will learn details about your neighbors that you do not need to know - even at a normal talking voice, you will hear what they are saying. It doesn't provide any kind of privacy. You hear *every* footstep above you, too. Just hope the upstairs neighbors don't get a dog or a sound system with a subwoofer! Management does as little as possible for you after you move in. I read the other google reviews and agree that during the initial move-in and tour phase, the front office staff was jovial and really got me excited about spending my time at the apartment. That quickly stops. The front office does not enforce the rules of the building, claiming that they have no ability to and that "this is just apartment living". Their suggestion is to always just "call the police" when neighbors are smoking weed or blasting music. Management fails to understand that people live at C&E full time and when there are issues that need to be addressed, they should be addressed quickly and efficiently. They instead will try to wait out the complaints and do nothing about them. I spent 7 months trying to have an issue fixed. The front office said it was not their problem and I should contact maintenance (which I had many times). As the front office, the face of the community, they should know what is going on around the building. Instead, they work to be as unengaged as possible so they don't have to deal with problems.

    As I write this review, I have to preface with the fact that I haven't lived in this community since the end of April 2019, so things may have changed since I moved out. Overall, the building itself is absolutely gorgeous. I love that they focus on sustainability in the materials used in the Flats portion of the community, and that the design throughout the community is minimalistic and intentional. When I first arrived at this community, Sophie was my leasing agent and she was AMAZING, so it was hard to see her leave the team. Management was a struggle intermittently throughout my lease period after her departure, but improved significantly towards the end of my stay, which was a positive! The Luxer system for packages was touchy, as codes wouldn't always work when I entered them, or delivery companies wouldn't always scan package arrivals, leaving me to call the leasing staff for codes/verification of package arrival. My biggest problem with this place was the residents. It felt overall like the community was inhabited by people who were young professionals or students at the University of Minnesota. BUT, depending on the day, you may find dog pee, or human vomit in the elevator, because apparently people don't know how to clean up after themselves or their pets. Additionally, people don't know how to clean up after their animals in the grassy areas next to the building along Raymond Avenue. Never failed. Dog feces everywhere, even on the sidewalk sometimes. Common areas sometimes had trash left behind from parties or people studying. It just felt like the residents didn't always treat the place like a shared space that needed to be maintained. Overall, I had a good experience living here, but there were certain negatives that hopefully management has cleaned up or fixed since my departure from Minnesota. Definitely check them out, if you're in search of a new home. I do believe the positives outweighed the negatives. They're in a great up-and-coming location within the neighborhood, and there is great access to the light rail, local restaurants + breweries!

    The biggest factor to me in selecting an apartment to live is the helpfulness of the leasing office. There are a ton of apartment buildings with great amenities in this area, but the responsiveness, helpfulness, and friendliness of the staff at C&E is why I chose to live here. Specifically, I want to shoutout Clare in the leasing office for always being so quick to respond and solve any issue I might be wondering about. I am at ease knowing if anything should come up, Clare will be able to help. She is a big factor in why I choose to renew my lease for another year.

    Coming up on 3 years living here on the Flats side now. The current management is EXCELLENT!!! Clare and Chelsea in the office have always been pleasant, responsive, and helpful to me with anything I needed. The last time I submitted a maintenance request there was literally a knock on my door within minutes of hitting send on the request. The maintenance folks are really helpful, super easy to work with. The cleaning crew keeps the commons areas neat and well-maintained, and the residents here are tidy, respectful of one another, pleasant to interact with, and seem to care for this community. The location is great; convenient to hop on the light rail or on 94 or 35, a brewery on the ground floor, and three really good coffee shops within walking distance. Planning to renew for at least another year if not longer when renewal time comes up!

    I’ve been living here for about 2 months and absolutely love it! The staff is welcoming and responsive. They have a loading dock, a cart and freight elevator that made a huge difference with moving in. The amenities are fantastic and high quality. This place is exactly as shown in the pictures and one of the most affordable options for a modern apartment. Don’t hesitate to book a tour!

    Julianne in the leasing office was awesome to work with since we completed the entire process virtually. The flats side has huge gorgeous windows and a great layout with no dead spaces. The kitchen is phenomenal and I love that we can move the island as needed. Everyone that lives here is the definition of ‘Minnesota Nice’ and all of their dogs are well behaved. The common spaces are always clean and the parking lot is well maintained. 10/10 recommend if you’re looking to live close to both downtowns, be right next to the green line, and looking for the most bang for your buck.

    My girlfriend and I have lived here for more than 3 years now on the flats side. We really like it. We love the neighborhood, we go on a walk to Desnoyer, south st anthony or Langford park like 4 times a week. The front desk and maintenance staff are very responsive, every issue we’ve ever had has been fixed within a day at most (usually within hours). The unit is relatively quiet, we do hear our upstairs neighbors vacuuming etc occasionally, and you can hear sirens and stuff outside but it’s quieter than any place I’ve ever lived before. Every year we look around a little at other places but we never find anything comparable in terms of value for money.

    Looked at a loft with a friend today. We had a great tour with Julianne, loved the floorplans and the community room, pool and deck. What a fantastic place to live! The units are a mix of cozy and eclectic. So wonderful that they take dogs. Loved the charm of this historic building. This is truly a unique space in the heart of the city. Julianne went above and beyond for us, we felt so well taken care of.
