    We had initially planned to spend two nights at this hotel (15-16/12/2023). However, within an hour of being in the room (1 am), we discovered a bed bug and promptly reported it to the reception. Unfortunately, after a two-hour wait, the receptionist was unable to find us an alternative room. Faced with this situation, we had to arrange accommodation for ourselves since they suggested we wait in the lobby until 7 am to secure a room. By the time we found our own room at 3 am, the hotel offered to call us a taxi, which initially seemed like a considerate gesture. HOWEVER, the cost of the taxi would be at OUR expense... Furthermore, despite assurances of a quick and hassle-free refund, our experience proved otherwise. We exchanged 10 emails and endured 15 phone calls to secure our refund. To complicate matters, they even attempted to avoid paying the "TVA" for the second hotel (over 80€ that we would have had to pay for this fiasco HAHA no.). In the end, we, as students, faced an €800 deficit for a month, and the hotel displayed a lack of concern. They only agreed to pay for the other hotel and not even their stay at the hotel (even not the night we lost). This experience left me profoundly disappointed in the hotel's lack of empathy, professionalism, and goodwill. I deeply regret choosing this establishment and strongly advise others to explore alternative options. Even the supposed highlights, such as the rooftop, is overcrowded, and the spa is excessively expensive. As to the reply I got to this post. I didn't write 6 comments, I don't want to harm the establishment, I only want to inform the customers. And yes you did refund our stay, but you only refunded the stay at the other hotel AND after a hard battle that would not have been necessary.

    I rarely if ever give low reviews. If you want a good gym/swimming pool/sauna this is not the place. My experience here was not great. I chose the hotel specifically because it says there is a gym and a swimming pool. The swimming pool is more of a big bath and the gym was not possible to access because “they only have 4 cards to let customers in and they were all gone”. Planned my whole 24 hr break around having a good gym and decent facilities. The gym is in a different building, run by another company, the pool is good if you want to float in water not swim, the sauna costs €50 for guests. I planned to do some remote working in my room but this wasn’t good because the internet was really slow or not working and there was no normal sized desk in the room. I liked the decor, trying to make you feel like you are at a warehouse rave I think. I would have preferred staying at a warehouse squat instead…next time. The staff were really great, the breakfast was ok but the hotel doesn’t function very well for basics.

    I chose to stay at JAM because I love the location and the neighbourhood. The design of the hotel is really nice, and has nice design touches throughout. I’ve read a lot of reviews around the same day I stayed here about bedbugs, luckily I didn’t had any of that, and the room and bed was super comfortable. My main issue with the hotel is how noisy it is. You can basically hear everything from a room to another. Some rooms are “shared rooms” for 4-6 people, and people are being extra loud / partying in there. I got back at 5am that night and could still hear people partying in a room. That’s probably why they have earplugs at the reception (which sort of was a first red flag when I saw them as a check in). Don’t bother paying an extra 25€ for a late check out, because you won’t be able to sleep any longer than 11AM. The idea of a late check out until 3PM really is awesome, but in reality since the rooms aren’t soundproof, especially between the rooms and the corridors- you can hear everything from all the people checking out / talking loudly, to all the cleaning people slamming doors and juggling stuff around. On top of that the curtains don’t properly go to each side, letting full sun entering the room, went to bed quite late and didn’t manage to sleep any longer than 10.30am. The people are reception seemed a little bit clueless about the services of the Japanese baths downstairs when I asked for more infos, which truly just put me off booking any. I was super excited about trying it out before checking out but I’ve been told “that’s all they know and I’d have to check with someone downstairs (when I already tried to go downstairs) by reading the reviews of that service, I’ve decided not to book it, as it seemed that the noise was still an issue down there. Overall the hotel has a great potential, nice design, but definitely won’t be comfortable for a proper good night sleep due to the noise.

    Nice hotel, very modern design. Room we had was nice - only problem was we had some black hairs in our bed when we arrived (my partner and I don’t have black hair). I told reception and the cleaning ladies refreshed the bed right away. Nonetheless, the hotel pool was great and the view from the bar was also lovely. Location was also wonderful 😎

    if you travel by car - this is the best place for you to stay! Jam hotel is the best place where you can stay! Everything you need is here! Parking -15 euros per day! very cheap! Gym - free! Heated outdoor pool! Rooftop bar! Restaurant! breakfast -15 euros! Very convenient location! In the center of everything, there are many restaurants and bars around! 30 minutes walk to all museums and attractions. I would like to say a special thank you to the staff. Very nice and friendly, everyone speaks English and is very easy to communicate and help on any issue! Olivier D. was very kind and easily changed our room when we said we didn't like the room we had booked.

    Fun rooftop bar with pool, but problem with bedbugs in the room on the top floor. When I emailed them about it, they didn't even respond. Me and my friend are totally covered in bites. I think they should review the hygiene of the beds.

    Nice hotel, with hip design. The breakfast is good, nothing crazy. The lifts are quite small. They have a great rooftop bar with a good view over the city, where you have some real good cocktails. The pool is a bit small, but all you need. A good hotel to spend the weekend, prince/quality is right!

    The location is good, but value for money is extremely low. If you compare the prices to the other good hotels, the Jam hotel is more expensive and only got a pool to show for it. The pool could be a great relaxing factor, but people with kids just let them to jump, splash and cause havoc also the hotel does not care about this. I didn't like staying on the first floor either and the rooftop is nice, but mostly full in the evening. I recommend choosing another hotel although the pool is nice, it's not worth it, illbehaving kids cause more stress than the pool relaxes.

    This was a hard one and in the end we went for three stars due to price quality. As such it has caracter and a certain industrial urban style which we appreciated. During the night we could hear the bar empty bottles being collected and sorted it was quite noisy. The breakfast as such was good but not a lot of choice. As this was more on the higher price range in the neighbourhood, we went for 3 stars. Great plus dogs allewod.

    A good location and nice rooftop bar but I got bitten by bedbugs and upon checking the bed found two although likely there are more. I told reception and they said they would check the room and let me know. When I came back in the evening I was told they hadn't found anything and that it's not bedbugs (they did refresh the bed though of course that doesn't get rid of them). Got bitten again a lot in the night. I should have been offered a new room and reimbursement but all they said is they'd check the room and email me about it. Haven't heard anything! You would think that my bites are proof enough. I should have read the reviews before booking considering this seems to be a problem there. Also the noise in the night from the bar was so loud you could not sleep. One of the worst stays I had anywhere. I am sorry to have to leave such a negative review but it didn't seem like they were very concerned when I told them I found bedbugs!

    Excellent hotel in Brussels. We stayed for three nights and it was very nice. Great transport links are nearby as the Tram runs right outside. The Tram Stop is not too far away neither is Louiza metro station. The room was clean and comfortable, a lot of reviews talk about bed bugs which is something that I was initially worried about. However this was not an issue for us and we had an excellent stay.

    Our family of four (2 adults, 2 teens) loved staying here. The quadruple room was perfect for us and the lofted bed was a hit. I found the staff incredibly helpful with sharing local information. The hotel is situated on several streetcar lines and be found it very easy to get to both the center of town and to Anderlecht for a football match. My wife and daughter used the spa and really enjoyed it. The hotel has limited parking of their own but we were there on a Saturday and Sunday and there was ample street parking. Note that the hotel restaurant was completely booked for both days we visited - make reservations early is the lesson I guess. Not a lot of restaurant options to choose from in the immediate area but a nice bakery and a cheese shop are on the same block, and there are a few cafes nearby as well. The only other con was street noise, but it didn't inhibit a decent night's sleep. Would absolutely stay here again and again.

    Great hotel. Would have been a 5/5 stars if there was no-private party. Because of this the pool and the bar were closed in the evening. We chose this hotel because of it's pool... We did not know this before arriving at the hotel.

    The room was very well decorated and had coffee and a kettle. The shower however wasn't draining properly! Breakfast was very good but could have a bit more variety. It has a really cool rooftop bar with a great view! A good place overall, 20/30 minutes from the center of Brussels.

    Very good location, I’ve been in a 4 person room and it was very cozy for me and my colleagues. Also the sky terrace is very nice and spacious for a having a good time with a company, the pool out there looks good and clean even though I haven’t used it. The whole design of the hotel is very unique and it was a new experience for me. I totally recommend this hotel if you plan to stay for a couple of days in Brussels!

    BIG Minus: Cleanliness: the room we had (603) was not clean. The floor was full of dust and other things. Everything felt filthy. On top there were bad bugs (Bettwanzen, punaises de lit). After heavy itching in the first night I saw them on the next day. Absolutely filthy and disgusting experience!!! It's already one week ago when we told the guy at the reception about the issue with the bad bugs but we heard nothing. So it seems they just don't care. Therefore only one star for Room and Service. Debit policy: they debited the full amount prior to our stay twice. After complaining they cancelled the second withdrawal and told me that "it's the system, we cannot change it". Plus: Location: The hotel is located in a nice area with coffee bars (Hinterland) and restaurants (Habibi) Bar: take a drink on the rooftop bar Japanese Bath: the Atsukan experience was nice. We were served by a very friendly lady (Service: 5 Stars) Conclusion: Check if your room is clean and free of bugs. We won't come again because we also didn't hear anything from the hotel management and debiting two times and telling "it's the system" feels like scam.

    Hotel is adequate to price. Small room for us (4 people), but sufficient. Stuff was friendly. Early check in without problems, parking next to hotel for 15€ a day. Nereby restaurants, shops, tram 5 min. metro 15 min.

    They charged my credit card twice and after several calls they found out it was a systematic mistake…… No car parking reserved even you informed the hotel in advance and there were actually at least two vacant parking lots upon our arrival. Toilet smells like somone has been sitting on it for a decade. You will never get into sleep, since the party and noise.

    Looking to pay hotel price for a hostel experience- minus all the good things like a fridge and kitchen? If that’s what you want, this is the place! The rooms are crammed into the building - including the six-sleeper, so you can literally hear your neighbours conversation. You have to open the windows as the AC doesn’t work yet, which adds to the noise pollution of the room. Nearly everything in our room seemed to be broken or didn’t work - including the shower that just sprayed water everywhere! The hostel vibe makes it a great spot for the 20 somethings who used the pool as their personal patio and try to squeeze into the tiny elevator. But not all is lost at Jam, the staff seemed helpful and the location was great for restaurants - not an ideal walking location! I would not recommend staying here!

    I've come to this hotel quite often. I used to love the vibe and the location is great. However, recently I stayed there with a friend and colleague who got severely bitten by bed bugs. They even found one crawling out of their bag! Upon mentioning this to the reception they said that they had not heard of the hotel having a problem with bed bugs and in an e-mail to my friend suggested that they may have come with their luggage. Reading up on the reviews here and on other website, it is clear that the hotel has a problem, which they need to take seriously. They've already lost me as a returning customer.

    Rooms have a weird layout. No AC which was brutal they give you one small fan for the entire room. Blankets on the other beds are heavy and hot! It’s a nice place to visit but felt like they could of done better accommodating their guests. Sleep with the windows open but there is a lot of outside noise from the train and drunk people walking around late at night.

    Nice hotel with parking, in a cool , but very relaxed area of town with lots of bars and restaurants nearby. Despite comments from other reviews about noise, we found the hotel very quiet and peaceful (we had a room on the 5th floor). And the pool/ terrace was a nice addition. We didn't eat or drink in the bar or restaurant but found the cafe next door very good too. I've given 4 stars as there was no fridge in the room, and the shower was weak, but otherwise all good and we would definitely stay here again if we return to Brussels, which we probably will as it is a great city!

    Staffs were friendly and gave us good advice to visit near by areas (after asking) the only thing was Air conditioning it was not working and even after complain it was not fixed. Swimming pool is nice and the rooftop view is really awesome. Worth to try breakfast as well. Thanks!

    not recommended! we checked in at this hotel for 2 nights. immediately after checking in we walked to the pool (the reason for our visit to hotel jam) the pool was freezing cold and not at temperature as stated on the website 28 degrees. we walked back down within 10 minutes and indicated that we wanted to cancel 1 night because we can't swim and the pool would have a technical problem. the manager did nothing about this at all. we didn't get a refund and we couldn't swim. all very badly organized. hotel is also very basic and bad. NEVER BOOK THIS!

    Customer Service was very Good, Hotel was well designed, lift from Second World War. You can’t call it - if you are on ground floor and lift is on 3rd, will have to wait until someone comes to ground floor otherwise use stairs, breakfast was ok, bedding was rubbish, such a rough and hard upholstery on two extra beds very very hard and stiff cushions that you can’t even put them under you head.

    You want to be hype? Be it - but at least offer the basic amenities. There was no electricity in my room - even the desk lamp was out. You can position yourself in the progressive hospitality trend, but keep it up! I Not for me - I disliked the long goulag-like corridors with graffitis on the wall, the bathroom ceiling completely raw with visible conduits - I could have accepted that if quality came along - not this night. I do not recommend this place if you're not open to low-quality post-modern posture.

    What a terrible experience! I rarely leave reviews but I had to, in this instance.Avoid this hotel! The hotel with filthy! Completely atrocious. My first allocated room smelt of such strong heavy cigarette smoke I had to request a change. They kindly did but my next room had bedbugs! I physically killed one and the rest of the night and the subsequent stays I was bitten all over. The worst is that the staff did not believe me! They checked something on the monitor and said “really, that room isnt supposed to have them”. So that means that they know about it! The restaurant was dirty, my floors in the room were dirty, the maid did not clean my room, only made my bed and gave me coffee refills. The mugs were dirty. I hated staying there - even worse is I am afraid I will take the bedbugs with me. PLEASE AVOID UNTIL THEY FIX IT

    Very dirty and unwelcoming place. The rooms are extremely small. The whole place looks used and outdated. Prices are too high for this kind of place. The man at the reception never smiles and makes you feel uncomfortable. When we asked to change the room because curtains were dirty, with some dry organic substance on it (pictures attached), and the room was too small, the reception asked us to pay a 10 EUR fee over the price to have a slightly bigger (and cleaner) room! In this new room there was a hole on the bed sheet and some dirt on the pillow. Never again! Avoid this place at all costs!

    This hotel is a true gem. It's located in the Chatelain, one of BXL's coolest neighbourhoods: plenty of cafés, bars and restaurants and easy reach to the city's main hotspots. The design is very cool, the rooms are super comfy and the service is great. The rooftop bar and the restaurant downstairs are also great options for a drink or for food. Well done the team at the Jam Hotel!

    I booked a flexible rate, so I payed more to have the possibiity to cancel my stay 48hs before arriving. I was supposed to arrive on Monday at 15hs, so I called the hotel on Saturday at 10am to cancel my stay and a very unpolite person replied no as I should have called before midnight on Friday, I found this very strange to say the least. Then I explained him the situation and that I did not need the room those dates but I go very often to Brussels so if I could change my reservation for another date, he said no again and didn't offer any solution. After this, I accepted to go not to loose my money so I asked If I could pass by the hotel before my check-in on Monday to access the gym card, he said NO for the third time, cause my check-in was only at 15.00, I found this super inflexible and not willing to make any effort to please me, in any way. After all this, I had an acceptable stay, the room was of a good size, the bed was comfortable and I found it clean but due to those things I don't think I'll go back. I have to mention that at the check-out there was a lady that was very kind and had nothing to do with the attitude of the man at the beginning.

    The staff of this hotel truly disappointed me. There was some fuss about our late check-out (which we booked till 4PM), that in itself is ok but the way the staff handled this sitiuation and the communication afterwards was not acceptable. I gave them almost one month to solve the issue (communicate decently and make changes on their website so the information is correct) but nothing happened. Not worth the money at all! Other and better places to be found in Brussels!

    Convenient location, helpful staff and nice that there is reserved parking possibility (on the street). Ample coffee bars and restaurants within walking distance. The hotel has a hip and urban atmosphere without it being forced. The room I stayed in was rather small but really well organized, comfortable, had good lighting and sufficient storage space. It was just really cosy and I would definitely stay here again. The pool and roof top bar are great extras!

    The room was clean and nice, but was positioned on the back with a staircase in front of the window, the staircase itself was covered with a banner of sorts, so there was almost no light entering the window. Felt like I got the leftover room. Reception was friendly although a bit chaotic. Location is great, and I enjoyed the Atsukan experience and the rooftop bar.

    The SPA area at the basement of the hotel is actually super relaxing! Japanese style sauna & bath - great way to have a quite moment, relax & enjoy the serenity. The welcoming women at the SPA was also very helpful & just comfort us with her attitude. As we live in Brussels & sometimes is really challenging to find a good deal for reasonable price this little SPA getaway is hidden gem. Recommend!

    Pretty good hotel. The rooms are clean, new and stylish. Sound insulation isn't the best but it also wasn't super noisy. Some other small remarks; there are no "do not disturb" signs for the doors, towels get replaced no matter what and there is no coffee in the rooms. It's just a bit expensive for what you get. One other thing I have to mention; during my check-in there was some weird behaviour around the payment of the tourist tax. Later I realized my credit card had been charged twice from a different account of the hotel. I e-mailed them and asked them to refund this, which they did after sending a screenshot of the charges. I will give them the benefit of the doubt that this was an honest mistake, but I would recommend checking your credit card charges after a visit.

    A waitress in their very slow breakfast service is very rude to customers ! Persons in a rush. It seems there is a lack of staffs for handle the situation but not the reason to this manner… basically one of bad hotels in the city! You might easily find better elsewhere.

    We were really looking forward to staying here, as it was booked weeks ago. Unfortunately due to the level of service we didn't have a great experience,which really brought the hotel down. The member of staff that checked us in was new and untrained and didn't have the support that he needed to answer basic questions like 'do you have room service?' or what time does breakfast start and end? It felt like he was thrown in the deep end. Lack of information about the hotel and its facilities. The room was clean and comfortable surprisingly roomy, no air con but provided us with a fan. The pool on the 5th floor was OK, chairs and surrounding area need a good wipe. Breakfast was basic, small portions pancakes covered in cream. Location was excellent and easy to find places to eat and drink if you can use Google maps.

    Clean, nicely furnished room (extra point to firm mattress) but was both surprised and disappointed that there was no air conditioning! There was a cheap table fan in the room, but 😔. Also did not like the very dark hallways.

    Stayed there for one night. Wouldn’t do it again. Room was mostly clean, but loud during night and day because of poor isolation. They offer ear plugs at the reception though, but everyone who ever used them knows they won’t be of much help during the night - especially not for a child. The view from the rooftop is great and worth a visit. Breakfast was available until 10 am, but even one hour before closing time 2 out of around 6 main dishes were not available anymore. The breakfast (15€/person) is not in a buffet-style, but you have to order from a card with very limited choices and ordering a 2nd dish costs 4€ extra. I recommend you to get some nice belgian breakfast somewhere else in Brussels if you have to stay here. Bathroom door was broken and couldn’t be locked. Staff was very unfriendly, blamed, annoyed and yelled at the customer during breakfast instead of doing their job and offering solutions and service! Overall, no recommendation from my side. Stay away from Jam Hotel if you want to enjoy your holidays or avoid being stressed on a Business Trip :)

    Pretty good spot for spending the night when you're on business travel. The rooms are nice and clean, but they feel a bit small and really minimalistic. I missed an information book or a voucher for the Wifi. It seems to be for free, but there was no code in the room, nor on my roomkey. In the bathroom you have shampoo and a piece of soap. Would be nicer if there were some more items, like toothpick, conditioner, body lotion, etc. In the room you hear the tram passing by and it's quite loud. Something that can't be avoided I'm afraid. The breakfast was nice, although the waitress only speaks French (at least that's what she did). I would have expected a bit more hospitality there.

    View from room was described as "inner courtyard / city view", finally we had view on service stairs. Hotel is clean, breakfasts are tasty, however not suited for vegetarians, rooftop bar and view is very nice.

    Some of it feels a little more tired than I expected and you can see some of the touches have gone (cactuses in rooms etc) but we really enjoyed our stay. Lovely bath, oodles of hot water, not too hot. Could do with a new awning for the rooftop bar, but loved it otherwise.

    Nice hotel for a short stay. Modern room, friendly reception. Small but cool rooftop bar. Rooftop pool with warm water. Location is 30mins walk from the main attractions. Flagey district is close by with great restaurant and bar options.

    It’s a good hotel not too far from the center of Brussels, the roomed are modern and they also have a rooftop bar where you can admire the city by night. For us it was perfect since they also offer outside parking and since our car is higher than normal we cannot enter normal parking so for us jam is alsways the reference, unfortunately when we try to book a car spot or we try to know if there is a car spot available before booking they are always really evasive and they don’t know precisely if we’ll find a place or not, I find this really unusual and strange since you should know how many people are paying for the parking and for how long they are staying, so probably it’s a lack of organization of the reception or they are just trying to keep some places free for the staff instead but for us it’s a big negative point

    Very quaint/funky hotel, really lovely, friendly service, lovely rooftop bar with great cocktails... rooms are spotless and very comfortable if small. Location was approx 20min walk from Grand Place.

    Bit of a random hotel decoration. Although the bar and view from the roof ways great, and staff supper friendly. Bit expensive, but we did book very late. Would stay again
