Do not stay here. The new maintenance staff is incompetent. The office staff is clueless and the manager allows pool parties that has extremely loud music which goes unaddressed. The parking is horrible. Recently my AC was out for 8 days and had to stay elsewhere. They promised a window AC unit while I had to wait for the repair. Well that never showed up. No one answers the phone at the front desk. The new assistant manager is clueless. . They have some sort of agreement and has to be some kickback from a booting company. They are ready to boot residents and visitors cars for no reason. Halls are either dirty , smells like mold or weed. I’ve been here 3 years and this is my last year here. It is not the same with previous management. All the residents I know are unhappy and looking to move at the end of their lease too. RUN and move elsewhere. Way too expensive for what you experience.

At first, The Cliftwood was amazing. From the staff, amenities, cleanliness- I had little to no complaints. But for the past couple of years, my experiences have changed drastically. The complex looks new but the quality is a miss. Overflowing trash that smells up the hallways days at a time. Trash in the parking garage. Walls are super thin. You can literally hear when someone turns their lights on. Random fire alarms- how are we supposed to know it is an actually emergency if they're just going off constantly? Good luck with having guests. Parking is extremely limited. My guests have paid for boots at least 5 times ($75 each) and have waited hours at a time just for 1 spot. I've brought this to their attention several times. The previous manager worked really hard to at least TRY to get things on track or provide a temporary solution. No need to talk any higher ups. They just don't care and are not of the people. The leasing company is full of heartless people who take advantage of faithful residents. FYI, they switch out managers and front office staff every year. Rent has increased 40% since I moved in... FORTY PERCENT with no explanation or upgrades to the property. For what is offered, it is basically highway robbery and extortion. I'm giving it 1 star for the previous manager who actually seemed like he cared for the residents and another star for the location. The longer you stay here, the more you'll see that it is all fluff. You can definitely find something better for the price!

The hallways literally smells of Hot Garbage! This is what the trash rooms look like on every floor, regularly! The trash rooms are “inside the building” and there is no air conditioning in the hallways so you can imagine the smell. This also caused a reoccurring bug infestation in the common areas and in our apartment. The only area of the building that’s presentable is the leasing area. We no longer invite family/friends to our apartment because the condition of the property is a complete embarrassment. The best part of this community was our lovely leasing agent Ms.Jackie and she left. This place is a dump.

Any reviews telling you different than this are fake reviews to keep the ratings up!! Do not move here. The initial staff was fired and the worst part is that the staff that replaced them is even worse. Extremely lazy employees and the 24 hour services that claim to be provided are only done when they feel like it. No one is ever at the front desk. You can call all day during hours they claim to be open and no one answers the phone. The staff is horrible and as soon as you file any sort of complaint they do anything possible to make your stay unpleasant. All they will tell you to make excuses for their laziness and lack of efficiency is that they are “understaffed”. Common sense as a manager would tell you to make hiring more staff a priority instead of inconveniencing residents for months on end. Everyone in the leasing office needs to be fired besides the two women that were just recently hired, to be honest. They are the only two that actually work efficiently and make themselves available. The elevators are always out of service, maintenance requests take forever to get resolved plus you have to contact staff several times before getting help, and the complex is always dirty. The halls smell of garbage and are not cleaned regularly. There is what looks like dirt on all the walls leading up to your apartment and yet they market this as a “luxury apartment”. Nothing luxurious about it and the frustration you will deal with when in contact with any of the employees here is enough to want to get out as soon as you can. All the amenities that they rave about on the website is a lie also. Things are always broken or being closed for “maintenance” if it is even provided at all. Save your money and look somewhere else it is miserable living here!

I’ve been staying at the Cliftwood for a few weeks now and I love it. The leasing team is wonderful! Brittany instantly made me and my best friend move in process so easy. She has done a phenomenal job answering all questions and concerns. The maintenance team is great as well and completes requests quickly! The location is great so many stores and restaurants are near by! I would definitely recommend this apartment complex to others.

I don’t want to write a bad review about this place as it’s one of the best apartments I’ve lived in. But the reason for the 4 stars is because since we moved in, we haven’t had a working AC in the apartment. This is the third night and we’ve put in multiple service requests so far and nothing has been done. We spoke to the leasing office and were told that it might be like this for another week and that they’ll try to get us a portable AC for the time being but nothing so far. It’s summer. I’m writing this review at 1am as I am sweating in my apartment unable to sleep. I’m quite frustrated and wanted to give it 3 stars but besides this experience, everything about this apartment has been great. I really hope they make this right! Update - 5 stars now as they fixed it the very next day after writing the review. Thank you!

I live in this Complexe for 2 years and since the new management took office! Everything is in downhill! Trash pilled up and mosquitoes at one point in time were at the my door! very soft floor and the stomping from the neighbors above you will make you sleepless! I did change a unit because of the neighbor above me doesn’t stop stomping! and now I live in a unit where the new resident above me has a big dog that plays a lot and make also a lots of stomping! the new assistant manager didn’t want to waive a fee that they charged me because I always pay on the fifth day of the month! but this time I paid the 6th! They don’t understand if you are sick or have a corona and you can’t work! as I explained to this assistant manager called lacee jessup and I told her that I had corona twice and couldn’t be able to work! She said she will send a waiver fee to the management and will see if they can waive it but she came back to me and said that they won’t waive the late fee! if you are looking for a better place avoid this place at all cost! no management no understanding and if you want your car to be booted welcome here!

I currently live in the Cliftwood apartment homes. I must say the New manager’s job performance has compiled me to write this review. Becky is awesome. Every time I have a maintenance request the maintenance team is on the job. Chris the maintenance guy is willing and ready to take on any challenges that come his way. The new staff has proven themselves to be Top-Notch Leasing Consultants. They are professional, kind, and caring. Between Keyshawn and Yonca backing up Becky, I am relieved and reassured when I put in a maintenance request the job will get done. Becky hired the right team for this community as they continue to prove themselves to residents I must say I am more and more impressed with the professionalism and positive environment they provide when you enter the Leasing Office. Whenever I need to talk to staff Becky assures me they are here for the residents and will go over and beyond when needed. I have also talked to other residents regarding the New manager, and they all said Becky is great and a breath of fresh air. So, if you ever need a High-end place to stay. Come check out the Cliftwood. You will be pleasantly surprised.

I have been living in Cliftwood for almost a year. My moving experience was really great. Jarell and Lacee used to be managing leasing office, They were a great team and made process of renting apartment really smooth and provided great support on all the questions. But now at time of renewing a lease and working with new manager is really difficult. I had a very unpleasant experience with the current leasing manager. Whenever I try to communicate with them about any issues or concerns, they would argue and dismiss my concerns instead of listening to me. This kind of behavior is unacceptable for someone in customer facing role. Overall I would not recommend this leasing manager to anyone looking for a hassle -free rental experience

The current management team and corporate team are unresponsive and lack accountability. It all went downhill the last couple months of my lease. I notified the office that my ac did not work and maintenance could not fix it due to a leak. I went to the office over and over again for 2 months and was told it would be fixed and we would receive a concession for the troubles. Well it never got fixed and after 5 months I still don’t have any concession. Additionally, we signed a document stating how much our last month will be and was charged +$800 straight out of the account. They gave me the runaround for months about getting my money back. Stay far away as possible. These people are not considerate of your time and cannot even do their jobs correctly. I advise you to look elsewhere and save months of migraines.

Lived here for two years, has defintely went way downhill. Hallways smell of trash constantly and are covered in stains. Leasing office is rude and treats you like you know nothing and like they’re better than you. The trash chute rooms are constantly full of trash, boxes, furniture, etc. Takes weeks to get maintenance requests completed. I went 2 weeks waiting for my dryer to be fixed which forced me to have to take my laundry elsewhere to do. This place is marketed as “luxury apartments” but it’s far from that. Just average/below average apartments for the area.

Keyshawn deserve a five star. He is so nice very informative, professional polite if you looking for a place to Cliftwood would definitely be the number one spot to go. I love the rooftop. He made me feel at home. The apartment was very nice.

If you enjoy noise from EVERY direction, stay here! They may try to advertise that the first floor has concrete ceilings and is sound proof, not true. Don't think that a noise complaint will help any either.. Visitor parking does not exist. The maintenance team is very pleasant and timely. The office staff is helpful as well , they just support a building that was poorly built! The rooftop is nice but you must dodge bees every few minutes. Additionally, when I initially signed my lease it started off with PROBLEMS!!, so. That's been my experience.

I have tried to contact this property to get my $200 refund but my calls are getting ignored or transferred, I would not recommend this company they smile at your face but once you leave they ignore you, If you are looking for a better rental check out Hartley I was able to get approval with no issues or hustle . Remember you have rights under FCRA and FTC .Run all that glitter ain’t gold .

Cliftwood is the BEST. Moving here from a place that left me stressed and unhappy has been one of the best decisions made. My husband and I continually talk about how safe we feel and how much we love our space. We honestly knew we were going to love living here when we met our leasing agent, Dana. Just from how she speaks on the property with so much expertise, she exudes the highest amount of professionalism. Dana's compassion that she has for the residents, both present and future, shows that she will take care of you and make sure that things are taken care of. WE love the Cliftwood. Thank you guys for making this place our home at this stage of life we are in.

I've been loving my experience at The Cliftwood! From the moment by best friend and I walked through the door for the initial tour to the walkthrough of our apartment on move in day, Brittany made us quickly fall in love with the property and feel at home/cared for. Samson with maintenance is also so quick and efficient. I feel like everyone here really loves what they do, and it truly reflects in how well they care for the building and their tenets. The location is also amazing! So close to so many stores and restaurants! If I could give more than 5 stars I would!

We just moved into “The Cliftwood” last week and the whole onboarding process was very quick and convenient with the help of Jacqueline. She was very welcoming and responsive the process. Finding a new place can be challenging to say the least. I was considering 4 to 5 places in the metro Atlanta and took time to visit them all for tours of the property. My experience at the Cliftwood with Jacqueline quickly helped to narrow it down. She was very welcoming and courteous and has been engaged in every part of the move in process to make sure it went smoothly for me. The amenities are great but the service is even better.

We LOVE The Cliftwood!! I knew we were at home from the very first phone call we had with Dana. Dana did a fabulous job from start to finish by making sure we were well informed about the the different units the complex offered, the surrounding area, complex amenities, etc. The Cliftwood has exceeded expectations thus far, and we are forever grateful for the staffs support and their ability to cater to our needs. It’s clean, the residents are friendly, and there are SO many convenient shops/dining options near by. Can’t beat the convenience of living right off the major interstates too.

I’m writing this right in front of the leasing office, just turned back my keys and leaving the apartment. My work is far from sandy spring so I have to leave but if it wasn’t then I would stay here forever. This is the best apartment I have been to and the office staff are so nice and helpful. The gym, swimming pool, rooftop and everything here is so good and I had the best time here. Honestly I would come back later if I could again. The place is cool but the guest parking is not adequate with the amount of residents they host. Only like 15 parking spots for about 300+ residents they have. Please have a solution for this because my guest cars shouldn’t be booted for the lack of guest spaces .

The Cliftwood is a great place to live. I have been living at The Cliftwood since April 2019. The area is wonderful, only 6 miles from my job, lot’s of wonderful places to eat, the property is only a few years old. Jackie and Frank are wonderful. Anytime you have any type of issue, they handle it immediately. Maintenance has always been great!! The 2 bedroom 2 baths are very spacious! Wonderful rooftop area to relax on sunny day’s. I have nothing but great things to say about the community and the people!

I applied to this apartment on 02/26/23, and I paid $ 275, and they told me that if you get a approved, $ 75for application fee and $ 200 your rent will be reduced. I became a residents, but because of the irregularities in the apartment system, and the bad smell of each floor, we decided not to move there, I told please give my $ 200, but never give me money, the apartment system is so bad. management system is so bad. customer service is zero nobody asked for your phone call , when you calling,

I moved in over the holiday weekend and was very impressed with my new apartment. It’s spacious and very modern. The leasing people were so accommodating and I’m thrilled with the location - Starbucks is just a few steps away!!!

I love my daughters apartment here and she has nothing but wonderful things to say about the staff! It’s very spacious and looks new. My visit was exceptional and I met some of her neighbors while we were getting coffee downstairs. It’s in a busy area but that’s what she likes!!

I have lived at very few apartment facilities and The Cliftwood is a unique apartment community and I enjoy living here. My experience at Cliftwood has been exceptional! From our very first visit my daughters and I have felt welcomed and cared about by the Cliftwood staff. Moving to the suburbs of Atlanta we knew making new connections was going to be important. It was easy to feel overwhelmed just thinking about how many new people we were meeting, and we suspected it'd be a long time before things really felt like home. However, Dana at Cliftwood in particular, has gone above and beyond to assure that my daughters and I have a happy transition to Atlanta. We feel right at home and know we are known when we walk on the Cliftwood property, and it has made a world of difference! Thankful for the Cliftwood team!

Great location, walkable to surrounding restaurants, coffee shops, shopping..etc. Interior finishes are also great. Jacqueline from the leasing office was awesome - and quick to answer any questions that came up before and after my move-in.

First and foremost I am pleased with the customer service I have received yesterday and today!! We all know moving can be a bit overwhelming... However, it is exciting at the same time because its something new to look forward too!!! I want to shout out the leasing consultant Dana, she is freaking amazing!! Her personality alone is through the roof and her smile is infectious!!!! Great attitude and pays close attention to detail!! She listened to my wants and needs and found the unit that was JUST RIGHT FOR ME!!! The level of expertise she displayed during our tour would have never allowed me to think she has only been here for a few weeks. Great job hiring such a gem like Dana! I know for sure she values every person that walks through the door and her intentions are the absolute purest!
