    Been here a few times and really enjoy the food and the people who run the place are very friendly. Food is very good and I have never had a bad meal. Highly recommend this place if you are looking for restaurants in downtown Sanford.

    I'm in Sanford from out of town. I've been searching for a great place to get some good comfort food. I'm super glad that I found The Colonial Room Restaurant. It’s located in the beautiful downtown area (the brick roads are pretty sweet). They're open from 6:30 AM to 2:00 PM, so you don't have to worry about missing it because you're eating a late breakfast. The staff is friendly and loved to smile. LOTS of seating including some outdoor tables. Big bonus. They offer pancakes, waffles, french toast, and many egg options including omelettes. Great pricing as just about everything is between $6 and $11. I ordered a fried egg sandwich with grits on the side and glass of orange juice. Perfect all the way through. You won't be disappointed if you stop here. You'll thank me later :)

    Great restaurant located in historic downtown Sanford. The restaurant itself is not large, the table are right next to each other (no separation see photo), and has a small kitchen. The staff was friendly and checked on us a few times after our food came out. The food itself was okay as the eggs reminded me of your typical greasy spoon kitchen. Next time I go in definitely trying one of their other breakfast items. The food came out rather fast so, we got there at a great time.

    I’ve been here a few times for breakfast and always have something different. No matter what I choose to eat it’s ALWAYS great! The service is down to earth and always genuine - no cheesy sales job r promo push, just great people, more than satisfying food, and the kind of atmosphere that I always used to hear my dad talk about having when he was young. Great job! Can’t wait to come back!!

    Always fresh and good, down home cooking you can count on! Located in Historic downtown on 1st street, this place is a piece of Sanford's heritage. It's a bit like walking back in time... Great for breakfast or lunch, prices are very reasonable and service is good. Outside and window seating available. Great breakfast specials and excellent omelets!

    I very rarely give a bad review as I know sometimes places have a bad day, but our experience here was not good at all. We were able to sit down right away, which was good, but maybe not a great sign on Sunday morning for breakfast. The hostess got us a coffee right away and said our server would be right with us. The coffee was both weak and burnt. But we endured. It took our server 20 minutes to finally introduce herself after having every employee in the place walk by us at least three times without saying a word. We finally got to place our order 10 minutes later. We were gracious and understanding but skeptical. After another 25 minutes, a couple who came in after us and sat in a different section had completed their meal and left. So we knew it was not the kitchen to blame. The server stopped by to say our ticket was 2nd in line. 15 minutes later, she says the kitchen told her they were out of the item my husband ordered. When the food finally arrived, it was well cooked, but not tasty. Nothing worthy of the good reviews we heard about this place. Our server, Bianca was clearly overwhelmed with the number of tables she had and there were no redeeming points to make. Would not recommend.

    Was in town visiting family and dropped by after getting picked up at the airport. Service was good as the wait staff were friendly and attentive. The atmosphere was great and the establishment was very clean. There were plenty of seating inside and even outdoor patio options available during our visit. The food was a bit generic basic diner food that left something to be desired. Our food and sides were not as cheap as others in the area and even though we paid more the quality wasn’t present. Our omelets had American single slices of cheese and the potatoes had seen better days (dry and unseasoned.) Pancakes were good and I’d say that was at least the saving grace. Cheers!!

    Great, fast service and traditional 'country breakfast' spot atmosphere. However, I was disappointed in the dish itself--got the corned beef hash and assumed it would homemade, however it was a soggy hash from a can (likely Hormels). At least know how to cook the hash enough to be crispy! Otherwise, the grilled biscuits were yummy. Just hate knowing I could've had the same meal at home for a fraction of the cost, given the ingredients.

    Classic country diner. The tuna melt was more of a sandwich on toast , not the open face melt with lots of cheese and tomato that I was expecting. Iced tea was good. Will definitely come back for breakfast but probably not for lunch.

    Breakfast place! In downtown Sanford. It gets busy at about 10:00. You walk in and seat yourself. Breakfast is pretty good and reasonably priced. They have liver on the menu, and I was impressed it was delicious. So if you are used to southern breakfast this is the place!

    Beautiful traditional american restaurant, I went to have breakfast. The pancakes were like chewing gum, the bacon was unsavory and the same happened with the eggs. Even though service is enough and food is regular it's a place to go if you are around, Sanford is a historical treasure.

    It took me back to local diner vibes, it is a homey place where gentrification hasn't changed its ways and I love that. Excellent homemade breakfast at great value too. Friendly staff, you can tell they are treated like family too.

    We loved it! The food was delicious. The toast was buttery and not dry, like it had been cooked in a skillet. The eggs were fresh and we had a great time. Very good diner experience.

    I eat here at least twice a week for lunch because I work close by. To say it is fabulous is an understatement. The food is home style, delicious!!! I love when I walk into a restaurant and feel like I am at home. The servers are all so warm and welcoming. I visited yesterday with a party of four and we had very little wait time for our food. Definitely, one of my go to spots. If you are looking for a local downtown Sanford restaurant, look no farther than The Colonial Room!!

    Found this southern breakfast restaurant in downtown Sanford and man it was delicious. They had a 5 egg omelet that seriously appealed to the fat guy in me. I mean with eggs the price they are and they have an omelet the size of your plate. Omg and it was fantastic too. Meat lovers is the only way to go. I like this place better than any other downtown Sanford restaurants because of its charm and hospitality.

    We had a party of 16 some of which are vegan. The establishment does NOT offer vegan options therefore we asked one of the staff members if they could bring their vegan food to the stablishment to allow the party to enjoy breakfast together. The staff member indicated that would not be an issue however when the party members arrived with their vegan meals another staff member loudly and in an extreme rude manner said that was not allowed. She was so loud that the entire establishment heard and looked our way. Customer Service is definitely not in the menu in this establishment. Will NEVER return!!

    During my first visit the food was terrible. Have them a second chance today as hurricane Ian just passed and we were tired and hungry. Everyone deserves a second chance. I regret my decision. The grits were HORRIBLE. They had a foul taste that must be from the water used. Coffee was weak. I’m a fan of diner food in general but the quality of the food is just so below where it should be. Bring cash if your giving it a chance because if you do not they will charge you 3.9% service fee to use your card. Service was fast and friendly today.

    A bit of southern comfort in the heart of Sanford! The decor is farmhouse kitsch and the service is great. I had the Mr. Bill’s breakfast special and the sausage gravy was pretty good (actual chunks of sausage and flavor besides a milk gravy), the biscuits buttery, the ham was salty but not o early so, and the eggs runny just like I asked. Dad had the fried beef steak which was tender and moist and the same great cookery on the eggs. He also ordered a slice of country ham and yes, it’s actual salty country ham! Can’t wait to come back and try lunch. They were busy but service was quick and attentive.

    I thought the place had that old Southern feel and found the food to be pretty good. The service was fine and a little sassy which adds some flair to the experience as well. The only complaint was that the busser smelled so badly, it was quite off putting. Every time he walked by his body odor wafted past and lingered. It, honestly, ruined the entire experience and made me eat quickly and leave. I think there are better ways to turn over tables! I am not usually offended by this sort of thing but this was BAD! Not sure I will return.

    We were doing the house search. Went in to this restaurant about 11:40 am Sat and came out 12:20. No one ask us to sit. We were standing like nobody and we ask. Then she said sit wherever you like. One booth was available. So we sat. I hurt my back a night before. The seat was so uncomfortable. I asked if I can moved to the table. By then the most of seats were available. We sat by the window, nobody came for 20 min. My husband is a diabetic and his condition was getting serious. Normally he eats at 11am before 11:30. I went to look for a manager to call for a waitress. There were about three waitresses and the lady manager doing nothing but watching us. Either this restaurant is prejudice or never seen a Asian couple. I never have been so disgusted and humiliated. They think they are first class white waitress if there is one.

    Great place to get breakfast any time of day. Service was great, but we did wait along time for our meals and when my steak came it was overcooked. I did not complain I had a train to catch, it was still good, just well done and I like it medium rare. The staff was all very pleasant and they was not an empty table in the place so the wait was justified. I was catching the Auto train and I would definitely go back for breakfast again.
