BEWARE OF THE DEPOSIT. NO MATTER HOW WELL YOU CLEAN, YOU MAY NOT GET IT BACK. WARNING! If you do, take pictures! Upon moving my daughter out of her apartment, I was given the option to fully clean the apartment myself, or pay an extravagant amount for housekeeping to do it for me. I chose to spend two entire days upturning that apartment in order to save the cleaning cost. I cleaned every square inch of her apartment; top to bottom, inside and out. Trust me, there was not one shelf, drawer, window, screen, window sill, mop board, or cob web that was not thoroughly washed clean. I completely scrubbed out the stove and refrigerator, and swept and washed the floor and wall behind it. It was obvious that it had not been cleaned previously for what appeared to be a very long time. I left the apartment very proud of my work. Unfortunately, there was no one available to check the apartment when I left. I assumed that our deposit would be returned in full, but it was not. We were charged $220 for what they called a "light housekeeping" fee. I have been calling the property manager for over 3 weeks in order to get an explanation for this. Kevin Hanson finally returned my call and told me that the cleaning fee was used to clean behind the stove and refrigerator. This is false and dishonest.

This was by far the worst run apartment complex I have lived in, and I lived in Beach City! Management does not care for tenants at all. They try everything they can to abuse less experienced college students living on site. You will not get your security deposits back unless contacting a lawyer. If you want to enjoy your life in Santa Barbara don’t live here.

Terrible complex, this is Isla vista in the form of complex! Management will lie and say it is a family complex but in reality they just fill it with as many students as possible. If your grown it is not worth the $2100 to live here. If your a spoiled college kid whose parents pay your way including rent you’ll love it here it’s party central except for the mornings they have adapted a 7 am gardening campaign to where u will be inconvenienced and woke up rudely out of your sleep go la breeezza! P.s. hate it here!

DO NOT LIVE AT LA BREZZA!!!! MANAGEMENT DID AN ILLEGAL KICK OUT Some of my housemates quit the lease and they changed my locks knowing i was a resident i stayed the whole weekend without my wallet unable to rent a hotel room or pay for stay. Management also put all my belongings outside which is completly ILLEGAL!!!! They where so rude and had no respect im a local from Santa Barbara and all of my housemates where international students these managers will intimidate international students who dont know the law into moving out WITHOUT a refund of the deposit or a proper eviction process. Parents if your going to co-sign for your kids DONT!! They will screw your credit and you risk having an eviction on your record. Also some of my expensive belongings are missing whoever moved my stuff STOLE FROM ME!!!! This place is a joke Kevin Hansen is a poor manager and EXTREMLY DISRESPECTFUL!!!!

Management is unbelievably unprofessional, very shady and do don’t care about the tenants.. Be very careful when dealing with them. Make sure you are in complete understanding of all aspects of your rental agreement. They will try to swindle you out of money. If you do not pay attention.

DO NOT LIVE AT LA BREEZA!! Very dirty, and not worth the money. Cigarette butts everywhere, management is rarely present and very very disorganized. BBQ/pool is always dirty. Under the stairway there - what it look like used condoms. Very loud and not a good fit for a serious student. Disinfect your clothes and wash your hands - again very dirty!!

Management is onsite, courtesy officer 8 pm to 2 am nightly. Large pool, beautiful courtyard with tables and seating for many. Walking distance to the beach, downtown, and sbcc. On top of all that, they are more affordable than most apartments in SB. I see some bad reviews probably from disgruntled tenants with minimal rental experience. To be fair and in comparison to other management companies, they do rise above the rest in service and compassion. I suggest if are looking for a place to live that provides the essential; location, price, amenities, that you should schedule an appointment and meet management and view the property in person before letting possible bias reviews taint your first impression. I was at the property La Brezza yesterday and was greeted with a smile treated professionally. I noticed that they have updated the landscaping, the property was clean, most of the apartments have been upgraded. The manager told me about a new secret garden/courtyard in the works for 2021 toward the back of the property, it sounds amazing and l am looking forward to another cool place to hang out. Last, the community is amazing, the residents are nice and always inviting and social.

Nice apartments. Spacious with a community pool. College area, so it is loud sometimes. But that's to be expected with college kids!
