    At first it seemed like a great place to live, until you’re settled and something comes up. To start, we moved from Illinois to this complex strictly based off of reviews. Maybe our expectations are higher, but I feel the reviews are inaccurate. First, when we arrived we never received a tour or anything of that sort. We were given a map and sent on our way. Now living here, people are always getting tours. The garbage service has become a real issue, the past 3x it has not been picked up. I’ve reached out to management a few times and now corporate, no response. But yet I’m required to continue paying for it. The amenities are garbage, there’s 3 electric grills, all of which are ALWAYS out of order. The pool is nice, but it seems nonresidents somehow let themselves in and have a smoking party with their obnoxious kids. The gate is usually broken or damaged, which takes weeks or months to fix. Residents don’t pick up after their dogs. There isn’t a dock as they claim. This is absolutely not a smoke free complex, again as they claim it is. There’s constant cigarette and drug use. The complex itself is dirty, there’s trash all over the parking lot and hallways. Management doesn’t respond to emails or concerns. Packages are often delivered to the wrong apartments. Parking is becoming an issue. The apartments seem to have a bug issue, I’ve heard this from several neighbors. There’s constantly people moving in and out. If I could do it over again, I’d 100% choose somewhere else to live.

    Jefferson at Lake Howell apartments exceeded my expectations with their beautiful amenities and all around kind and helpful staff. never heard of any break-ins, car thefts, or any of your usual worries you have when moving to a new apartment. Diane the property manager is very nice and understanding, and all of the maintenance men i encountered were always ready and able to help me with any problems i had (late night lock out, large trash removal, etc.). i loved my unit as well, the only thing i would have loved even more is more storage space. the kitchen is big and spacious with ample cabinet space, but being in a 1 bedroom apartment by myself, i didn’t have a ton of pots and pans or things that needed to be filled with kitchen items. i feel it would have been much better if there were maybe a coat closet or some other type of storage space in place of all of the cabinet space in the kitchen, but that’s a small nuance. i am also only giving 4 stars because one of the leasing agents, Jessica always had a very rude and nasty attitude. even during my move-out inspection, she came in hot and ready to find things for me to be charged for. she claimed i was supposed to steam clean my bedroom carpet upon move-out so she “knows i will be charged for that,” even though i was only in the apartment for 7 months and had regularly cleaned/vacuumed my carpet. she went on to find a “greasy microwave door,” “dirty bathroom drawers” (nothing more than a few loose hairs in them as i had wiped them down before my inspection).. and she even tried to say i would be charged for the holes in the walls from my tv mounts, but the maintenance man who did the inspection with her told her no i would not be charged for those. i’m not sure what her issue was, but she was always snarky and rude to me. i would try to avoid going to the office and calling the office for help if she was there. other than that, everyone else made living there enjoyable. pictures attached are from my move-out.

    Beautiful apartments that truly feel like living in a luxury resort! The staff is quick to respond and has been very attentive during my time here so far! The amenities are amazing and impress everyone who has come to visit! I’d recommend this complex to anyone looking for a place in this area!

    Our time here at Jefferson Lake Howell was good didn’t have many challenges living here. Where we did have problems was upon us leaving the community, the process for ending our lease was very murky and unclear. In fact, we were charge for damages to carpet and padding that had no connection to us (literally sent us pictures of damages to someone else apartment), and when brought this up to management on their mistake we were meet with confusion, phone break-ups, (Acting like her phone lost connection with us during our conversation) and experience a level of sneakiness from the assistant community manager. They’re also very slow to respond to our questions and had no clarity into the overall process. Long story short, our over payment on a prorated fee for last month rent never came back to us (The money went to a load of other fees), security deposit went to carpet damages and somehow, we still owe them more money. Steps I’d recommend: 1. Take as may pictures and videos of all parts of the apartment includes carpet 2. Make sure to be present during the final walk through with maintenance 3. Make sure to have things document (ex. Where your final payments will be going, steps to ensure efficient move out, and if possible, itemization of cost for damages.) Hope this feedback helps makes the community better for the next resident.

    This place is really awesome, very beautiful and well maintained. The amenities are great, especially the pools. The office staff is very responsive and professional, overall a great place to live at. My only objection would be towards the tenants who own pets and most of the time fail to clean the grounds after their pets. Other than that, the place is perfect.

    We just moved to Jefferson Lake Howell in a 2 - 2 Apartment. The apartment is stunning and spacious and overall amazing! The community is extremely well kept and clean. My neighbors have been extremely nice and welcoming. The leasing office and their team like Jessica, Jennifer and Corey were all super helpful, caring and welcoming and made sure I had everything I needed and walked us through every step of the process. I felt very invited and at home. So far I have nothing but positive reviews and comments about the community and it’s staff! 10/10 highly recommended.

    We moved here for the amenities and how beautiful the property was. We leased a first floor apartment. Six days before getting our keys we were told the bathroom had damage that required a contractor. The leasing office was quick to find us a another unit but it had to be on the 2nd floor. We had no choice within the time frame to be picky, so we took it. One of the reasons I wanted to live here was the lake access which is still not available for residents. We were told supply chain issues are preventing the amenity from being available. The gym was another reason, it's beautiful. The problem there, everybody else thinks so too. I ended up getting an outside membership due to how busy the gym was. Not a huge issue as two gyms are around the block. We only stayed here 4 months and paid over 4k to leave. Why? Because of the issues in our building with noise. I believe these apartments were built fast and with poor construction. We could clear conversations below us, beside us and around us. We could hear when our neighbors flushed the toliet. It's an apartment and you will have slight noise but overall it was awful. Above us, we had constant stomping. We were told 3 people lived above us with 3 different schedules, meaning the walking was non stop and it was just that, non stop. Below us we had a family of 6, 4 children under the age of 5 and with a new born. All we heard was screaming and crying. Our other neighbors never used a trash can which we addressed several times. Not once was it ever resolved. At one point an animal had gotten in the trash. On other occasions, there would be 10 bags of trash outside the door leaking garabage. In the 4 months we lived there, there was a car out front that never moved. It seemed to had nearly flat tires. I addressed this with the office as well, that car never moved. As excited as we were to move here, it was overall the worst decision we made. The construction of these apartments are awful. Walls all around you are paper thin. It was worth the 4K + to leave.

    This is the first time I’ve lived in an apartment. May I first say the staff here are excellent and a pleasure to work with- especially Jessica! I live in one of the apartments that faces the lake and there is nothing like this beautiful view everyday! I’d like to address the noise complaints others have addressed in their reviews. We have to be practical that living in an apartment means you have connected neighbors etc. Unfortunately noise comes with living so close to others. I experience this myself but you’re going to have that in any apartment. Overall, I enjoy living here and I’m thankful the efforts that are made to keep the apartments kept up and maintained. Maintenance has always been prompt to my requests and are a pleasure to work with. Keep up the great job team!

    We are Korean, and it was our first time living in the United States. I returned to Korea after living here for a year, and it felt like a dream. When looking for a house, I looked at about 5 apartments nearby, but none were as good as this one. I tried to find a house in Oviedo, near UCF, but even the places with similar prices here had smaller areas. I lived in a place with a lake view next to the pool and clubhouse, and I was very satisfied. There were a lot of people in the pool on the weekends, perhaps because the pool was nice, but it didn't matter because you could swim on weekdays. There was a lot of storage space in the kitchen, and I was satisfied with the dressing room in each room. I had a great time without any inconvenience during my one year stay. The apartment facilities were overall clean and well maintained. The clubhouse and swimming pool seemed to be maintained every day, and it was nice that the pool was cleaned regularly. I was so satisfied with the apartment that I spent a year feeling like I was on vacation at a resort. thank you
