    Worst place you can possibly live in, the management is hostile and the maintenance guy thinks he is security and he will get you car towed but he parks his cars where ever he feels like. The maintenance guy also plays really loud music in his parking stop from his car on Sunday or Saturday early morning, and he is so called "security " but he is disturbing the peace himself. This place is garbage I regret every day for ever moving in here. They shut the water off once a week for "maintenance or emergency " as they call it but they let you know 2 days in advance that there is an emergency to shut the water off. You will regret for moving in this place. STAY AWAY!!!! Americana Simi is a nightmare!!!!!

    I went to this complex and the office was closed for lunch. So my daughter and I went back to get a tour of your complex after the scheduled time off for lunch. We arrived about 20 minutes after the posted time to find the door locked so I peaked in the office and there was the office manager sitting there behind her computer so I knocked on the door thinking maybe she forgot to open the office. So after a couple of minutes I knocked again she stood up and mouthed to me angerly IM ON THE PHONE. If that is your greeting to potential new tenant HELL NO. This company should think twice on who they hired to represent their complex. NOT A CHANCE I WOULD EVER LIVE HERE

    I lived here for almost 4 years. When I left they tried to charge for almost 5000. I promise you I took pictures and video and the place was dirty yes but no damage at all. I told them to keep my 1500 deposit which was generous but they wanted 3000 on top of the deposit. I reluctantly agreed to give them 1855 on top of the 1500. This agreement was on March 2020. I have it in writing. But then everything closed cause of Covid. So it took me 10 months to pay. By then it went to collections even though I’m a bartender and my industry had closed. And then they wanted 3000 instead of what was in writing. Stay away from here. April is not a woman of her word at all.

    I lived here for 2 years. And it was 2 years too long. I'm a young professional and at the time I was looking forward to Simi Valley's relaxed suburban atmosphere. Unfortunately, things started going downhill the more I interacted with the property manager (April) which is ran by RCMI property management. 1. VISITING PETS ARE NOT ALLOWED which seems very limiting. When i did have to clear things up about my guest bringing their service dog I was approached with combativeness and referred to deal with their lawyers. 2. HOSTILE / MOODY MAINTENANCE PERSONNEL. One of the maintenance guys banged on my door after he unsuccessfully tried to fix my kitchen sink the first time and he conducted himself with a horribly negative and confrontational attitude. I even had to ask him if everything was ok with him because he seemed that upset. It was just a bad experience and I hated having to let such an angry person enter my apartment. It also felt like they surveillance your every move. 3. UNFRIENDLY/HOSTILE PROPERTY MANAGER. She won't hesitate to aggressively snap at you when you inquire on or even question tenant laws or apartment rules. She quickly becomes combative and seems to forget that she's representing RCMI and Americana apartments. 4. FREQUENT WATER SHUTOFF NOTICES. The water at this place gets shut off all the time in the middle of the day about every couple weeks. WAY to frequent. 5. SKETCHY MOVE-OUT INSPECTION PROCESS. The move out process was a nightmare. The office performed an inspection about 2 weeks prior to my move out date and by that time my apt was already empty and essentially vacant. When I had sent an email asking the office manager if there was anything I could fix in the apt to reduce deductions from my security deposit the property manager didn't respond with anything regarding repairs needing to be done but still proceeded to take about $700 of my $1000 security deposit . 5. ILLEGAL WEAR-AND-TEAR CHARGES TO SECURITY DEPOSIT. I found out the property manager sent both our itemized list of deductions to the WRONG ADDRESS, and the little left from our security deposit to the WRONG ADDRESS. She also didn't include any pictures (until AFTER I disputed the charges) or receipts of the charges. Both my roommate and I left the apartment in regular "wear-and-tear" condition but they still managed to illegally charge us over $200 for paint. However after contacting the property manager's regional supervisor (very professional RCMI employee) and about 80 days later and many emailed pictures and documents exchanged I finally got the $200 paint charge removed and got my security deposit which was sent to correct address this time. If you do decide to move here, KNOW YOUR RIGHTS (I learned a lot from dca.ca.gov), and be prepared to feel like your living in a college dorm with a tyrant-like property manager.

    Lived here for almost two years and overall the management was good however don’t even think about getting your deposit back we were so careful with everything knowing we weren’t planning on staying there for long and they totally scam you out of your money! Would not recommend to family/friends.
