    The place is really cute, right in the heart of the historic center. The staff were amazing though. Claudia was super helpful and approachable. She sat us down at the beginning of our stay and gave us a great insider view on what to see in Sintra, how long it takes, which order we should do it in. We drove, and she was super helpful with parking. Even offering us to WhatsApp her and have her jump in and help us. The breakfast was good in the morning as well. There was a terrace we had access to that provided great castle views. I give it a 4/5 because the bed was super uncomfortable. My partner and I both found it very hard and had poor sleeps. As well the walls were very thin. Our neighbours were up until after 1 am, keeping me up as well.

    A fantastic place to stay. Karen is a wonderful host. The room we stayed in was perfect. The rate included a very good breakfast too. A perfect location for exploring Sintra area

    We had an eventful and wonderful stay at the Bed and Breakfast, we stayed in the Premium Studio which was lovely, good shower and very spacious. The eventful bit is if you drive to the place, we hired a car and drove from Lisbon, Karen had said try to come by train or bus but we risked it and here are our lessons for people who follow us: go in pairs here is why: 1) Use WAZE to direct you, 2) The passenger should call Karen on Watsapp as soon as you are in town she will help direct you in, as long as she is not busy, if she is busy park up and wait until she is able to talk you in to the place, 3) only attempt to go down the hilly road if Karen says you can turn your car, 4) Hire the smallest 2 people car you can 5) DO NOT attempt to reverse your car down the hill (I’ll explain why in a moment) 6) If you are lucky Karen may have a day pass for 6 euros which means you can park in most place for the day, (note don’t park in the reserved place or the Priest and someone else).7) Show the police your reservation to allow you in the centre of Sintra. I tried to be clever and tried to reverse down the hilly road and it was all ok until a car came from the base of the hill and a car came from the top of the hill and I was sandwiched on the narrow road. I nearly ran over a dog, a cat and two people sitting having a meal at a restaurant on the side. My wife tried to direct me into a siding but the car was too big and at this point people were in fear of what I was going to do and I was like OMG. Borth drivers would not move and we were in stalemate, until Karen came and directed the driver coming down the hill to reverse back up and I followed. Once this saga was over then it was all plain sailing and we had a wonderful stay and visited the both castles. Note you should take the bus up to the castle and then walk down if you are able to, a lot of steps but worth it……. I hope this helps. Oh yes arrive after 4pm when the mad rush of tourists have disappeared. Breakfast was continental and good for us. Have a wonderful trip like we did. Karen was a great help

    Not worth the price you pay. We had to wait for one hour to have a warm shower as they ran out of hot water and the bathroom is really basic with the shower head broken. After calling them to complain and asking for some compensation they only said they were sorry and they could do nothing about it. Breakfast is very basic and not tasty. Check in can be done only until 6:30 pm what is very inconvenient. Though the place is charming and staff is friendly, it’s not worth the price as no service is provided in helping organizing tours in Sintra. Airbnb would be a better option than staying here with a self check in. Lastly the hotel is situated in a street down a hill that is very difficult to access by car and you need to carry your luggage down the hill without staff help.

    Perfect to stay in Sintra for 2-3 nights - busy during the day but quiet at night with all the daytrippers gone. "Suite with private terrace" is like a junior suite not with a separate room but is massive with quite a large terrace (it seems to rain a lot here though but it was glorious the hour we got to use it) and the bathroom is actually bigger than in the photo online - wish there was a bathtub but the shower's water pressure/temperature's excellent! There are 8 rooms and this is the middle one out of three floors but is also on street level on one side so occasionally can see people walk by although it's a small side alley and can just close the shutters for privacy - there are windows on three sides. Good location walkable to some of the main sights (Quinta da Regaleira/Initiation Well; uphill to the Moorish Castle plus National Palace of Pena in half a day), lots of restaurants, and the bus stop/taxi rank (taxi to the magical Monserrate was just over €10 and took an hour mostly downhill to walk back 'cause the 1253 bus took ages to come). There's construction nearby during the day but honestly not too bad with the windows closed (hard to avoid construction in Sintra anyway from the looks of it) - it was always pretty quiet otherwise. There seemed to be a slightly damp smell that I stopped noticing after a while but I think it's because of the climate here. Airport transfer kindly arranged by Karen here (who speaks perfect English) is €40 (30 min) and Bolt from Bairro Alto in Lisbon cost ~€30 using the app, around 40 minutes.

    The location is wonderful, the room we had was not great. It was clean but the bed and mattress were very old and worn out. The room was very damp and the drain smelled bad. There are better rooms it seems like but if you have to compare stay in a different hotel with similar rating.

    The staff there are amazing! So kind and very helpful and thoughtful. Location is also great, right in the heart of old town. Our issue was the room. It’s older and the bed is very hard and thin pillows. There was also soundproofing foam exposed and covering one full wall and the carpets were quite dirty. All this being said Karen was kind and quick to respond

    Sintra is a very lovely place. The problem is where to stay. I suggest this place. It is centrally located but is at the edge of the tourist area - so it is quiet yet accessible. You want a homey feeling but expect a level of service from the staff. We were warned that parking may be a problem - but we always found a space. For me, A Bed and Breakfast’s main attraction is a good place to sleep, a hearty breakfast, accessible, clean and staff. They got all of it and more. The owner Karen was very helpful with all her tips on what to do and where to go. Her staff Bianca and Rita were so helpful and thorough with their cleaning . We found this place through Lonely Planet and - yes we agree with the boom, still a great place to stay in while in Sintra

    Fabulous guest house in the heart of Sintra. Best to come without a car but our hostess, Karen, helped us find a parking spot. Great, spacious rooms. Early checkout breakfast box option (thank you!!!) Great food and wine stores nearby. Highly recommended spot.

    Me and my wife stayed here a week ago and had a great time…the owner I believe her name is Karen was awesome, she helped us with everything from places to go, taxi pick ups, to cooking us breakfast..we had room #1 witch is the big suite..the place is located right in the middle of everything..you can’t go wrong staying here..thanks for the great hospitality and memories….

    Karen is a great host and super accommodating to any dietary restrictions for breakfast! The rooms are huge, the beds are comfortable, and the guesthouse could not be in a better location.

    Great accommodations in a very central part of Sintra. The host was super nice and helped us out with parking and also with recommendations on what to do while in Sintra, as well as restaurant suggestions. Oh and the breakfast was top notch.

    A guidebook starred this guest house above all others in Sintra. I wholeheartedly agree. The hospitality is impeccable including a guidebook with local recommendations in three languages. The food at the restaurant on their recommended list was outstanding. I was fortunate enough to book the enormous basement suite which had three large rooms including a kitchen and a spacious sitting area. The owner was great at communicating to help me make arrangements for my check-in, store my bag for the day and also to help me figure out a covid test to return to the US. Then in the morning because of covid they are doing takeaway breakfast. I couldn't believe the quantity and quality of the food especially as I am gluten free and the host found food overnight for me. The presentation of the breakfast shows the attention to details here. The location is right next to the tourist office in the heart of the town, yet on a quiet alley. My favorite hotel in Portugal and this is my last day. I recommend this place and spending time in the charming Sintra.

    This place is perfect. The suite we stayed in was so spacious, well decorated and so comfortable. The breakfast is soo yummy and expansive The street it’s on is so quiet and yet a few steps from the historic center. It was the perfect place to stay in Sintra for three days. Thank you Ines, Faviola, Bia, and Karen for our great stay! Tip: take a taxi from the train station — some people get lost trying to navigate with Google maps. But once you’re there, no need for taxi or tuktuk — all very accesible!

    Karen and her charming staff run a spotless, modern, and very chicly decorated guest house! Our room was HUGE and so comfortable! The breakfast was hearty (compared to a lot of Portugese breakfasts) for a full day of sightseeing. The communication was thorough and professional, and we appreciated that they stored our luggage pre-check-in. We enjoyed chatting with Karen (a California ex-pat) about her experiences as a business owner in Portugal. We really couldn't ask for a better experience. This was a welcome respite from the hustle & bustle of Sintra. Definitely allocate two days for Sintra on your trip itinerary and stay at Sintra 1012!

    Staff was very friendly, the rooms very spacious and it was located in the historic center of Sintra. Parking was hard, but it was predictable because of the location. The only issue we found is that the check-in can only be made until 6pm! This can be very inconvenient and is easy to solve (there are a lot of hotels in the area that offer self check-in for example).

    What a lovely little bed and breakfast located right in the heart of historical Sintra. The room we stayed in was amazing - very clean, neat and had everything that we needed as weary travellers. Breakfast was super lovely and very filling. Our hostess Karen was incredibly welcoming and helpful, and gave us great tips on where to go, what to eat and what to do first. Overall, a great experience and would definitely recommend.

    The guesthouse was easy to find in a good location. Its located on a very quiet road. It is very spacious - in fact we all could have stayed in the family room easily if there was a sleeper couch for 1 child - It was a waste to stay in 2 since we spent very little time there. We choose to stay in 2 rooms and found it was really expensive in comparison to our other experiences. So in terms of value and in terms of all the other places we had stayed in Portugal and experienced this one did disappoint a little. For the price you could certainly have a small bar fridge in the rooms and a decent coffee Machine. The bathrooms are also very basic. There is so much space to work with. This place has massive potential. The breakfast was exceptional. The staff is Excellent - very friendly and informative. Sintra is incredible. We loved it so much

    Very pleasant stay. The rooms are renovated with lots of love for details and reflect the charm of the city perfectly. Good breakfast on a terrace. Staff are super friendly. Extremely good value for price. Highly recommended.

    Really good location in the old town. Standard room is too small in my opinion despite being in the old building. Basically if you stand up from your bed you are in the toilet. Right now (COVID) you are eating breakfast in the room so it is even more uncomfortable. Be aware that there is a 3h check in time. It seems that it is more like Airbnb apartments then boutique hotel.
