    We have been coming to the Grandview for our stays in Las Vegas for more than 10 years. This was definitely our last time staying at this resort. First...the good: - Great location, off the strip, but just a short drive away. - Check in was easy and quick - Parking garage had ample spaces for convenient parking - Air conditioning worked well Now for the rest: - We were in the "Daisy" building. Our room, 20th floor, was old, dated, and extremely dirty. Had to buy cleaning supplies to get dust and grime off the furniture and counters. - Public areas, our foyer and our room smelled awful, had to put in air freshener it was so bad - Dirty dishes in cabinets, also the inside of the cabinets was filthy with dirt and hair - Bathroom was a disgrace. Toothpaste crusted on countertop, sinks dirty with toothpaste and hair, shower drain clogged with hair - Toilet dirty with stains and toilet seat loose on the toilet - Toilet paper holder ready to fall off the wall - Bathroom mirror dirty with dust and water stains - Water pressure was awful. It is literally a trickle coming from the shower, took 30 minutes to get the shampoo out of my hair - Floor dirty, dust bunnies everywhere - Dishwasher extremely loud, sounds like it is not working properly - Mattress old and uncomfortable, pillows are so old, they are more square than oblong with all of the filling reduced to just dust - Cheap polyester comforter on top of bed...old, worn out - Refrigerator dirty, definitely has not been cleaned in a while - Curtains missing in living room - People smoke marijuana here EVERYWHERE! The smell is overwhelming in the hallways, outside doorways, even in our foyer. They have signs up prohibiting this, but security does nothing to stop it - Security here is a joke. They have a "guard house" at the front entrance providing a false sense of security...there are two other gates on the side and back of the property that are completely open and unguarded. I'm not sure what security here does, but they certainly don't stop people from smoking marijuana all over the place. - All of the elevators in the building have their floor displays broken and by day 2 of our stay, the "down" button to call the elevator came up missing. Now we have to go up before we can go down. Stairs are not an option, 20th floor. Overall, the property used to be nice. But the lack of good housekeeping and maintenance have turned this into a resort with a "Roadside Motel" feel.

    I understand what is one mans trash is another mans treasure but don't understand the bad reviews. We bought a one bedroom unit two months before the resort opened. Since then we have watched it grow into multiple buildings, parking garage, additional pools and amenities. When the South Point was built it was a "home run" as now we could walk to the casino, have dinner, see movies, drink without driving and gamble. The Grandview is constantly working on cleaning and modifying it's existing infrastructure. Every time we have been there we see painting, cleaning, replacing fixtures etc. We have never seen a bed bug or ever been ignored by the front desk. This is truly a professionally run resort hotel. As I stated in the beginning, to each their own. For the money, this resort is as good as I have seen and we have looked at many around the US over the years. I not only do not have any regrets for buying, we are thrilled we did. Awesome place to relax in between losing your money in Vegas.

    Happy with owning timeshare at this resort. Home away from home with all the needed amenities. Clean luxurious rooms. The beds and pillows are super comfy. Friendly, kind, and helpful staff. Several pools to choose from. My kids enjoy it! The amazing South Point Casino next door is a plus!

    The room was very clean! It was literally like a one bedroom apartment with a full kitchen, jacuzzi tub, & washer & dryer inside! Right next door to South Point which has A LOT to do in it! Dishes were very clean! Towels came quickly when needed. Definitely would stay here again!

    Way south of the strip but accessible to public transportation and rideshares. Spotlessly clean, well-maintained, super friendly personnel. I even went through the two hour tour and sales pitch this morning and everyone was friendly and very low pressure. No one feigned indignation when I declined to purchase. I would gladly stay here again. The rooms are rather Plain Jane and utilitarian but very comfortable.

    Great place. It's a time share and nothing wrong with it. Just a very long presentation. Not quiet as promised incentives to go through it. An when you just aren't interested or timing not right, you start getting treated differently. An it's to be expected. Look most 99% go and deal with it for the perks..just like another offer. The sales people are very well scripted and truly I think believe the things they are told to say. Inside deep knowing. It's still high pressure sales and marketing and I just couldn't and wouldn't want to be associated as an employee of the place knowing this. Or a guest when I'm checking in and seeing big groups or people w high hope promises etc lingering in the lobby all day for their presentations etc. If everyone could and wanted to afford a time share and etc. They prob would already. That's just my perspective. ,๐Ÿคท๐Ÿผโ€โ™‚๏ธ

    This place is a hidden jewel. Condo living, 5 pools, and food onsite. It's right next door to a casino with cheap eats, a bowling alley and a movie theater. It was a great stay for my family of 8. Customer service is great! The Internet sucks but who needs that on vacation ๐Ÿ˜†. It is far from the main strip, so you will need a car or Uber.

    3.5 stars. The double suite was spacious. Seven of us were able to stay comfortably. The maintenance folks were helpful, which is great as we had to have them come at least four times. Things were relatively clean and quiet. The gym was too warm, but we were glad to have it there. It was nice to be able to stay off strip and have kitchen facilities for the week.

    Was talked into taking the tour of the area. Definitely a timeshare thatโ€™s not worth it one bit. The real estate agent that gave us the tour 1/2 star. You will be pressured into buying into this property. Definitely not worth it. Pulled up the reviews BBB as well. Multiple complaints. Read carefully before signing any paperwork.

    This is a great place to stay off of the strip. The pools are really really good. And you're right across from South Point Casino which is supposed to be one of the easiest casinos to win money at. You are away from the strip and you will end up paying if you don't have a ride. But overall a really nice place to stay

    Rooms were accommodating - We had 7 people with a double suite. Clean and stocked kitchen (Dishes, glasses, pans, etc.) The dishwasher didn't work well, but everything else was fine. Had a nice arcade for the kids and right next to the South Point Hotel & Casino to do things/eat. About a 15 minute drive off of the main strip with shopping centers/outlet mall and restaurants along the way. Had a great stay!

    Awesome rooms!! Little Apts basically with full amenities including washer and dryer. Very spacious. Away from the strip which is fine by me. Rooms don't smell either. Couldn't hear neighbors either which is a HUGE plus for me. I will return but for personal time.

    My husband bought this place 15 years ago in 2008, so we're been coming here every year with the exception of 1 year ever since. I have to say that every year it gets worse. The units are run down, and there is always something broken and they are not cleaned well at all. We pay almost $900 a year in maintenance fees, this place should be exceptional when we come every year. But they aren't even close. It's a shame and makes us not want to come here anymore. If we invite guests (we bought 2 units, A and B) it's embarrassing the condition of these units. So we don't even bring guests anymore. It should not be so bad here that we have to avoid inviting guests. Very disappointing, to say the least. You can do better Grandview, yet you don't. Chipped toilet seats, broken washer not usable, broken garbage disposal, broken door knob to the bedroom, the toilet runs forever after its flushed, dirty dishes in the cupboard, dirty floors, hair in the shower before anyone even showers like they never cleaned anything from last visitors, and towels and blankets with stains on them, melted kitchen utensils and dirty pots and pans in the cupboard. The kitchen drawers look like they are never wiped down on the inside and silverwear drawer where the knives are filthy with hair. Very big disappointment, and it's sad that they give the owners units in this condition. Step it up Grandview, you make yourselves look really bad. Not sure I would recommend to anyone. Edit: update The response I received was from someone at Grandview that did nor address my complaint and instead talked about what they are doing to other areas of the location. Nothing about what we experienced on our week vacation. The issues I addressed were not talked about at all and these issues made our vacation not good or enjoyable and no one seemed to care enough to address the issues we experienced at all. Such a shame. This resort has gone downhill since my husband purchased 15 years ago. And we are very dissapointed and don't want to go back. Every year it gets worse.

    This place is a machine, turning around a lot of people from all walks of life. Less upscale than their sister facility on the West side of Town. Grandview seems ok if location is your priority over a quiet, clean place with nicer amenities. This place is just stacks and stacks of units with not much soundproofing and busy all hours of the night. Personally, I would much rather stay at their Cliffs at Peace Canyon 20 minutes from tbe strip.

    We have been coming here for years and years. We absolutely love being at the very end of the strip. Most of the units have had their rooms updated with new furniture, appliances and marble counter tops. They are still working on a few of the units. We stayed in an older one, Primrose. We like the location near a quiet pool and the closeness to South Point Casino that you can walk to across the street. Our room was clean, you can just tell it's getting old and worn out. But we're not in the room that much anyway! They finally rebuilt the waterfall at the main pool and it is beautiful! And all of the employees we talked to were all so helpful and very nice. The only negative we had was that our room was on the first floor and the pool speaker was blasting right under our living room window. We called 3 days in a row to complain and on the 4th day the volume was turned down. When we checked out, we asked for our first 3 days of resort fees to be removed. And after a little hassle they did it. I would highly recommend this resort mostly for its location right next to South Point.

    We have a timeshare here. The rooms are spacious but the cleaning could definitely use some work. The vents are caked with dust. The dryer filter was chock full of lint which I had to empty out. The carpeting feels a touch dirty. They have definitely done some fresh painting. We are in building 5. We stayed on the 21st floor. The insulation is quite inadequate and during the day you can hear the water being run through the pipes. And it is very loud in the bedroom. I appreciate the amenities in the room and the utensils provided in the kitchen. I like the location because I don't want to be that close to the strip. It's a nice distance to the Southpoint hotel and casino. The three elevators is a nice thing to have. The pools are centrally located and a very nice amenity. Parking seems adequate. Pricing is right for what you get. I'd come back.

    Enjoying my girls trip to Las Vegas and am so happy I selected Grandview Resorts for my first visit here. The rooms are amazing, modern and plenty of space. There are 5 pools, fitness rooms, and a little putt putt area to keep the kiddies happy. I also saw a game room and a mini store on the property. Plus they have a free shuttle that will take you to the local Walmart should you forget or need any additional items during your stay. As an added bonus, South Point Hotel and Casino is literally next door with all the attractions and event you could want. There are 9 restaurants, bars, a movie theater, bowling alley and all the betting, slot machines and tables you could want. If you want to visit some of the bigger attractions on the Strip, our Rideshare costs have ranged between $15-20, depending on the time. The local transit system has day passes for $8, so we are going to check that out as well. I am not a big gambler nor do I like crowds so this location fits my needs and give me all the amazing things Las Vegas has to offer.

    Can't share much, because I stayed in my apartment the whole time! One bedroom was spacious and the kitchen was well equipped. The king size bed was very comfortable. Living room furniture was sturdy, comfortable, boasting ageless fabric and style. As far as timeshares go they weren't as pushy. Front desk folks were friendly.

    We spent 8 days here total. We enjoyed our stay. Very nice place to stay. Every staff person we run into was extremely friendly and nice. Even the security staff who let us know the pool was closing because it was 10 pm was also super friendly. Very pleasant place.

    First time here. And right off I can see this is not a luxury hotel. Which is fine. We got here after hours and were made aware that check in was at 4pm. We let them know our flight was delayed over 4 times. The were nice enough to accommodate us. Since we did call them ahead of time and let them know. Our rooms were ready. Once in the rooms, we found one wasn't cleaned and looked like someone had just left. We called over to the front office and they sent the cleaning staff right over. The rooms are spacious. Soft beds, soft couches. Kitchen fully stocked with every need to cook. Double sinks. Stand in shower. And a jacuzzi. The rooms were dusty as hell.

    Thee worst experience in Las Vegas, Nevada. From the front desk to the room. The hallways are nasty, windows need cleaning, elevators stink and are dirty. I had to use a napkin every time I stepped outside the room. I always sanitize the rooms down with Clorox wipes but had to extra clean the room because it was as if housekeeping never came in. Constant cigarette and weed smoke coming up in our room. Managers were aware of our disabilities and didnโ€™t care. This place really remind me of where the filmed The Good Times. Really looks creepy. Oh, something bit me on my thigh the first night. Do not recommend. Go to Club Wyndham. You will get your moneyโ€™s worth. Very clean and excellent customer service.

    Nice accommodations. Mostly a time share resort with aggressive sales people, but they are easily put off. Was nice to have a full stove, oven, fridge, and microwave to save some money eating in. There was several grills and tables to use inside the gated area. Walk next door to a casino. I would recommend.

    Room needed to be vacuumed and table needed to be cleaned upon arrival, we did call and some one came up right away and cleaned table and vacuumed. The nextorning I got in the shower and my feet were black in the water I/we had to where socks entire time. Appears housekeeping did a rush job...disappointing, as we've always been very satisfied with our room Otherwise, we love this place. Come there often.

    We, and multiple others in our building, had continual problems with our room keys. Mismatched items from room to room. No consistency. They advertise each room as holding 4 adults. (8 adults for each suite) This is only the case if you're willing to sleep on a full-size pullout. (Which they advertise has a queen.) There's only one king size bed in each room. But the rooms and actual beds were nice. Kitchen was convenient. Bathroom was nice. Good sized shower and bathtub. The pool, with its waterfall and light show, was fun. A sink was leaking in one of the rooms. Maintenance was able to come and fix it in a timely manner. Great location! Close enough to the strip, but far enough away to feel safer and with less traffic.

    This place was a pleasant surprise. Our first stay here...will not be our last. Fully stocked kitchenette (minus food and drink) Like being at home...make sure to bring supplies for the fridge๐Ÿ‘. Room was clean and we'll stocked with plenty of towels. Stackable washer dryer in room was convenient. Next door to South point hotel for your dining/gambling pleasure. I would say that the appliances are dated..other than that highly recommend.

    I really hate to be critical, especially since we were guests staying there with family, but I see no reason, based upon this experience, why we would ever return to this place! Trust me, photos are deceiving!! What you see on their website is definitely NOT what you will get! The rooms are old, dark, dingy, and outdated! And when we arrived, the rooms were filthy. The floors, whether tile or carpet, were not swept! Hopefully the sheets were clean! Both rooms were short of basic supplies. We had to repeatedly request cookware, utensils, garbage bags, dish soap, washcloths, and the list goes on! They are short staffed, similar to every other company/business in the country it seems. When will the covid pandemic excuse end? I will say however, that the people who were working were very accommodating, and I felt badly knowing the pressure they were under. The swimming pools and other accommodations and amenities at the property were okay. And the location, if you do not mind being off the main strip, is very convenient and accessible to most sites.

    The rooms were fine, however, my ADA room was on the 9th floor and 2 of the 3 elevators went out the first day and 6 days later, they were still out! Also, no transportation to rooms for people without cars! I am a 67 year old woman on a cane and dragging my suitcase, they didn't even apologize that I had to walk 3 buildings away! Other people walked even further.

    Do not fall for their scamming pyramid scheme of owning a piece of the land or whatever the hell theyโ€™re trying to sell. STAY AWAY was told it was a 5 star place but google literally says 3 stars. So many red flags going into this and Iโ€™m glad we trusted our gut.

    This place is awesome! The rooms are very spacious and comfortable. Staff is exceptionally nice. The many amenities they have are excellent for family vacations. Overall this is the best hotel to stay at while in Vegas.

    Great location and comfortable rooms. Away from the Strip but next door to South Point Casino which has a lot to do, even for kids. Having a kitchen and laundry in the room was nice. Bed was very comfortable. Room was dusty and needed a bit of cleaning when we moved in. A few minor annoyances but I won't nitpick. We were on a timeshare exchange so had the usual and customary sales pitch offered but they weren't obnoxious about it. Would stay again.

    The location of The Grandview is great, the rooms are great with a kingsizebed, cleaning could be improved ( windows and under the furniture). The amenities are limited. It is conveniently located next to South Point Casino & Hotel. No room cleaning service during the week. The suites have full kitchen, dining table and living room, and there is washer & dryer machine.

    The rooms in my opinion are fairly maintained and clean with nice amenities. The service received was ok. We had a great tour guide that toured us around named Mark but his superiors on the other hand were pretty rude and left a bad taste in my mouth. Location is ok if your good with a 15 to 20 min ride back to the strip

    Very nice place to stay not too far away from the strip. We had a two bedroom lockout unit that we booked through our timeshare with RCI. We were booked for a week. However, only stayed for a couple of days to attend the Usher concert. We did not get to see everything the resort offered, but the rooms were nice and spacious, and the staff were very attentive. The one thing that we didn't like was the building you are assigned to can be far from the lobby and a good walk. I think this applies to the two bedrooms more. We usually rent a car but decided we didn't want to deal with the Vegas traffic. They do have shuttles, but we were told that has to be scheduled, which is an inconvenience. Usually, you can get the shuttle at the bus stops normal hours without scheduling unless it's to a store. A casino is right next door, and we were told by several Uber drivers it's better than the strip and cheaper.

    Great resort if you want to stay away from the hustle and bustle of the strip! Sits beside the Southpoint casino. 5 pools with differing attributes! Rooms are nicely laid out and nice decor. We stayed in a two bedroom lockout. Each one bedroom side was the mirror image of each other.

    Loved staying here!! A little far away from the strip. With the construction and prep for F1 traffic is brutal!! But it's next to South Point which I love!!! How can you go wrong with $1.50 hot dogs and an amazing menu after midnight!! โค๏ธโค๏ธโค๏ธ Great fun to be had!!! Check it out!!!

    Only real issue was two of the three elevators were down in our tower. Other than that good it was a good experience. Rooms had a full kitchen setup and fridge and freezer. Clean and spacious

    Place seems like it hasnโ€™t been renovated in a while. Very small TVs. Overall decor and maintenance upkeep giving early 2000s vibe. Iโ€™m used to resorts that offer on site amenities like game nights, movies nights, sidewalk chalk, scavenger hunts, or any kind of on site entertainment. The on-site eatery was surprisingly good. Food made fresh to order with friendly service. Nothing here. Itโ€™s a $40 round trip Uber to the strip. The casino next door isnโ€™t bad. Itโ€™s got restaurants, a bowling alley, a barbershop, spa, etc. I donโ€™t gamble but I was told because itโ€™s off the strip there are more jackpot winnings to entice people to come. Rodeo was in town during my stay and it was definitely giving a โ€œNevadaโ€ vibe then a โ€œVegasโ€ vibe if you know what I mean.

    The only slightly challenging part was that our key cards often did not work in the side door and a few times in the door to our place. Other than that, we enjoyed our stay thoroughly! Great pool, excellent accommodations, and helpful, friendly staff. Thank you!

    Horrible experience, wouldn't recommend or return. In our first room the ac wouldn't cool and with the temps rising it was pretty hot. Same night my friend was bit by a bed bug, we brought it to the attention of the front desk and they changed our room. The new room was filthy from the shower to the holes in the curtains to the windows. We chucked some clearly unchanged pillows off the bed to feel a little better. But by this time we were exhausted of going back and forth with front desk. On the day of our presentation we voiced these concerns and none of the "higher ups" acknowledged us at all. They just sent there "closers" with new numbers as if that was our concern. Total lack of empathy and customer care. We are the clients not your competitors, it seems they are just numbers driven not human driven. Understandable, your just not getting my money or the money of anyone else I know. As you can see same tone def generic response below.

    Very little to do on the resort itself. 5 pools available and a games room. Rooms are quiet with almost no sounds coming from corridors because of double door entry. Rental car is a must to see Vegas. Adjacent resort has all the restaurants and events. Still a very clean and well kept place to stay.

    I haven't stayed in other timeshares, but this was nice. I enjoyed letting my teenagers have the other suite so I could enjoy my evenings in peace. All the basic necessities you will need, and the giant tub is to die for! We unfortunately didn't have time to swim or play golf, but we did walk through both and they looked very nice. I would suggest bringing your own dryer sheets as those aren't provided, and ask the front desk for sheets for the pullout couches during check-in. The only real downside was being pressured into "free breakfast" after driving for 16 hours with 4 kids, feeling sick, and just wanting to lay down. But I understand that's part of the deal in these places.

    Great if you want to be off the strip. Great main pool (although LOUD music makes it a but harder to relax). Rooms are great and will do for whatever your needs are. I love the soaker tub. Could be better cleaning and detailing, but seems to be the case everywhere nowadays...

    This is a really nice hotel. Our room was two separate one bedroom apartments with washers and dryers. They also help you book tickets at the front desk. The main problem I had was that the key card didn't let me into the pool and the elevator was down.

    When we got to this resort, the room did not have enough plates, bowls, cups, or silverware. When we asked for a high chair for our infant daughter it wasn't brought up to our room until the next day after calling several times. As part of their sales pitch promotion we received a gift card that was not able to be used in most places and they did not communicate that ahead of time. After we settled the above issues, our stay was decent. We ate at South Point twice which is next door and that was great!

    It's a great condo. Swimming pool and hot tubs shared between 2 buildings. Great rooms! I love being able to have a room separate from a group hang out. Big bath tubs and bathrooms. Very nice place.

    Four of us stayed for New Yearโ€™s Eve weekend in a suite. The room was very spacious and clean. The decor is a little on the older side, but for the reasonable price of the room it wasnโ€™t a big deal. The restaurants, casino, and other amenities at South Point are right across the street and within a short walking distance. We will definitely stay here again if the rooms are South Point are too overpriced.

    I have been coming here for 20 years. There should be some rules at the pool, and the staff should ensure the rules are followed. Also, the rugs in the elevator should be vacuumed a few times a day. Lastly, the grills did not work, and I had to find a maintenance team member. I learned that Donald, a maintenance guy, no longer works here. He was very attentive to what was going on at the pool. He is missed!

    Loved our stay at the Grand View!!! Not sure if the low ratings are on here. Picky guests I assume!! Rooms are spacious and accommodating to families and other guests. Short walk over to the South Point Casino, where there is almost everything you need, meaning the Vegas hustle and bustle. Loved having the full kitchen and lock out rooms!! Will be back for sure

    Enjoyed a week with family...pools and a little mini golf. Comfortable rooms and nice kitchen. Ooh, we were given a bath balm for the tub!

    If you reserve a two-bedroom suite. You'll get two one- bedroom suites. Okay, but be aware. We went with four grandkids and had to split between the two rooms. Some stuff was missing. The rooms accommodated 8 but had towels for 6. They were very responsive to our needs. Kiddie pool has several water fountains, but two were not working.

    Rooms are quite nice. A few small issues but were resolved rather quickly. I like that the two on bedroom units both had full kitchens. Only downside at the opposite end of the strip. But next door to South Point casino.

    Nice place to stay. Good for families. Away from the craziness of the strip, but also far from most of the places you want to see while in Vegas. Rooms are nice, clean and spacious. The pools are nice and clean and the resort as a whole is well kept. But there are a couple things that make this a less than desirable resort. First, we stayed in the sage building and only one elevator was working which made for long waits up and down. (We had issues with elevators in other buildings on previous stays as well). Second, they seem to only have 1 luggage cart per building and it's always gone. So taking bags to and from room is a huge hassle. It's a nice place to stay, but just don't expect a 5 star resort.

    Kids are priority in this hotel. PERIOD. Overall, this has been one of the best hotels I've been to with the wife, kids, n laws, cousins, friends, and family. Full kitchen, laundry, pool, restrooms, game room, work out rooms (2), food, and perfect for the kids! Pools have their own built in speakers for music but I like to bring my own bluetooth speaker with music. Just have to keep it at a certain level and no profanity. To add, you'll have to find the supplies and request services from the employees. One of the best hotels I've been to. (without giving everything away) OverAll - I would like to see better rewards in the game room.

    This hotel is absolutely beautiful. Away from the traffic of the strip but still on the strip. Few minutes to the rest of the casinos but has an amazing casino next door. We spent our time here and off the main strip.

    I have been with the grand view since 2005. It was a nice clean place and the service was also great. Now the service is so bad. I called the front desk 3 time and all 3 times I was left on hold for ever. I had to walk to the front desk. My room had no dish soap no shampoo and no paper towels. I asked to be moved to a newer more up graded room where the furniture wasnโ€™t so used up. I had to go back and pick up my coupon book. Before the front desk was so attentive to guests, now they donโ€™t care. Iโ€™m so disappointed every year it gets worse.
