If you want to be ripped off, lied too, threatened and generally treated terribly, then come here. Also runs a tourist office in Delhi that authorities would close down if they had any morals or ethics. Ajaz Batkoo is a shining example of rampant narcissism bordering on psychopathy. Keep well clear.

I stayed there from 29Dec 21- 1st Jan 22. We were 3 adults and 1 child. Room is quite small difficult for 2 adults to adjust in 1 double bed. 1 extra bed was provided(on floor). They use old traditional Bukhari, which keeps warm for 2 hours or something. Quite upsetting. As we felt so cold in morning and even entire night. They give hot bottles to keep legs warm. Which helps little bit. They don’t burn Bukhari in day time. Breakfast was quite bad. Only options in breakfast are boiled egg/omelet/poha/Upma. All 3 days we had only these options. Which is quite bad in taste. Dinner was just okay. But Faizan was very helpful. He tried his level best to take care of us. Also the owner, Muzzafar bhai, helped us and guide us to roam in Srinagar. But their houseboat needs lot of improvement. Atleast not ready for winters.🙏🏼

It was awesome. I got great support and service for everything. I was with my 3 year old daughter. She was very comfortable by owner's family support. The houseboat is very good in infrastructure and it is cleanly well maintained. The food is also ver good. They provide homely food from their home. They also provide hotel foods. The climate is awesome. The houseboat structure provides better to explore the climateand like views. Owners provide us a special tea 🍵 It was medicinal for cold climate .I liked very much..liked very very much. Loved the owner's family 💛. Please don't book this hotel. i booked this hotel on oyo at check-in he did not allowed us blaming "we don't accept oyo" and he charged cash instead. even oyo will not refund you. beware of this kind of frauds.

Awesome, romantic and quiet place. Nice family runs the place. Clean and spacious rooms and bathrooms. They organize also trekkings and sightseeings for a good price. Don't miss it if you go to Srinagar!!

I felt cheated by the staff they allways try to get more money from me sometimes by complete lies i strongly advice not to come here. If you do think of coming you should know it is a beautiful place the food over there is ok and the place is clean but the staff made it a bad experience

I stayed at this property for couple of days. The property is located right at the heart of Kashmir with picturesque view of lake. Hospitality, kindness, cleanliness and service were beyond the expectations. Thanks a ton to Ajiaz for satisfying our taste palates with scrumptious Kashmiri cuisine food. And special thanks to Muzaffar and his peer group for making this trip expectational in total. Will certainly re-visit.

Ahjaz the caretaker is very helpful, but the houseboat is very poorly maintained. Bathrooms are not clean, and linen doesn’t seem well kept either. Kept a packed cake on a table and found it was eaten by a rat in the morning. They really need to work on security as well- no way to lock the houseboat from the inside.
