I have been here two years & have been treated poorly. First our office goes down & now no one wants to answer the phone. Bugs come in from the ceiling. Maintenance won't do their job! I have had stuff broken for months with no promises of getting it fixed when you're not allowed to fix it! Wrongful eviction scares! Gun shots near the park! It's not worth living here! Two years wasted.

Decent first few months here, but it’s gotten worse. No property manager for months and maintenance is slow & ineffective, especially if it’s a Friday. The people that work for Aspen Run 1 & 2 couldn’t care less about anyone’s life or personal property. Unfortunately we were forced to renew 3 months before our original lease ended, or pay an ungodly amount until we move. We’ll be gone as soon as we can be.

This is the worst place you can live in. The apartment was filled with cocroaches. And the management is the worst. I lived in many different places but i have had my worst experience ever with them. They will try anything to take money from you. Maintenance is so bad too, and they promised to fix things like two years ago and never got it fixed. I moved out in April and i still have not received my deposit back. Do your self a favor and stay away from this place. Water bill is so expensive and not based on what you consume, and expect that the electricity will go off in the weekends. I gave them my forwarding address multiple times so don't i didn't give it to you and check the email i sent you, you're the one who's ignoring the emails to delay the deposit. The pest control is useless i they came multiple times and didn't not solve the roaches problem. I requested a screen door to be added to the balcony 2 years ago and never seen it. Believe me when i say it's the worst place you can live in.

I went to possibly tour an apartment. First I arrived at the Aspen Run II complex and the lights were on in the building but no one was there. I called the main property to inquire about some flore plans I seen online. I notified the the agent I would be on the way upon my arrival, I entered the building the young lady was on the phone but there was a man that was being rude. He walked passed myself and my partner 3 times without saying anything. I had to request all of the information for the apartments I was interested in. I wasn’t given any options nor pricing. I had to ask about requirements and much mire. I immediately ripped up all tangible paperwork given to me. The whole time he communicated with me with an AirPod in his ear, he never stated his name either. This was just poor customer service and Ill experience. If I’m treated like this as a potential renter. I wouldn’t dare sign here to be treated same as a tenant.

I lived in a 3 bedroom apt at Heritage Park for the last two years & I loved it. The prices are very good, especially if you are sharing with roomates..renting an apt & splitting it 3 ways with my roommates was half as expensive (literally) than paying per room at other places. The units are a bit older but they're spacious & clean. The property manager, Michele, & maintenance staff are very professional and were quick to help with any issues we had. It's close to campus yet quiet and there are many families living there as opposed to only college students. It's definitely not a huge party scene but we had some small house parties at our place w no complaints. I highly recommend it to anyone moving into the area or relocating within Tallahassee considering I've lived in several apartments in Tally & it was by far my favorite.

SPM is extremely lucky to have the front office manager they have now. Unfortunately, I do not remember her name but once she became the point of contact for Heritage Park, things finally started to get done. Her and the guy they have on maintenance are quick to fill service requests and address issues around the complex. Corporate, please give both of them a compensating bonus or raise. They are a great front-facing representation for this property. Edit: when the management company changed around August 2018, it was terrible. I’ve since edited my review to address the time frame they hired on the front office manager who was presently working when I moved out in August 2019.

the annoying lady that was giving me a tour that payed no attention to me was no help at all. she was on facetime while giving me a tour, if you can even call it a tour. she basically just let me look around and didn’t guide me at all, usually a tour guide will go through the apartment talking about stuff related to the complex and ask if someone has any questions but she did none of that. worst tour i’ve experienced

these people are INCOMPETENT!! roaches, mold, it takes MONTHS maintenance to fix anything. they add charges to your account and “don’t recall” adding them (act like the system adds them by itself). they never answer the phone or emails, have attitudes, forget any and everything they say to you and try to act like they never said something until you pull out the receipts! KEEP RECORDS OF EVERY PHONE CALL, EVERY EMAIL, EVERY CONVERSATION because they will try and take advantage of you.
