    While there are definitely benefits to living here, I would absolutely say the bad outweighs the good. For about three months out of my twelve month lease, I wasn't even staying within my own apartment. This complex is infested with roaches. Yes, INFESTED, with hundreds of the little German roaches. I have lived in multiple places and never had this problem before, as I'm a major clean freak. It didn't matter what I did, my own treatments did nothing to help. And when it comes to having the apartment itself keep up on their end of treatments, good luck! I was "forgotten" about for basic bug spraying for WEEKS. The staff seemed amused and did not care when I told them things were not habitable. The roach problem eventually ended, but I'm sure they'd come back again if I had renewed my lease. Additionally, there is a termite issue. My particular unit has started having a problem with them the past few weeks. The walls are thin as can be, particularly the ceilings. I hear the people who live above me doing the most basic tasks, like walking, and can sometimes even hear full conversations. The grounds have gotten filthy in the past few months. The valet trash that I pay for ignores my trash for days on end, even when I set it out at proper days/times. The kitchen is a joke for storage space. Good luck storing your food or utensils. Honestly, the only great thing about this apartment complex is the location. South Tampa is amazing and central to a million things. I genuinely would not recommend this apartment to anyone, especially not at the price point.

    Major black mold issue going on in this apartment complex. Do not live here! There was mold growing all over my personal belongings and in the kitchen, bedroom, and walls! I lived in unit 2713 so be aware!! The leasing staff was very unresponsive, it’s super difficult to get anyone on the phone to speak with. I’m still waiting on my refund check for all the damages this caused. 🤢🤢🤢🤢

    Long read but worth it if it saves someone from moving in here lol. I wish I could leave 0 stars on this place. Everything seemed great when I toured, leasing office was super nice and helpful but that all changed as soon as I moved in. My dryer was torn up (no idea how that even happens) and it took them 2 weeks to replace it and that’s after I had to follow up with them about it multiple times. My microwave was broken and detached from the top, I contacted the leasing office and they said they won’t replace it since technically it still works. This place is INFESTED with roaches and worms. I find a new one every. single. day. The painting job is extremely sloppy, my closet door won’t shut because they didn’t install it properly. The walls are so thin my apartment literally shakes from my upstairs neighbors. I put a request in about my shower being clogged as soon as I moved in and it took me calling them for 2 weeks for them to finally get maintenance to fix it. I waited a week after putting the maintenance request in to call the office about it and their response was “you called the leasing office, that’s not our job” even though they run the place soo they should be managing and communicating with maintenance about work orders not being completed. finally 2 weeks later they came and fixed it. Back to the microwave situation I had put a work order in before the leasing office told me they couldn’t do anything about it. Fast forward TWO MONTHS maintenance randomly decided to show up at my apartment to look at it and then left their ladder in front of my front door. I’ve emailed, called, and left voicemail (they will literally NEVER answer your call) to tell them to get maintenance to come pick up theirs stuff they left here TWO WEEKS ago. Absolutely not worth it for what you’re paying in rent.

    I moved into these apartments in May of 2021. Although the quality of the inside of the apartments needed and still needs updating, the property was very nice, and at the time, the current management was well organized. Whenever I needed something or something, I needed to be fixed. They were always prompt to make adjustments. Since then, there have been several new management teams, including the latest. I've never had any problems necessarily with anyone being rude, just very dismissive and extremely hard to get in touch with. They are never on the same page and miscommunications happen often. The current management appears to be very unorganized. In the time since they've been here, the property has gone downhill, from quality of service in office to the the maintenance team. The maintenance team for the most part is always very polite. They just seem overworked, short staffed and inexperienced. They don't even have the proper tools to do the job, they are being asked & that was told directly to me from them. When moving from one unit to the next, I was given so many issues, including misinformation about the price rent would be monthly. For almost 2 months, I went back-and-forth with the leasing team, trying to make arrangements for my transfer. During that time, I was given the run arounds so much to the point that I contemplated leaving. The only reason that I stayed is because at the time I had a newborn, and it would have been a hassle for me to find a new place at the last minute. My spouse wanted to leave the apartments. But after talking to the leasing team, we thought that we would be taken care of only to find out later that they lost my paperwork, and we had to start all over again. If we had more time, we would have found somewhere else at that point. We felt deceived. They kept telling us what the price of rent would be only giving us the base price, not the total price. When we got our first months rent, it was completely different than what I had been told. If we we had known, there's no way that we would've stayed. We have a standard model, but standard does not mean things should be rusty or out of date. The fixtures in one of the bathrooms doesn't even work properly. I put in several requests only to be told there was nothing wrong with it when clearly it was. I kept asking for a final price & no one in that office could give it to me. They lost my paperwork twice in the process and made me start over several times. This went on a week up until I had to move in. When I got in the unit, there were still several issues with it as if it was rushed. The person had moved out of the unit almost 3 weeks before, it was time for me to move in. So there was no reason why the apartment should have been in the shape it was when I moved in. Also, if you are with small children or people that work overnight, this is not the place for you, they start mowing and doing maintenance work at 7 AM in the morning. There's not much grass here. Because they don't maintain the property well like they used to. So there's no reason to be mowing dirt at 7 in the morning. Also, when I first moved in the management on property we're very veteran friendly, one of the reason I chose to move here. Both my spouse and I are veterans, and the treatment that we received here since the new management team has taken over is not up to par. I'm embarrassed to tell people when they visit. I pay $2,018 to stay I this apartment when it looks the way that it does on the inside. If you are getting a standard model, ask to see one before moving in. They show you the upgraded versions and sell you dream that they can not make good on. The only reason I would give this place 3 stars instead of 1 is because the location is convenient, and the neighbors and people in the surrounding areas are very kind. It's an overall safe neighborhood to live in. There are a few other apartments in this area that may be better suited for people with children and veterans.

    I had the pleasure of touring The Delmar community last weekend, and it left me thoroughly impressed. Meeting the new property manager during their resident event was a delightful experience; her attentiveness stood out. As soon as I walked in, the leasing team warmly greeted me, instantly making me feel at home. The community amenities are outstanding, and I'm eagerly looking forward to moving here once my current lease is up.

    Leasing specialist Dianna Corbin Alvira is absolutely a plus having on your Team at the Del Mar apts she is always so helpful and quick to respond to things and not to mention she is drop dead gorgeous! We appreciate her service at the Del Mar apts.

    If you are reading this, then you are probably like me and want to see if The Delmar is someplace you want to consider as your home. To be perfectly honest if I would have wrote this review last December I would have completely agreed with all the negative reviews that you have read about The Delmar. This past January some major changes happened in the office which has led to a warm, inviting and caring leadership where there is always someone who is willing to help you with any issues you maybe having. They will help you to get a solution that is fair and not belittle you or act like you are a waste of their time or energy. They even make sure to participate in the events that they plan for the residents and do special events for those with fur babies. I now know that if I email or leave a message that I will get a response in a timely manner. Now to address the bad reviews about the maintenance. I have realized that the upper management was blaming them for issues that they were not necessarily aware of or notified of in the past. Now with the new leadership you put a request in or leave a message they actually get back to you. You also see things getting taken care of quickly and in a fair amount of time with responses to your requests or call. I have seen the maintenance working late into the evening and working seven days a week trying to make residents feel like they are important and that being able to be home and able to enjoy their sanctuary. You also are never left feeling that your issue is an inconvenience or too small to have them come ready and willing to help take care of any of your needs. I am actually happily resigning my lease this November to see what other positive changes are going to be made here. This place is turning into a wonderful place to call home for people of all ages. I hope to see you around the community checking it out and considering making it your home which is a vacation getaway everyday.

    While not perfect, I still give a high rating. The property has a great vibe, and management is pretty responsive. Jose did maintenance on my apartment today, and went above and beyond what was initially asked. That is 5-star service to me.

    When you enter here for the first time, the place seems great but really the apartments are in very bad condition, the service is terrible, the walls are very narrow, you feel everything that the neighbor upstairs does, it's quite noisy in the early mornings and for me it's bad. Luckily they had a dog that didn't let them sleep, the garbage was never picked up, I had to walk a long way to throw the garbage out and to make matters worse the containers were full of rats. Be careful, there is no security, there is no one who comes in, a shame because it is in a very good location
