Not only do they have a disgusting bug issue the workers in the front are horrible, rude and unhelpful, and then they have all different types of animals that are all around, from turkeys to raccoons to frogs. They aren’t helpful with anything. They showed me the wrong apartment when I first moved in thinking that’s what I was going to get and then I move in and it’s nothing like what they showed me, instead I have an old apartment with damage and it was so dirty. They didn’t clean it at all and lied to me about them cleaning it and I had to spend 5 hours cleaning it and had to but tons of bug spray and cleaning supplies. There is mold, there is water damage. And I honestly have never been so disappointed snd disgusted with a place more in my life, this has been such a waste of time and money. It’s negatively affected with my mental health and I wouldn’t wish anyone this experience!:/

Would NOT recommend. Craig, the property manager was very nasty to me as a resident. Received a 7-day notice for having family over from out of town . Even though I had the opportunity to stay in my apartment , I decided to leave this community early based on how he treated the situation with unclear answers. Very unprofessional and told me I cannot have anyone over my house even if they were not staying 7 consistent days or 14 days total as the law states . Beware of this community. Update 11/28 So Craig emailed me and asked me to update my review without giving any apologies for their mistakes … I still give 1 STAR to this community. Since paying for the month of November, I decided I was going to leave on the 27th of the month(read review above). Well over the holidays , the Dawson decided to illegally change my locks to my doors(which was before my day to vacate) . Which is called an ILLEGAL EVICTION(Yes I asked my attorney) . They first denied what they did then finally admitted to doing it(I have video) and blamed maintenance. Then just changed the locks back yesterday 11/27. I’m upset that I received NOT ONE apology from the staff, maintenance nor Property manager Craig who I had been in contact with via email. Due to my living arrangements with family being changed , I decided to finish out my lease at the Dawson and not terminate my lease early. Without any apologies for the wrong doings, Craig has still been rude and short via email to me. Once my lease is up in June 2024 , I’m out . Once again be aware of this community!

My experience at the Dawson Apartment was absolutely AWFUL! Between the mold/mildew, ants, roaches, and our bathroom not fixed properly it was horrible. Craig the office manager is absolutely no help nor does he care about his residents well being. After constantly putting in request and reports about mold and mildew ruining my significant other and I clothes, shoes, bathroom supplies, and affecting our health his only suggestion was “keeping the ac low and ventilation in the apartment”. While you are charged a pest control fee every month on your bill you are only allowed services every other week even if you have an ON GOING BUG PROBLEM. The neighborhood it self is also not great. Between cops in the neighborhood 2-3 times a week cars being broken into and my door trying be opened 4 times it does not seem the safest especially if you live alone.

Too bad I can’t leave a good review because If there was something wrong with your apartment (such as a cracked stove panel) when you moved in they will try to take your deposit when you move out. Hopefully this is handled and I won’t have to waste Tampa Bay legal services time. This is the hood of Tampa Palms. Sheriffs and Tampa PD are constantly in here, along with helicopters hovering. Residents come inches to hitting your car because they’re too lazy to put 4 wheels over the speed bumps or to inpatient to wait behind the delivery vehicles. Ignorant people are constantly speeding through the parking lot, with no care for their vehicle. People that don’t live there are constantly using the vacuum, car wash services, and the pool. Homeless people use the laundry room and bathroom at night. Washers are constantly dirty with hair and residue left behind. Take your disinfectant wipes. Some apartments have no natural sunlight, specifically the 1600 buildings & they won’t fix your screens after breaking them. Be prepared to buy gallons of bleach for your kitchen sink and disposal. My toilet would randomly run and overflow, leaking into my downstairs neighbors apartment. When you leave in the morning through the back, it reeks of sewer, you’ll want to wash your nose.

The Dawson apartments were not great when we first moved in we informed them about things that needed fixing ( the sink, outlets etc) they never came out to fix it. Our ac broke twice and they took forever to come fix it. During thanksgiving our stove gave out we went two weeks without a stove. To make matters worse we had a pipe burst in the bathroom and we called the emergency phone line they took an hour to come out. I absolutely hate this place and would not recommend especially they went up on our rent and we still an old version of the apartment.

Maintenance Team is great. Fix everything up right away. Leasing office ladies are great. No issues and have always assisted me in what I needed. Great place, peaceful for my children and I. I do wish there was a kids playground for all the kids but otherwise, we are happy here. Affordable for the area we live in and a lot of things close by.

The front office and maintenance team are responsive with online requests, but the building we live in has issues with both german roaches and rodents (most likely squirrels) living inside the walls/upper roof area and getting inside our unit. We do our part in keeping our apartment clean. We have already previously contacted the front office to have pest control and maintenance sent out, but the problem persists because the whole building is not being treated and probably will not be if pest control only does the bare minimum. We found out through one of the maintenance people that the drywall on our AC was not properly finished when they replaced it, which probably is why the squirrels are getting in. They charge $14 for valet trash pickup but for some reason unknown to the front office they removed the garbage bins used for the pick up from our front entrance as well as those of other units. Even though we got the trash bins back, they are still not coming to pick up our trash. But they will charge us anyway. This place has issue after issue, I would not recommend moving here

The Dawson Apartments staff are some of the best, most genuine people you can ever come across. They were always there for me whenever i needed any help. The are very easy to talk to and are always smiling big :) I've spent the best 7 years at this place, and I'm really sad my time there has to come to an end. I highly recommend this place for anyone looking for a place to stay in the New Tampa area.
