    Dear UDR, I am writing to express my disappointment with my recent experience at your Towson, MD properties. On two separate occasions, I traveled from New Jersey to visit 20 Lambourne. I was very interested in the apartments, but I found the following concerns: I was unable to speak to a live person. All communication was through an automated system, and response times were significantly delayed. The layout of the building was confusing. If I arrived when staff was on lunch, I was basically left to wander around aimlessly. The upkeep of the hallways was less than desirable. I was disappointed to discover that many of the advertised properties were unavailable. After my second visit to 20 Lambourne was unsuccessful, I decided to visit your property at The Quarters. I was hoping for a better experience, but I was again disappointed. I spoke to a leasing agent who was very dismissive of my concerns. When I expressed disappointment that the unit I was interested in was not available for showing, she told me to watch my tone and fix my attitude. I tried to explain that I was simply disappointed, but she continued to be rude and condescending. I left The Quarters feeling defeated and disappointed. I had spent a lot of time and energy traveling to Towson, and I had not been able to see any apartments that I was interested in. I was also concerned about the way that I had been treated by the leasing agent. I understand that she may have had a difficult day(having to leave her kids home to work and her dad sick in the hospital), but that is no excuse for treating a customer poorly. I was not hostile or aggressive, and I never cursed or yelled. I simply expressed my disappointment. I am sure that there are many great people who work for UDR, but my experience with the leasing agent at The Quarters was unacceptable. I would not recommend your properties to anyone, and I will not be doing business with you again. You will find my email in your inbox.

    FRAUDULENT BUSINESS PRACTICE NOT RETURNING MY $350 deposit after 10 weeks I AM REPORTING TO BBB AND TAKING THEM TO SMALL CLAIMS COURT big runaround 30+ texts saying they sent my refund check, then asking me to show all my banking so they can decipher it was not already returned to account, on and on and on and on and on and on . I wonder if this should be a class action lawsuit--how many people give up, or lose track? I AM SO HAPPY I DID NOT LEASE HERE Actual human, Leasing Agent Sam, promised I would receive my refund check ASAP to replace "the one they earlier sent" that I never received. Then I get another nonsense ask for all my banking which is violation of privacy. I already printed out the charge TO SHOW SAM. TRAUMA my bank gave me a temp credit, then hit me back with it. I am a disabled senior without a lot of wiggle room in my monthly budget. I had never received the refund as promised in online contract within 30 days, so it overdrew my account right at Christmas. TRAUMA Just imagine having any other problems in the place with accounting or anything else.

    First let me say the management office is amazing I have been in my apartment since April of 2023. I can say in August or September or so I started to see roaches and the office was very accommodating in ensuring it was taken care of even though it took few visits by the exterminator I haven’t seen any since. Any issues in my apartment such as work orders they come and fix right away. Now I do feel the trash room are out of control in the garages but that is not management that is the tenants that think it is okay to put trash bags on the floor and not down the trash shoot. I really thought this building and garage was safe, but my truck was broken into in the garage which is not visible to the street so that was unacceptable. Not only my truck but another car across from mines window was broken as well. I feel so uncomfortable and unsafe now living here and cannot wait until my lease is up. I really think UDR should hire security of some kind to patrol the garage in the evening until the mornings. If I could move tomorrow I would but I will make the best of this situation until my Lease expires.

Since we’ve lived here, every appliance has broken down more than once—washer doesn’t drain, dryer doesn’t dry, sink floods the kitchen, dishwasher cant even breakdown a dish soap pod let alone clean dishes. There are water leaks, bugs including ROACHES and FLEAS, and mold everywhere. The office staff are incompetent and rude. If you even want the illusion that your building management care about you, this isn’t the place. The “emergency maintenance” takes days at best, and we’ve waited over a week for a regular maintenance request to be completed. Often times, maintenance came, looked at the issue, promised to return and then “completed” the request to be forgotten. Tenants leave garbage bags in the stairwells. There are rats the size of house cats in the parking garage. One of the parking garage entrances has been broken for months now. Worst of all, my family’s kittens, after a few days living here temporarily, were infested and suffering with fleas (they have never been outdoors and had a completely healthy vet check up days before being in this building). This is advertised as a “luxury building” but everything is in shambles. Even for a student, this is an absolute joke. Towson’s dorms are more “luxury” than here.

    Do not live here, do not rent anything here, do not even attempt to park here. The elevator barely works, the rent keeps raising, and the fire alarm keeps going off for no reason. This is the only place I've lived where they did "downgrades" instead of upgrades as they removed water fountains and even the lobby music. The automatic locks keep jamming and when fixed they use Dollar Tree batteries to "fix" them. The only good things here are the pool (barely open) and the tiny fitness room (missing weights and musty).

    I really enjoyed living here the first year but the longer I rent, the worse everything gets. Fire alarms are constantly going off, and when we email with problems and concerns nothing gets done until we really show our frustration and even then problems were not fixed. Fire alarms tonight have been going off for almost 2 hours. My husband called the main UDR number and whoever they were speaking with hung up on him .. how dare you. 😤 Update: 11/6/22 Another night of alarms going off and no sign of an emergency.

    This leasing company is by far the worst I have came across in my YEARS of renting! Application process is trash! You will not be able to contact anyone on-site! They want you to text robots! Screening company is trash! Water heaters are inside the bedroom for 1 bed 1 bath! the complex is nice but the apartments are old looking.. don’t waste your time!!!! It’s better complexes in the area!

    This place is a rip off they steal your money , mark my words , when you move in the place its not gonna be what you expect, it’s not worth the money , if you forget to submit your 60 day notice they will increase your rent even through your still in your lease month by $600 + , they tow your car if you forget to put your parking pass up , they get as much money out of you while they can , the place is just bad , don’t rent from them ,your apartment doors are beat up , my son toilet , had bad rust inside of it , they have burn marks on the sinks , show head falling off , show doors not connected right , everything just not brand new appliances, I could never eat ice because it had a funny taste , the hallway smells of different odors , the elevators are always broken , they don’t offer anything once you move in , they play a lot of games , I will never lease there apartments again , it’s not worth $2,000 + more , stop your self before it’s too late, Such a Disappointment for them to even be in bussiness to take people living experience away from them , just RIP OFF’s

    Kiya and Samantha are amazing! I have lived here since April of this year. We have not had any problems. As a matter of fact they saw an appliance that needed to be replaced and they replaced it even before we saw the need for it to be replaced. Thanks for everything and making this experience great and the rooftop pool is to die for!

    My experience has been very good since the day I moved in I have a three bedroom apartment it is very good living in here I recommend living in this very wonderful apartment I love the leasing office expectiously Samantha because I moved in quick and fast the rent is affordable
