    We were at Phoebe's Place, which had a nice room and bathrooms. The showers were a little difficult to turn off. We thought the couch was a futon but it wasn't (or we just couldn't figure it out). The place had great coffee and condiments for the coffee as well as yogurt and granola available. My dad slipped and fell down the stairs while going up and hurt himself unfortunately because it was raining and the water was coming down the steps. Overall, a good experience though. It was nice and cozy and both my parents said it was worth the price. If I could rate it a 4.5/5, I would.

    Our stay at Edwards House was amazing! The staff was so friendly and accommodating. They were able to accommodate my gluten allergy for breakfast which was such a big plus. The room was so cozy and I loved the addition of the sound machine. There was so many thoughtful touches and the hotel was very charming. We can’t wait to go back!

    Beautiful setting! We loved the Avery room. Breakfast was good and staff was soooo accommodating. The front veranda with rocking chairs was amazing!?

    Everything about this lovely place was just what me and my now wife needed. Bailey stepped up the game when it came to customer service. I've lived in co my whole life and been to hundreds of bnb and bed and breakfast places. This one takes the cake by a thousand percent. All thanks to Bailey. If it wasn't for her this place wouldn't be as good as it is. Edwards house made our wedding night a dream come true. If you're getting married and need a place in fort collins, this is your place. 10000000% recommend.

    My husband and I spent our wedding night in the Sherwood Room, and it could not have been more perfect! The room was clean, quiet, and luxurious. There was delicious charcuterie from Get Plattered and chocolates from Nuance when we arrived along with a bed of rose petals! The freshly made breakfast in the morning was also very yummy, and they were able to accommodate my gluten allergy without sacrificing meal quality. I would absolutely stay again!

    Great Inn with a perfect location. Comfortable room with a great bathroom! Breakfast was delicious and Renee was superb! Such a sweet young lady! She's a keeper!

    Just came back from a week-long family reunion/vacation at the Edwards House. Absolutely wonderful experience all the way around. Excellent location within easy walking distance from downtown Fort Collins. The house itself is an old classic home that has been nicely updated, including nicely updated bathrooms and modern, dedicated AC units for every bedroom, yet still retains that classic feel like the old wood floors and staircase. The ability to have all of our family sit down to breakfast together, relax in the front sitting room or library during the day, or enjoy some time at the end of the day on the back porch together, really added to our enjoyment. Every member of the staff was very friendly and helpful, adjusting breakfast items to meet the varied desires of the grandparents down to the grandchildren, always with a smile. This will be a vacation I will remember for a long time!

    Perfect. There is no other way to describe Edwards House and our stay there. Many memorable family moments occurred because of the ambience of Edwards House, and our family will joyfully relive them for years to come. The house itself is beautiful, with authentic-feeling decor but modern amenities to make it comfortable for modern visitors. Edwards House is very well-kept and spotlessly clean. Nothing is old or shabby looking, from the luxurious linens to the beautiful furniture in the common areas. The bathrooms have period-looking furnishings but are updated and function well. (I particularly enjoyed the heated floor.) Breakfasts were delicious with ample portions. The staff is exceptional. From welcoming us on our arrival to saying goodbye as we left, every staff member did their utmost to ensure we felt at home, and were more than happy to accommodate special requests. I cannot recommend enough that if you’re planning to visit Fort Collins, stay at Edwards House. You won’t regret it.

    We loved working as a wedding vendor at this venue. The entire staff is so accommodating and helpful. The space, inside and out, is just gorgeous, quaint and perfect for a stay or a special event. HIGHLY reccomend!

    Absolutely perfect staycation! Everything was better than we even imagined - the classy rooms, the yummy cookies and breakfast, the service, the location and more! Highly recommend staying here to relax and enjoy Old Town Fort Collins.

    We had an amazing time here; the staff were so friendly and everything about the home was immaculate. I got the Valentines package for my wife and I; it was exactly as described, and we both loved it. I can't think of anything negative to say about our experience, every aspect of the experience was perfect. We'll be coming back for other special occasions.

    Visited for an anniversary trip with my wife and it was amazing. Quiet room, near downtown. Private parking lot and walked around town carefree. Breakfast was delicious and excellent service. We'll definitely be returning.

    We had our wedding at the Edwards House, and it was an amazing experience. It is such a unique and beautiful venue in a great location. We had 40 guests and it was perfect for us. Abbie did a wonderful job with all the floral, and with managing the whole event for us. Edwards House gave us plenty of freedom with having the wedding we wanted, and we loved that flexibility. If you want a unique, intimate wedding in the heart of Fort Collins, this is the place! Thank you Abbie and staff for giving us a night to remember.

    Staff was super and very understanding when the hubby and I had to leave suddenly in the morning (about 10 minutes before we were scheduled to have breakfast) due to a family emergency. Room was amazing and so comfy. We really loved the heated floors in the bathroom (need them in our house for now). Highly recommend for a nice couples get away

    Location to downtown was perfect, but in a residential area and within a 5 minute walking distance. The accommodation was first class and felt like a home-from-home with two seperate living areas and a lovely veranda to sit out onto the front garden. The hosts and in particular the 'cookies' where exceptional and can't think of a reason why I would'nt stay!

    Edwards House is perfectly located, beautifully decorated and maintained. Our room was so comfortable and felt very homey, LOVED the marble bathroom! Jamie was a wonderful hostess for the delicious breakfast. We hope to return!

    We stayed here for a mini honeymoon and had the most relaxing, comfortable stay! From the sweet welcome package with rose petals, drinks, and truffles to the homemade, delicious breakfasts, the Edwards House did not disappoint. We will definitely be back!

    Management was the best. Accommodating, helpful, easy to interact with. Breakfasts were out of this world. Housekeeping friendly and helpful. Room was quiet. Love the front porch. Will come back

    Excellent in every way. The home was spotless. The decor was plush and comfortable. Lush, thick towels and top of the line bedding. Very quiet for shared space even though it was booked solid. We didn’t hear any of the other guests. Just about 2 blocks to Old Town. An easy walk.
