    Hi. I am writing this review to warn you. Be very careful from this place. When you move in, the manager from the leasing office “J" will show you the apartment very quickly, not more than 30 minutes, and tell you if you find anything "MAJOR" you can report, so you trust her and move in, and here is the surprise, when you move out "a criminal mind team" of three people will come in with their torch lights, magnifying lenses and cameras, and they look for the smallest things like tiny spot on the counters, size of small fly, they open the kitchen cabinets and check inside the doors, and many small irrelevant things. They try to FABRICATE something so they can charge you and deduct from the security deposit. My son rented from them for 13 months and when he moved out, he brought a professional carpet cleaner and paid a decent amount of money, he cleaned ALL the apartment, spent two days cleaning it with his wife, and yet they charged him for carpet replacement and for under the sink spot in the bathroom, which we never checked when we moved in. By the way, when we moved in, we sent them pictures for the dirty AC filter, dirty refrigerator, and other issues, we have pictures for ALL of these. In summary please, please if you decide to rent there, which I highly recommend against, make sure to buy a high-resolution camera and take pictures of everything in the apartment, I mean everything, and keep it so that you can show it to them when you move out. Despite that, they will NOT return your security deposit, and I challenge anyone if they can say that they did. The management team are scammers, be aware, and the bigger problem is when you report them to their company no one responds. It looks like they train them to do this. Think a thousand times before renting at these apartments.

    It’s great place to live but you will never get full security deposite back. Might get remaining 10% if you are lucky. We lived for > 5 yrs in different apartments always left apartment super clean and same as we initially got. Spent more than $500-600 for cleaning each and every corner blinds windows not single dust particle was left. Got carpet shampooed by professional and left it as new as we got initially, still we got only 20% deposit back . Have heard, ppl had to pay up to 5k extra after leaving the apartment. Management should be changed. Seen many ppl leaving now as thefts are becoming common in this area. Heartbreaking that the place has gone downhill in last couple of years.

    Worst company ever. Please do not rent with them. Honestly some legal action should be taken against them for exploiting their renters. We rented with them for 4 years. Here is our experience. Firstly, the move-out inspection is the worst. I got professional carpet cleaners to clean the carpet. During the move-out inspection they got some UV light kinda torch to inspect the carpet. They pointed out spots that were invisible to the naked eye. They then claimed they will have to get the carpet cleaned and will be asking the same carpet cleaners to clean the carpet the second time. Meaning I paid for carpet cleaning twice. :( Secondly, there was a burnt mark on the counter top that was caused by me. I agreed to pay for the replacement. When the summary of charges came I was shocked to see the exorbitant amount of $1350 charged for replacing the counter top. Doing some research online I saw counter tops available for less that $800. I reached out to them and they replied saying they have replaced the counter top with a marble one. Additionally, they claimed the original counter top costed way higher and the price they have charged is from few years back. From my past experience dealing with them I was pretty sure this is not true. I felt being exploited and have paid for a more expensive countertop. Finally, they were the worst during the pandemic. When the pandemic started the Montgomery county placed a stay-at-home order. Unfortunately, my lease ended during that time. I did not have plans to continue my lease but was forced to extend it for a couple of months due to the stay-at-home order. Being forced to extend for a couple of months I requested if they could waive off the short-term lease fees. Being how they are they forced me to pay the short term fees. I was surprised at their non-cooperation when the PA governor had placed a stay-at-home order. Please stay away from them. They will exploit and take money from you to remodel their units and lift the prices of their units. They even send threatening emails of taking legal action against you. I was in the process of discussing the move-out charges with them and they filed a legal action against me, forcing me to pay the entire amount to avoid getting into a legal battle.

    It's unfortunate that I have to click a star in order to leave a review. I agree with all of the reviews below. This place sucks with a capital S. Anyone who is considering renting at this apartment complex- Keep a low profile around Matt from the leasing office. He's constantly slurring his words. I'm not sure what kind of drugs he's on.

    The place is worth 5 stars, loved living here but the move out charges are insane. They expect you to professionally clean all the appliances, carpets but still charge you for nothing. I wonder where does the rent go! Returning apartment in the same way you received is understandable but they don't provide understandable reasoning for the charges! So when you move in, mark each and every inch of any scratch, or any unclean spot as if you miss it, it will be charged to you upon moveout. The maintenance is quick so no issues there. Had witnessed car vandalism myself but there is no way they can check since there are no cctvs installed. This issue should be considered by the Gambone management as they try and expect the residents to be professional.

    Overall, I really enjoyed living here. Great location and community for the price. Maintenance has always been very responsive and is quick to address concerns. As long as you maintain the unit and clean thoroughly before move out, you should expect to get your security deposit back. I recently had my move out inspection and the property managers have told me that I should expect my full deposit back. However, make sure you are very thorough when cleaning the apartment, as they document everything - and I mean everything. Make sure that in the move in inspection you document any damages with management as they cross reference this paper at move out. Overall, this complex is a great value for the King Of Prussia area.

    I wanted to share my experience with the apartment I rented, and it's been quite challenging, to say the least. Unfortunately, my time there was marred by constant issues, making it difficult to find peace of mind. The management seemed to create problems unnecessarily, and it was disheartening. When it came time to move out, I faced unexpected charges, including the withholding of my entire security deposit and an additional $2000. Attempts to discuss these charges were met with threats of legal action, adding to the stress of the situation. It's disheartening to have had such a negative experience. I would advise anyone considering renting with them to proceed with caution.

    Worst place to consider They lie with their words. Always take in writing because they will always LIE. They threaten with legal consequences for everything. And the move out bills never ends !!! Please STAY AWAY from them , if you don’t want to lose 5 to 10 thousands on move out charges . If you plan to lease Henderson please have a real estate LAWYER with you !!
