Stayed just over a week ago. Disgraceful place. Didn’t expect modern at the price but expected clean. On arrival, the toilet had someone else’s skids in. The floor was dusty. The shower was useless and there wasn’t enough pressure in it to force the water out when the shower head was held up. There was dirt everywhere and strange fluids on the window sill. The bed felt like it was 20 years old and the bin had somebody else’s rubbish in. I emailed the hotel afterwards with the pictures and stated I didn’t want anything other than to let them know room 6 was poor. I got no reply. They simply are not interested. I wouldn’t house a dog here. I couldn’t wait to leave and have a wash.

Pattern Arms Hotel was truly one of the most shocking experiences. Very poor customer service, it's pretty much non-existent. Please be warned if your commuting into Warrington late in the evening, there is no night staff or reception so high chance of being left stranded like we were, having to find alternative accommodation. This was something not defined or expressed even after stating late check-in. The communication from the Hotel after has been poor with no apology, no empathy, no approach to finding a resolution but with automatic blame lying with customers. Save the hassle and time by booking somewhere else.

Positives: location (is opposite one of the train stations) and the staff were super friendly and helpful. Negatives: the room smelled awful and was not clean, the bed was one of the most uncomfortable I have ever experienced, the hot water didn't work so I had a cold shower with no water pressure to speak off, the WiFi doesn't work in the rooms and I spent most of the night listening to a mixture of the trains outside, the arguments inside and what I can only assume was people enthusiastically enjoying their visitors (by the hour). Would definitely avoid - if it wasn't for the super nice staff I probably would have just left and paid for somewhere else.

The room was basic, but had comfy bed. Shower was awful and kept going hot and cold. Lots of noise from the station and bus terminal over the road, and there were cobwebs in the bathroom. The free breakfast was included in price and was a nice touch. Staff not always on reception desk, but when they were seen, they were friendly and polite.

A classic but dated hotel. Can't really complain its the cheapest in town. The rooms have painted plywood furniture the sausages had no detectable meat in them and the eggs are solid but again for the price i guess it was good. A cheap stay and it wasn't nasty.

All great, lovely staff, clean room, interesting building, fantastic breakfast, no problems at all, but worth noting that the bar closes at 9pm.

They say in life you pay for what you get, wow that's true.... Welcome fantastic, but that's was the best bit. Corridors smelt, and room really grubby, food on floor from last guest. Breakfast was an experience. Coffee and juice good, but cooked bit of a let down, but for 50 quid what you expect.

I like the Patten Arms. Yes the place is a bit tired, yes the rooms are a bit tatty, but the hotel oozes character. Don't go expecting the Hilton, but do expect great service, good breakfasts, and, if you're lucky, an avocado bathroom suite! The location is very handy for the station

All the staff are very helpful and friendly. The bar is well stocked, and was a nice place to wind down at the end of the day. I personally didn't have breakfasts in the hotel, but the smells from the kitchen were amazing. Tea, coffee, towels and toilet paper refreshes were provided every day.

The room was spacious enough for one person and it was clean and warm. The shower however was terrible and had to compromise. The included breakfast was really good and it starts at 7:30 which is amazing. Staffs are friendly and hotel is really quiet at night. Will choose again next time.

I good example of an adequate hotel. Basic a couple of broken lights in the room I reported but not fixed. Shower a bit weak. However, location location location. It's there.

Let me start off the with room. The room was great, incredibly comfortable and had everything I needed in it, only thing it did have was wifi but that wasn’t much of an issue for me. Next to the staff, there was one woman, a rather kind, funny and helpful woman, who made me feel like I was welcomed into the arms of the hotel. I first spoke to her when she was running the bar (wonderful selection of drinks), we chatted for ages, this made me feel like I was welcomed, she even rang me when I left my wallet at the bar to let me know (not everybody would do that). In the morning I went down for my breakfast and she again approached me with a smile and provided me with one the best breakfasts I’ve had in a while. The entire point of my visit was that I was going out in the town, the hotel was so close to the town centre which made getting there and getting back so much easier.

Nice hotel, clean bedding and towels, lovely staff and tasty breakfast. Room was lovely and quiet despite being opposite the train station.

Hotel was very old and dated. Food wasn’t great. Found some of the staff very rude but location is pretty good. Suppose you get what you pay for!

Look the owner must be paying people to write high star reviews. This is a homeless hotel. I could tell as soon as we walked in and the taxi driver later on confirmed it. Dirtiest hotel I've ever seen. Hallways like a bail hostel. Expected basil fawlty to walk out. Before we'd even got to the rooms I'd made the don't mention the war joke to my dad. It is what it is. We needed a room for the night for a family event and it was the only thing available nearby but don't be under any false impressions this place is an absolute dump. No redeeming features. Couldn't even get a sachet of decaf coffee and when I asked for another pillow as I'm disabled and need extra support it was like I'd asked for a pink elephant. I didn't get it. I've had sagging beds but never one that went up in the middle. Loads of noise and banging in the night. Just a complete...I can't use the word or Google won't publish my review. It gets one star for technically being a hotel and having a roof and walls and some of the lights work.

It’s such a shame I can only give this hotel two stars….. It’s a beautiful old building and could be so much better. When I visited it was raining and there where buckets on the landing where they where catching water. This had been going on for a long time because of the ceiling. The room was warm and clean but again very tired. I would love to see the owner home I bet it was nothing like this hotel. The staff where grate and try there best and apologies!!! A lot but if you pay minimum wage what do you expect. If it was mine I would spend money on improving my cash cow…

Though the view from the hotel is not picturesque the hotel is conveniently located near the Warrington train station and there is a car park located near by; the hotel parking is small. The hotel is in a building that is on the older side, and has some charm. The room though comfortable, with basic amenities smelt as though it had previously been a smoking room. There was a nice english breakfast included as well.

Great old hotel. Rooms comfy. Creaky floorboards everywhere, but that just adds to the charm. Lovely breakfast. Such friendly staff. Water pressure in the shower not great at all but I was aware of that from previous reviews. Would definitely stay there again.

Staff are friendly helpful and approachable. Lovely ensuite clean and modern fixtures. Towels and linen spotless with bed being comfier than my own! It is a lovely old building and it's position couldn't be better for me as its just opposite station which is why I booked it. I can just wheel my heavy suitcase across road and I'm there!

If you are after luxury and modernism then perhaps stick to the Hilton chain. This establishment has history and a sense of former glory and pride walking through it. A high standard of cleanliness on communal and room areas. Staff are few but very service oriented and pleasant to speak to. The hotel is opposite the train station and only 5min walk into the town center. I would stay here again and I would recommend anyone else to stay here as well.

Staff: Woman on reception and the handy man (saw him a few times!) were brilliant. Man who was on reception was dismissive. Room: Good size with high ceilings but decor a bit dated. Bathroom: Shower adjuster broken and could not change height (pointed at lower chest), leaked in several places (handy man visits - partially fixed). Advised to "let it run for 5-10 mins to let the water get warm" as the boiler is on the other side of the hotel. Bathroom light did not work (handy man visit - fixed). Shaving light did not work (handy man visit), required full unit replacement - not fixed. Breakfast was from 0800 during my stay. At 0805 I had to find a member of staff to get coffee, toast (warmed bread!), milk and juice put out - he acted like is was a personal favour. The lady on reception and the handy man saved this being a 1 star - they were both great.

Lovely staff, decent breakfast, excellent location. Lovely old building and good WiFi.

The staff were friendly - especially the maintenance man who spent 15 min changing to lock so it would actually lock, then 45min when it wouldn't unlock. Otherwise - there is nothing positive to say about this place! Dated, 15 min for the 'shower' drip to warm up, parking tight and surrounded by discarded carpets.
