    Me and my wife booked a superior double for a weekend. When we got to the room it was clearly not the one we booked. It was dirty, dusty and the bed had the biggest dip in it. We were told they booked all the types of room we booked and there were none left. We left and was told to contact reservations to arrange a refund. They don't answer the phone amd have ignored all our message and attempts. Avoided at all costs! Hotel over the road which we ended up staying in is much nicer and cheaper and a thousand times cleaner.

    The only redeeming quality about this "executive" apartment is the location. If it had been anywhere else, we probably wouldn't have stayed. The room was unbearably hot with no air movement whatsoever. No AC is one thing, no fan is another. The shower temperature could not be turned down from scalding. I wouldn't even let my 10 year old in the shower because it would have burned him. And the entire shower structure fell off the wall when I tried to adjust the height to make somewhat endure the water temperature. And to top it off, the counters looked like someone had taken a dirty rag and swiped at the general area of the kitchen. Pretty sure there were 3 other hotels on the same block. Choose wisely.

    For the superior room we booked, there was nothing superior about it! It was not worth paying £100 per night to be in a dusty basement room. The Good - the hob allowed us to make simple meals, there was cutlery, plates and pans too. - the bathroom was cleanest part of the room and looked recently updated. - the location is great. Its next to Hyde park, close to 2 stations (Bayswater and Queensway), supermarkets and lots of shopping options. The Bad - firstly everything in the room looked old except for the showers. Blinds was a dirty cream colour with stains and rips, chair was also ripped and looked second hand, and furniture was just outdated even cupboard handles were broken or loose - the mattress was so thin and flimsy you can feel the hard bed base underneath. Also not enough bed sheet or cover. Dont dare jump on the mattresses, you will hurt your body! - the tv does not offer smart viewing so you cant connect to streaming services like Netflix or ITV to binge on your fav shows. The freeview channels available were limited. I havent seen freeview tv in years so the hotel should keep up with the times! The Ugly - there was no air con/heater machine built in the room. In fact reception told me the whole building has no ventilation system so instead they provide standalone fans. Worst part is we couldnt open our window because our basement room was next to the bins storage so no fresh clean air all day and night. Because of this, the room was very stuffy which ruined our time and sleep. Not having ventilation is a public health hazard! Funnily enough when you walk through the reception you can feel an aircon is on so it doesn't make sense. - you would expect that every hotel now would maintain cleaning standards after Covid and provide cleaning items. However our room had none at all - so we couldn't disinfect surfaces or clean dishes. When we asked reception for supplies, they only gave us cleaning liquid for dishes. Basic necessities neglected. - no hand wash, shower gel or air freshener in the bathroom. Final words: The name "executive apartments" is misleading. Big disappointment for a hotel in such a upmarket area...felt more like 2 star hotel.

    Absolutely filthy! Shower didn’t work, TV didn’t work, most of the lights didn’t work, beds were heavily stained and unmade, huge hole in the un-painted walls and glue from things fallen from the walls. I asked to see three different rooms and they were all as bad as each other in their own way! Honestly - any review claiming 5 stars HAS to be FAKE! There is simply NO WAY anyone would be happy here! Told to email the manager for a refund-no response. Told to call their number - I tried 8 times for a total of 65 minutes, not one answer. Had to go back into the hell hole to speak directly with the manager who was obnoxious and rude and wouldn’t let me speak just kept shouting over me that he won’t refund me - I stayed for 2 hours (mostly on the phone trying to find a replacement hotel), and left! Paid almost £200 for 2 hours in the worse place I’ve ever stayed/visited in my life! Would not recommend to anyone!

    Worst than student accommodation. The room was dirty, the bed had urine stains on! The heat was disgusting, like 38/40 degrees, we had to soak towels with cold water to try sleep, no air-con. The door handle was hanging off. The toilet seat was hanging off. Don’t think the cleaners have hoovers or mops. Only good thing is the location, but will avoid in future and pay the extra £50 for something else next time. There really is nothing executive about this hotel.

    I was a bit put off by the negative reviews I seen online but this was the only accommodation I could afford. Honestly I don't think it deserves the bad reviews it gets. I had a standard room on the third floor with a window facing Inverness Terrace. It was noisy but I managed to sleep well each night. The walls are quite thin and I could hear other guests talking and cooking. The hallway did smell a bit but it wasn't a problem for me. The room was very hot! I had to keep the window open. There was no plug for the kitchen sink. It was a bit dirty. I had a 12 night stay but was only provided with two single use shampoo sachets (I think this might be normal for this type of accommodation?). The small kitchen area was good and there was adequate wardrobe space. Although I had a stove, I was only provided with a chopping knife, one pot and one pan, no other cooking utensils and no tea towel. WiFi worked wonderfully. I had an issue with my microwave which was fixed as soon as I asked. Staff were friendly and helpful. Price was good and location was fabulous, near shops, and two tube stations. Bed and pillows were comfortable.

    Hotel hell. Avoid the basement rooms. No ventilation, no fan. windows don't open more than 10cm. Rooms dont have any sound proofing. They are renovating with jack hammer from 8am beating your ceiling. Painting outside your 10cm window with smell. Washing machine noise runs 24 hours above you. Bed spring digs into your back and is definitely not large enough bed for 2 people. Mold on bathroom wall, toilet seat not fitted properly. Plug on the wall don't work. No room service. Everything looks okay on photo but nothing is really ok. Front desk denied renovation while workers walking in with the drills. If you don't want to sleep at all, this is the place for you

    My experience here was worse than two star hotels in West London. The cleanliness level of room was very poor. The mattress was super uncomfortable. Every time I moved it made sound. I had a back ache after sleeping here for 2 nights. They don’t provide basic amenities like daily room clean, hair dryer in the room, air conditioning. The apartment comes with a mini kitchen with only 1 pan and few plates/glasses/spoons. It’s not sufficient if one wants to cook a meal. Moreover due to the location it was very noisy in the night. Only positive is the prime location and that’s what the price is for. But definitely not a pleasant experience and not worth the money.

    Staff were very lovely and polite however when we got to the room it had very obviously not been cleaned from previous guests, bed was unmade and there was hairs all over bathroom floor and shower, we also didn’t have any pillows and when we went down to reception to ask for some they told us we couldn’t get any until 9:30am the next day, which would have been pointless as we were only staying for one night. Great location and great staff but not very clean and hygienic.

    The staff were nice. But it needs a major upgrade. The room for a studio apartment was small. It was very smelly like dank. We were there during the heatwave and no Aircon. Small shower and every time you sat on the toilet the lid would hit you in the back. View from window was awful.

    First and foremost, my friend and I got a heart attack when we entered the room because the room we saw in the website and booked was completely different from the room we got. There was no space to even keep or store the luggage. The mattress was creaking and dipped when we even sat on the bed. There was hair in the comforter and the mattress was stained. There was no light at the shower area. It was not written on the booking website that this is a service apartment. Your room would not be cleaned, rubbish cleared, or the bed made. Fresh towels are only provided upon request.No basic amenities like hair dryer, room was very dusty. Safe was not working, and was kept in the top shelf. Staff displayed nonchalant attitude. Only good thing about the hotel apartment was the location

    I have stayed at this hotel for five nights.. The only good thing about it that I can say is that the location is quite good next to the Hyde park and about 30 minutes walk to oxford street. And now to the best of the bad, where to start!! First of all the price wasn’t cheep that you might say at least I saved on money! It is the quality of a bad hostile with a price of a five star hotel in another city. The heater in my room kept on braking until the last night which it totally broke down and they didn’t fix it at all I had to stay freezing. The room was dirty every where.. And the toilet window was borken with holes every where that made the toilet ICE cold. I could write for ever. Just please don’t book a stay here.

    I want to start by saying that I do not believe that this hotel deserves as low of ratings as I have seen. There were good and bad things but overall I would be very happy to stay here again. I got one of the superior rooms because I was going to be there a week and I am glad I did. Staff was friendly and helpful, amenities were decent, and I had a perfectly acceptable stay. I'll go into more detail. The Good: 1) The location is impeccable. You are insanely close to Kensington Gardens as well as three underground stations and several bus stops. One street over you have several options for neighborhood markets, fast food. restaurants, and a few shops. You are walking distance from Notting Hill, several museums, and several parks. 2) The rooms were a decent size for London, though the shower was very small so be aware of that. I found the bed to be adequate but I think if I had back problems it may have lacked support. It is also very useful to have a small kitchenette with some cooking equipment. More on that later. 3) They offer many things at the front desk, some free and some for sale, including a hair dryer, laundry pods, and some toiletries. If you stay more than a week they also include a complimentary room cleaning. Towels and sheets are always free at your request. 4) Even with a last minute booking the price was very reasonable considering location and amenities. If it had been more I don't think it would have been as worth it but I also only booked the day before I needed it so keep that in mind. The Less Good: 1) The kitchens really need more in them. One pan and one pot with only one lid was not sufficient. Additionally, be aware, there are no cooking utensils. They do have eating utensils which I made due with but no spatula or anything. They also don't give you washing up liquid which I feel should be provided. For one person it was fine but not ideal. Also the freezer cover kept getting caught and causing the too cold air to seep into the fridge and freeze things. 2) Please remember that, like most places in the UK, there are no screens on the windows. this means that cockroaches, birds, bees, etc. are able to get in. They don't have an infestation, it's just a product of having the windows open. I was glad to be on the top floor or I also don't think it would have felt very safe. 3) The complaints about the heat are completely true. It isn't their fault, obviously. But prepare to sweat. I wasn't even there on that hot of a week and I was very uncomfortable if they window wasn't open. 4) The laundry is coin operated. It's not that big of a deal but as not all people will have actual coins or want to do an exchange just for that it is inconvenient. It would have been nice if they either had a machine where you could get coins or if you could pay with a card. As a result I ended up just washing my clothes in the sink and hanging dry. Overall I think this hotel was totally fine for the value. It is rather old and dated and could definitely due with some upgrades to their carpet and paint. But it isn't nearly as bad as I was expecting. I went in very wary and was pleasantly surprised. It is probably closer to like 3.75 stars but 4 is close enough. I would stay here again, especially if I was on a solo trip.

    Couple stay, 5 days here. Disappointed, it's not a 4 star hotel. 1) Terrible heat in the room, without air conditioning. 2)Flea market bed on wheels, who squeaks STRONG. Really not a 4-star bed. Otherwise, the studio is modern on other points and well organised. Also, very good customer service and reactive.

    I have stayed in many hotels around the world and by far, this is the worst hotel I have ever stayed in. from the time we tried to check in, when they couldn't find our reservation, till the time we left. After waiting over half hour when we arrived as there was a problem finding our our reservation, we were then given our keys to our room to find the cleaners still cleaning our room. we had to wait nearly an hour until they were finished. standing in the hallway waiting the carpets on the floors were absolutely disgusting. stains and the mess look like they had not had a vacuum over them in who knows how long. we got in the room to feel like we had walked into a sauna. no aircon and 1 tiny pedestal fan blowing hot air around the room. i went down to reception to advise there was no way we would be able to sleep in this room. we were told they were looking for more fans and would let me know. of course we weren't advise anything again. after no sleep the first night, I went down to reception to find 5 other guests having the same problems, requesting a refund to go and stay at another hotel. this is a no refund hotel because these problems probably happen on a daily basis. I moved my family to another hotel for 3 nights, just to try and get some sleep that we couldn't get in this hotel. the shower in this hotel is beyond anything I have come across either. if you were above average in size, you would not even fit into the shower. the pressure of the water would take 10mins, just to wet your body. on the last 2 nights, there was no water at all. were told they would get someone onto fix the problem but once again never happened. i would honestly not stay here ever again if someone paid the bill for me. the worst experience I have ever had and I have stayed in a lot of 3rd world countries in the past and they were even much better than what this hotel has to offer. do yourself a favour and don't spoil your holiday like ours was by staying in this hotel

    Except for the very good location (close to Hyde Park and somehow nice, although noisy neighborhood), the place is very far from being one you should like to stay at. Small, dirty rooms, few and some not properly functioning facilities, bad looking furniture and so on and so forth…. Avoid it while you still can!!! Never ever should I come back even if it’s free.

    It was probably the last time I stayed at this property. The building has dirt, molds and spider webs. It is kept in a very terrible condition. On top of that, they charge you to store the luggage (which I never experienced in 20+ years of traveling) and for late check out also there is charge per hour with no exception. Not a very welcoming property.

    room for two people was SMALL, toilet as well was incredibly small, really only allows for one person to be in it. no air conditioning, windows couldn't be closed. the floor was INCREDIBLY DIRTY, the minute we walked in it was STICKY, got our feet dirty. had to request a floor towel to clean it up. the floor towel was black after. when i requested for a floor towel i specifically told then i'd be using it to clean the floors, passed me a normal towel & told me it's fine 💀 the room for three single beds were a lot better, still the same problem, sticky and dirty floor. there was basically no room service.

    We enjoyed our stay, primarily due to the convenient location—just a 5-minute walk from Queensway and Bayswater metro stations, with a nearby bus stop, and Paddington within a 20-minute walk. The staff was nice but not super helpful. Our room on the top floor had a weird window, nothing like the pictures online. Thankfully, there was an elevator, so we didn't have to lug our suitcases up the stairs. Over the 10-day our stay, the apartment was cleaned only once, and only upon request. We had to take out our own trash, and when we asked for bags, they said they didn't have any. The soundproofing was subpar, so we could hear everything from neighboring rooms and the corridor. The room was tiny, and the bed was awkwardly placed against the front door. The kitchenette had almost everything that we needed, except for knives, so we had to buy some. It was tricky to cook with limited space and tiny stove heating surfaces. The kettle and toaster were good, but the toaster kept setting off the fire alarm. The window wouldn't close properly. The shower cabin was really small, and the sink had a sewage smell. In conclusion, if you're okay with all these issues and traveling on a budget alone, it's doable. But if you can spend a bit more, you'll probably find a comfier place.

    I stayed here for two weeks. The management and location were great. The room was comfortable and updated. The only thing needed was some soundproofing, but in a Victorian building it is not usual.

    Simple decor, really nice rooms! Good size, had all amenities needed. Location was ideal, just near Hyde Park (clue is in the name) and just round the corner from an underground. People were really nice, despite mine and my partner's disheveled appearance after a day of travel 😂 I'd definitely come back

    Location was the only good thing to say about this place. Stayed 2 weeks ago and had to leave as the room was disgusting. This place was very disgusting to stay at (see pictures). We booked for three nights. It was so gross that we had to book another hotel last minute. This was booked through CAA and we are very disappointed with the service from them and this hotel. The hotel manager Jay is not looking to speak to us as he has declined any of our refund. We were willing to pay the night we came, at least own up and be respectful to your guests.

    Avoid basement room at all cost. Poor ventilation, no a/c. I can tell the basement rooms will feel like a sauna in summertime. Can skip the hotel if you are allergic to dust mites. My partner has allergic reaction the minute he arrived at the room and he could not fall asleep at all. Certain rooms' kitchens smells. The receptionist is fairly helpful and help arrange room switches after our requests. But do not expect refund.

    Found the place very very disappointing. When you arrive in the reception it’s lovely. Looks nice and had nice cold air conditioning. But then we went up to our room. It was small pokey and very very hot. The window opened approx 6 inches. There was a fan which we had on all night and even that couldn’t cool down the room. When we left in the morning we told the receptionist that it was like staying in a sauna and we never got any sleep. All we got back was oh ok. Not happy at all.

    My biggest complaint about this place is the lack of air conditioning in the rooms. I completely understand that it is common for folks in the UK to not have air conditioning. But the hotel itself has air conditioning - in the first floor lobby and management offices - just not in the guest rooms on the several floors upstairs to where the summer heat rises. Management obviously knows cooling is necessary and provides it for themselves, but their priority is clearly not the guests' comfort. There isn't even a ceiling or standing fan in the rooms to help circulate air. Climate change is real, get AC for the rooms. Next, replace the mattresses. The flimsy and extremely uncomfortable ones in the rooms now serve barely any purpose. Guests should be aware that even when using the tiny lift, there are stairs to maneuver in order to access rooms - difficult for elderly folks or people with large luggage or mutiple cases. Rooms appear to be randomly stocked with kitchen and household items - the presence of cups, cookware, clothes irons, etc. was not consistent between different rooms. We were charged an extra fee to check in early, even though the rooms were already cleaned and available. Just nickel and diming ridiculousness. Location is decent - not posh, but felt safe, and it was close to two Underground stations and a multitude of restaurants and convenience stores. A travel agent booked this for us - I would not have selected it based on other online reviews and will advise her to stop using it.

    Paid £315 to stay here which in London I understand but a hostel probably would’ve been cleaner. Room was filthy! Dust everywhere, pubic hair on toilet seats. Bed was extremely small for a double. Skirting boards was full of dust and hairs. Pictures are extremely deceiving! Staff didn’t smile and didn’t look like they wanted to be there. Not even a “how was your stay”. Only good comment I have is it’s in a good location if you are visiting Hyde park, restaurants or bars.

    We stayed there 2 months ago and very surprised with the condition of the rooms. At first, I was put at the basement which the smell was not very good. Then, I requested to switch the room and I was registered at the second floor. The room was much cleaner than the previous one, but the drainage at the bathroom was not worked very well. Fortunately, the staffs were very responsive and sent the maintenance guy right away to repair the drainage. The best part of this apartment is the location, which is very near with Hyde Park and 2 subway stations. Moreover, there are also plenty of restaurants near the hotel.

    ⭐⭐⭐⭐ Good value for money. The room was clean, and bigger than most rooms in other hotels in the same area. Easy check in and check out. Very good location. Good public transport links, very easy and quick to get to the West End, City of London as well as to the main attractions of the city. And the best part: it's just 5 minutes walking distance from Hyde Park!!!! I had a short but rather pleasant stay. 👏🏼👏🏼👏🏼

    Do not read into other reviews. It doesn’t claim to be a five star. 3 of us went for 4 days and it was Just fab, staff amazing clean rooms. We where offered whatever room we wanted we choose 104b it was a basement apartment with the window to the front. Shower amazing plenty hot water. The room got warm but that was because we never turned the heating down on first night after that we where so so comfortable. Fantastic location to absolutely everywhere in London. Only down side was there wasnt any🤣🤣🤣 loved our stay would highly recommend.
