They are under new management now, and this place is becoming ugly and noisy. They decided to remove almost all shrubs and bushes around the parking areas a few months ago. No explanation was given. There has been some construction going on for months and again no explanation was ever given. It appears they have set up a gigantic machine somewhere between buildings. They never bothered to inform the tenants of what it's supposed to do. A few days after the machine started running, we know now that thing certainly has become a permanent source of loud noise. It sounds like living in a factory all day long. Their reluctance to inform tenants of what is going on is quite arrogant, especially when these changes are damaging the quality of living in this community significantly.

The good -- apartments are spacious, nice views, good neighbors. The bad -- air conditioning was absolutely horrible. It appeared that many of the A/C units had not been updated since the 1970's or early 1980's. My apartment was all electric so the summertime bills were very high and you couldn't get the apartment cool. I moved.

This place has alot of "older" residents, and for what ever reason, they have desided to go from posting letters from the office, onto the doors of resident's apartments, to demanding that they start using email. Some of these folks dont have computers or the ability to do email on there phones! This is a whole different generation of folk! Just so the office can save a bit of paper and ink? Or is it because they don't want to have to walk around and put these things up? Why not put bulletin boards up close to each mail box stand and post the info there?

A beautiful property with an even more wonderful staff. Twin Lakes is definitely a hidden gem, on a beautiful lake, in the heart of riverside with 5 pools and all the amenities you could ever ask for. Samantha is a wonderful manager and takes great care of her property and tenants. I recommend Twin Lakes to everyone!

Do not expect your deposit back. It will be charged to cleaning, even though you have cleaned the apartment. If you do stay there, when you leave, don’t clean anything so at least they will have to spend that money and not pocket it. Cleaned mine exactly as I have in multiple states and received every deposit back, not here. You will not get your deposit back.

My mom's apartment complex manager is extremely rude and hateful. I went to the office to ask about why the chiller was turned off because my mom is hard of hearing and doesn't hear well. Her apartment was 80° so I went into the office didn't see anyone around so I said hello and she rudely said she was with someone. She acted like it was an inconvenience to talk to me about what was going on in my mom's apartment. The owner should really be more careful on who is hired as the property because dealing with people all the time is not a job for someone who is rude and hateful.

Samantha and her team are just the best. They do something many property teams fail to do, communicate! They always reach out if something is going wrong and help work with me to fix the issue. The staff there is always welcoming and eager to assist with any needs you may have. Dean and the maintenance team care about the quality of their products and the work they do. I would recommend this property to anyone solely based on the effort of the people running this community. Ashley Touchatt

I have been a resident here for 5 years and I’ve never regretted it. It is a very quiet setting and I feel very safe. Neighbors watch out for each other, maintenance when needed is fast to respond, and the entire staff is very friendly and accommodating. On top of that, we have a great private pool (several actually) and a lake I can enjoy? Why would I want to live anywhere else. I wouldn’t. Looking forward to being a resident here for a long time.

I made the right choice moving here several years ago. It's been so enjoyable for me, very relaxing and peaceful with the lake and the quiet. What a wonderful place to retire! I don't plan on moving again. Twin Lakes has become my home and I love it!

Twin lakes the nicest people me and my mother just took a small tour of property and we were thrilled can't wait to see if we can get one of the most perfect apartments in KS 5 star all the way....

Do NOT move here. There is this girl Brandy in the office who will NOT do anything. She is rude, lies, scams, uses the excuse that she is new (she's been there for 6 going on 7 months) to get out of doing ANYTHING. She is just awful and if I did half the stuff she does I would be fired at my job. This place does not fix anything or if they do it is halfassed and the maintenance either don't know what they are talking about or are lazy. Not a place for the elderly. Trashy people are coming in, theft is the usual, the homeless can come and go as they please during the time gates are open. The security guard that is there maybe 3 times a week sits with his back to the windows watching movies. They expect you to fix things yourself. The prices for water and other things are different depending on which building you are in. Lots of things that would NOT pass code but they don't show those things to the bank to get funding. The owner doesn't care because this is an investment property. So as long as money is coming in he doesn't care. Typical Wichita nonsense. Good luck finding a decent place with management that actually does what they are suppose to. I love my apartment and that the insulation is decent as well as not really being able to hear neighbors above you is nice. But none of the apartment are worth what they are charging. If you plan on moving in you take your time with the sheet noting any damages. Do not let yourself be held liable for things they didn't do right. Check outlets (mine are hella loose), check trim (trim is constantly coming loose), check the porch (mine is barely holding on and is warped but they think the cracking and bowing wood is no big deal), check EVERYTHING. You see a smudge on the mirror you write it down. Take pictures and make a copy of the list. I really do love this place but they are not taking care of it and management is a joke and the people they are letting in is concerning.
