    Rooms need updating; slow service which improved over time but only after complaining. Reviews and pictures are misleading. It’s likely that some of the 5 star reviews have been bought, so review carefully! We booked a luxury villa, the best room type available, with breakfast and dinner. The rooms are outdated, furniture and amenities are low quality and need updating. Bed is a metal spring mattress on top of a cement block. Aircon can’t be properly controlled and fan is noisy. Bathroom equally outdated and dirty, there was leftover food waste behind the sink which didn’t drain properly. Dirty dishes were kept in the hallway between the villas for two days and were not proactively being removed. Cleaning was lackluster, surfaces and mirrors were not getting wiped. Only after requesting additional cleaning they tended to it. In the evening there wasn’t any hot water, had to call multiple times to get it fixed. The gym was being renovated, so they put up a make shift one outdoors which wasn’t mentioned on their website. The Tennis court does not look to be functional. The pool is quite nice and suitable for swimming laps, but the lightning wiring in the pool needs upgrading as well. The food is average at best. Fresh fruit and omelettes are good, but buffet style breakfast and dinner does not meet expectations. Service was inattentive and slow, needed to request multiple times to get things done. Only after complaining to the manager, service started to improve. They did in the end offer to provide complimentary laundry and dinner room service, which helped improve our experience, hence the second star. I hope this feedback can help improve the experience for guests in the future. There is definitely potential. The surrounding nature is nice, but it needs work.

    Hotel staff are friendly and helpful. Buffet breakfast and dinner is excellent with a mix of local and international cuisine. Rooms are spacious and clean.

    Very nice hotel in a garden and kind welcoming staff, they made 2 birthday cakes for our group. Good restaurant but be prepared to walk in the rain if the weather is not fine. Overall a great experience. Thank you!

    Very nice hotel, liked the environment, lots and lots of greens... pool facing the paddy field, they have a nice tennis court and cricket ground.. the best is the Pool 😍, lovely pool. Staff are very friendly. The Food and Beverage manager Ms.Dulmini was so helpful. They made the food as per our request. The GM and the Manager Mr.Shane was very helpful. 31st night gala dinner was good and the DJ was nice. We and kids enjoyed a lot. The hotel is surrounded by mango trees and paddy fields. Lots of birds and peacocks were at paddy fields... A good place to relax and for kids lots of area to play around. Very safe place. Rooms are big and neat and lovely view.

    Good experience in terms of the location and surroundings. This is located in the mango farm. This resort has a cricket ground and tennis court. The check in process was very smooth and looks like their occupancy is very high, as I was denied an upgrade due to unavailability. Their restaurant Rice is very nice and it has the view of the swimming pool and the paddy field. The reservations secretary Mr. Asintha was very helpful and he recommended us the must visit places in Dambulla. Housekeeping can be improved. Overall very good service, especially the F&B staff. We stayed for 2 nights in the month of January 2024. Keep up the good work team.

    Nice shady place, staff was very good pleasant and attentive. Rooms are a bit worn out but after the pandemic and since it's picking up the day rate is a very good offer. Only 1 star down coz the bathroom could have been more clean. But overall a good place to stay.

    The hotel is so beautiful. Rooms are lovely though hard to find plug points. The food is good for tourists but not that great for the Sri Lankan palate. But on the whole a beautiful hotel

    Very nice hotel. Build on the middle of Mango farm. Nice place to Nature lovers. Very close to Dambull town & Few minute away from Sigiriya Rock Fortress. Foods are good, Rooms are clean, Staff is vey friendly. Beautiful & quiet place to spend your holiday. Love the experience.

    It’s a very beautiful hotel with a nice atmosphere. 9/10 can be given to the architect who designed the hotel managing such a confined area. I recently visited there for weekend lunch buffet. That’s all, the 3 stars given solely for the environment. Nothing to say about the buffet as there was no difference between a roadside small buffets vs this. Perhaps it’s a cost cutting menu. Place would be suitable based on your requirement. For a weekend quick getaway - yes yes For a weekend lunch out - no no

    It was a great stay after a while. Resort premises is so calm. Best place to relax. Rooms need to upgrade a bit. But overall ok. Food is good. Staff is so friendly.

    As part of our recent Srilanka trip this was my first choice in Dambulla due to the ratings as well as suitability to my budget. The property though located on a main road is well inside and is spread over a huge area with backdrop of mountains and fields. All the staff were very kind. The property itself has an old world charm. Well maintained. The staff at the restaurant were also very kind and took care of us well. It has an amazing view from the restaurant and you can keep sitting and watching the beauty of the place all the time.

    We are currently staying at Sigiriana Resort for 2 nights This is not a 4-star hotel, more like a 3-star This hotel caters to big coach parties, 4 coaches were in the car park this morning. If you are not in a coach party you are ignored, coach parties have first priority Left the hotel at 08.30 this morning to hike Sigiriya Rock and was then caught in a thunderstorm, returned at 1500 desperate for a shower, no towels in our room and room still uncleaned The breakfast buffet is basic. Try not to go in when the coach parties are in. It's a bun fight Evening meal, didn't have their buffet went for a la carte, it was OK To sum up , avoid this hotel if you are looking for 4-star service and comfort. We will not be returning

    Great place to stay in Dambulla, and just a 20 min to drive to Sigiriya. A lovely, quiet and peaceful oasis in the wilderness. The rooms are safe and clean, and the breakfast buffet is awesome. The staff is very kind and helpful. Would definitely stay here again.

    Lovely hotel. Staff is friendly and supportive. The environment is awesome as this hotel is located in the middle of mango trees and cashew trees. You can have a nice nature walk through these plantations. The only weakness is the restaurant, which needs to have more space and some more selection at buffet. Overall, it was a very nice place.

    Nice place to stay with friends and family. Worth for the price, they offer buffet (but need to check). It’s a huge place to roam around, they have playground, swimming pool, and have their own farm for the cooking. Good choice of food and it was tasty.

    Beautiful, peaceful surroundings and pool area. Rooms a bit dated without enough amenities for a 4 star hotel. For example, no body lotions or hair conditioners provided to guests. Breakfast was basic but ok. Dinner buffet was a bit disappointing.

    Excellent hotel to stay if you’re visiting dambulla and sigirya. The staff including Nilesha and all are pleasant and helpful! The pool is open till 9.30pm so had a great time there. Rooms are in excellent quality with a balcony with a serene view. Highly recommend.

    The hotel was really good. The rooms were clean and cozy with a good view. The breakfast buffet had a decent variety and was tasty. The staff was also really friendly and helpful. They also provided us with transport to the town area whenever possible using their shuttle. The sunrise views were amazing from the rooftop. This of-course comes with a slight downside if you find it hard to climb up steep roads.

    One of our favourite hotel we have had in Sri Lanka!!! 🫶🏽 The room was clean and had a very nice design, we could sleep there really well! Atmosphere was perfect. Staff was super nice& charming, we were super satisfied with the service. The food was perfection, breakfast& dinner too. Nice swimming pool- we had the most pleasant night swims. Thanks you!     Amazing place to spend your Holiday. Their staff very well cared about the customers.     Calm and silent place. Vast territory with a kind of botanical garden. It is the advantage of this hotel. The buffet is very modest and choice is limited. The air conditioner is placed in the way that it flows on you, so you won't use it long in the night.

    The overall environment is good and the price is cheap. 1, the front desk in the case of no guests to check in, many attendants were present, we waited for more than 30 minutes, eat dinner before getting the room key. 2, the room hygiene is very poor, the bathroom a foul smell, no ventilation, the smell is very heavy. 3. The room is full of mosquitoes and cockroaches. 4. There is a tray left by the last guest at the door of the room from check-in until check-out.

    We went there to attend a wedding. The location is good. But the staff is very unprofessional and rude. The person who is incharge, who he self introduced as general manager is very mean and unprofessional. He couldn't handle a wedding event and other visitors at the same time. We ourselves had to do everything. Though they charge for each and everything, there were even no basic service. They don't have the capacity to handle even average size events. Food is tasteless and messy. Only the desserts seems okay. But no any variety. Restaurant services is average. But overall, they shouldn't take weddings if they could not able to manage them with their usual visitors. One of the worst experiences I've had so far. Do not recommend for any event.

    Best strategically located resort. Clean and comfortable rooms with balconies with access to nature perfect for a nice calm morning to start your day and end the evening with peace. Had an amazing time with the family. Kids loved and took the full advantage of the nature. Don't miss out taking the 15 mins walk down to the River right behind the resort. Perfect location for wildlife enthusiast. You can also find a decent commute with good restaurants at the town 10 mins down the main road. This will be my future stay from now on. Staffs were undeniably friendly and helpful.

    The service is awful. No dental kits provided. The bathrooms are not cleaned well. Balcony is dusty. The pool is at the bar. But the food is good even though the buffet does not have much varieties.

    Positives- Welcome was super. Hotel staff is friendly and they helped as much as possible. Breakfast was fine. Was expecting better but it was still ok. Rooms are clean. They do cleaning daily so it was good. I loved the noodles and chilli paste 5 star for food. Negatives- First night we found frog in the room and cockroaches. They changed the room. AFTER I REQUEST ON SECOND TIME. But second room was ok tho. Washrooms at villa a bit weird. No AC inside it was too hot to take shower etc. And lights in the room is not enough. It was dark.

    Things are not quite as presented in the pictures. The rooms are dirty, furniture is old and usually you can also find unwanted guests (geckos, little frogs). The idea is nice, but it seems things have not been renovated for a long time.

    One of my awful stays in Sri Lanka. First I’ll start with room; the room was called a coconut villa which was quite outdated. It was below average room even though it was called a suite. Full of mosquitoes. Poorly maintained. The toilet had an awful smell. It wasn’t clean at all. Someone’s used it and they haven’t clean for the new guests. Shame on you And the food, ugh it was DOG FOOD. And the food was overpriced. More pricier than Colombo’s major 5* Hotels. A water bottle priced at Rs. 300 which totally unfair for tourists as well. They are ripping off customers money. Staff was too lazy. Didn’t seem much customer friendly. If you are planning to stay in Dambulla. Try hotels like JETWING LAKE, HERITANCE KANDALAMA OR ALIYA HOTEL. Even though they aren’t budget hotels. It’s worth going there. Because this hotel would offer a room for a budget price at Rs. 15,000 and will rip your pockets off and the bill at the end will be somewhere around Rs. 30,000 or so. Don’t get scammed for these Thilanka hotels. They are ripping off your money as they don’t have money to run their hotels.

    A must visit place in life time. A hotel with lovely and very helpful staff with tasty food and very comfortable rooms. The river, paddy fields and mango garden inside the hotel premises will give you a different experience to forget about all stress around. The management and staff is always ready to give you the best hospitality service ever. I felt like home more than a hotel. Thank you Sigiriyana, ❤️❤️

    Surrounded with nature a calmful place to relax. Friendly staff. Must mention Mr Attanayake's exceptional customer service( Rice restaurant). Food is good but there's room to improve. Room is spacious enough. Value for money.

    Thanks Sigiriyana Resort by Thilanka for the wonderful service for our Annual Staff trip of Helinta company. Extremely friendly staff, well organised to fulfill customer needs, all the dishes in buffets were tasty during our two day stay. Keep up the good quality service.

    The hotel is beautiful with a great atmosphere. The architect did a great job making the most of the limited space and deserves a 9 out of 10 rating. I recently visited for a weekend dinner buffet and was impressed by the peaceful and natural environment. The location is surrounded by green trees and has plenty of space to relax and walk around. The staff were very friendly and helpful during my stay. The food was simple but good. I appreciate the efforts of the management to keep the natural feeling at the hotel. It's a great getaway for people like us who live in busy cities.

    Lovely place to stay & relax. It was built to a nice architectural concept. It sorrunded by Mango trees, calm environment. Private villas available. Large pool, Rates was reasonable and the staff are friendly well trained with decent choices of food. Large parking space available with security. Face to A9 Kandy road. Few minutes away to Dambulla town & Dambulla ancient temple.

    Beautiful hotel located in a 25 acre property. Well trained staff & amazing food as well. The hotel has a lot of activities to indulge in and the food was good.     Beautiful property with mango gardenings, yet wasted by the poor management. Food is horrible, Buffet was with less options and gets empty withing few hours. Rooms are clean, cannot complain. Hope they will get better.

    The hotel was good and comfortable and the view is incriminating while walking between the trees. And it has private villas that are amazing. But the service is very bad the made fake promises and the don’t reply to your orders and needs. Unfortunately they need to improve their customer service, room service and reception service.

    Lovely hotel with an amazing pool, which overlooks the on premise rice paddies. The service is exceptional, with all of the staff going the extra mile at all times to ensure your stay is amazing. It's not a small place, so be prepared to walk a little from reception to your room. They have a lovely bar on premise, which serves freshly prepared juices, beers, wines and cocktails. Only drawback was the rooms could do with a little love, but for a short stay, it has what you need.
