Avoid at all cost. Overpriced, dirty, lack of lights on the hallway, no elevator but the worst thing about the place is the owner. She is an old,, little, evil Thai woman who will do everything to rip you off. Always very unpleasant, aggressive and treat her tenants like intruders. Will cheat you on electricity and you won't get your deposit back. After moving out she told me to come back for my deposit in two days. When I came to pick up my money she said that I destroyed toilet, floor and the room was dirty. All of it is big lie, she was even in my room day before I left to check if everything was OK and she admitted it is. I didn't get my money back and she said that I have to pay her extra for fixing all the "damages"!!! There are lots of apartments to rent in Chiang Mai, lot of them are cheaper and have better standards than this hole. Do yourself a favour and avoid the place, you will save yourself a lot of money and won't get stressed like I did.

To whoever it may concern, Please be very careful with your dealings with this Apartment. The owner will try to set you up and not give your deposit money back. Please take photos of everything when you check in, because the owner will try to rip you off by falsely accusing you of misplacing things. And please be aware of the electricity meter readings as well. She will try to overcharge you from what the actual reading is. People stay here because it is the cheapest apartment you can get in Chiang Mai, that too in a good area. But, please be very aware while dealing with this owner, if you don’t want to get ripped off. I got ripped off after staying there for 6 months and thinking that the owner is sensible and reliable, but I was totally wrong. I could not come back to my apartment due to the cover-19 situation and a few of my belongings got stolen. Items like - Helmet, bedsheets, blanket. Please be very very careful! She also has photos of her feeding stray dogs and she asks money to buy food for them, but in reality she takes all the money and uses it on herself.

I stayed in her old building AND the new building. My room in the new building had bugs crawling everywhere--especially in the bed. I bought some stuff to fumagate my own room, which helped, but eventually they came back. Also that room was facing the street and every night the restaurant across the street plays loud music and then the laundromat did the same in the morning. The owner was VERY rude the instant she got my money. She noticed im a Black person, which is fine, so she started telling me the room numbers of all the other Black ppl staying there. That's not good for safety!! The second room in the old building had no ventilation. It always smelled damp from the shower and there was mold on the walls. It looked like Rocky Balboa's apartment from the first movie! It is also true that she overcharges you for electricity. I literally didn't even use the fan or the ac or any electricity in the second apartment a d she charged me the same amount for it that she did from the first apartment! Despite all that, she actually did give me back my deposit. But I can say for sure that most of the negatives ppl are saying on here are true: the owner is a crook, she is very rude, she overcharges for electricity, and she only cares about your money, and the internet is very unstable. Don't stay here. It's not worth it. You can get a much better apartment nearby for just a 50 bucks extra. Don't be too cheap to pay $180/month for a good apartment in CM.

I was so super confused by the bad reviews after staying here for a month. The room is clean and comfortable, nothing fancy but its great value for money. The wifi was super fast, with more than one router per floor. And Siri was awesome, very friendly, always willing to help, she even gave us free mangoes by the BAG because she had a friend who had given her too many, really don’t understand those saying she is a cheat/evil, we got our deposit back no problem. After one month staying there our electricity was around 700Baht, in total including water and the cleaning after we left we paid +-4200baht for the month. It’s a super good location too!

The service is very bad bathroom are very dirty and there are cockroaches. The bathroom water drain hole is very big so l asked the landlord to fix for me but she heartlessly ignored it. The landlord only wants money and didn’t care the inconvenience of the customers. The aircon is very bad and l have to ask like 4 times everyday to finally changed new one for me. Hope she didn’t reduce the money from deposits. :) Please don’t waste your money here guys.

Too many problems!!!. Owner is rude and sets you up to fail, good luck trying to get your money back. She accused me of stealing a banklet and a table. A table which I had purchased myself from outside, showing that she doesn't keep track of what belongs to her rooms. I had paid in advance for the room up until July but due to personal circumstances, I had to move out. So I kindly asked for the two months rent back but she had no sympathy, even when I said that at least getting one month's rent back was still doable. She still didn't care. And even when getting the deposit back, she added cleaning cost and deducted it from the deposit. Even though she had my two months rent, she still wanted more. I even cleaned out all the rubbish that I had in the room and carried it to put in the bin myself, out of respect. She will try to ripe you off even if you confront her of the true costs.

I've stayed here many times, and I'll always go back. It's a great deal for the money and one of the best locations in the city. Everything you need is within a five-minute walk or less--restaurants, night life, coffee shops, laundries, a mall, corner stores, bus stops. Siri, the owner, can be a little gruff unless you get on her good side. The rooms are kind of ugly and depressing, but I can live with that. The wifi reception is not good--the signal doesn't pass through the concrete walls very well, so move your desk next to the door. If you really need high-speed internet, the building is wired for coaxial service, which is pretty cheap; you can sign up at Kad Suan Keaw.

I stayed here for 2 mo this and paid a one month deposit. I clean my room and moved but the landlord lady was so aggressive she did not give me back my deposit. The toilet is old. And the bar across the street plays loud music on weekends till late.
