If you want to pay 13k and *NOT* enjoy your weekend, then this is the place to visit!!! We had booked 3 rooms on the second floor and were promised the entire floor will belong to us, but upon reaching we found there was another family occupying a room there, so there goes the honesty out of the window! When we used the swimming pool, we were not allowed to play music even on our phones let alone using speakers. We were celebrating a friend's birthday, and thanks to the owner, we were not even allowed to have our drinks, sit peacefully and talk in the common area on 2nd floor, he constantly kept calling us saying we were loud and kept threatening us with police complaint. We had 4 ladies in our group and the owner was inconsiderate enough to say that we will be evicted at 2am at night... And for what... TALKING among ourselves They will talk very gently before the booking and once you have payed the amount, the restrictions will start pouring in Not at all worth your money!!! Stay safe and as far away from these cons as possible.

Horrible. - 1 star if it possible. Doesn't cost it's money even on 1%. Don't waste your time on this place. Swimming pool surrounded with mud, leaves falling and nobody is there to clean it. Bedsheets smells like it was there for a year. Room freshener is so disgusting. No breakfast even. Need to ask everything all the time!

Pathetic place. Never book. Beds were not provided. The service people were arrogant and impolite and so was the owner. Don't spoil your time and waste your money here. Edit: Expected this kind of reply only from the owner. False allegations and non apologetic. By the way, you didn't ask us to vacate, we chose to exit in the middle of the night that to with our small kids. Imagine how bad your place was and equally bad was your and your staff's attitude. @Owner - you think you can get away with your false allegations. Just go and see the negative reviews given by people repeatedly over last several years and the complaints are exactly the same. Rather than getting into banter with your customers, focus on customer service and living up to your promises. Being in hospitality industry, this is the least what any customer would expect.

We wanted a place with a pool and booked an entire unit for a Bachelorette party. Not at all happy with what we got. The pool was unclean and we couldn't enjoy. We got very minimal decor which was for additional cost. Rooms were average. Common hall was big enough but if you don't book the entire unit, might be awkward to share it with other folks. Cleanliness was overall maintained.

They won't deserv 0 Star rating also. Where is the villa??? The name itself is fake. It's an apartment. Staff is very rude & arrogent. Pls don't even think of going here & waste time. Don't believe in good reviews. From the feedback language only you can judge how rude they are. How can they comment on people like drunkers n all. If ur going to party & no enjoyment, no talking, laughing, making little noice is also not allowed means what can we expect???? Our bed was taken by other guests. When asked for mattress they provided very bad condition matters without bedspread & blanket!!! Asked to sleep on that & adjust.... When we didn't aggree for that he asked us to vacate at midnight 2!!! We all family with kids where will go or how will sleep there without proper beds. Worst experience!!! It's a Jail!!!

You can enjoy a homely feeling in that stay. It is located in a silent and clean place just 200 mt away from main road near Bagalur Crossing. Staffs are good and well behaved. You can order food as per your choice. I recommend Villa8485 for you.

***not a fake review*** We booked this place last year, cos it’s was described as a villa. I travelled with my sister, her 2 year old, a friend and my dog. Upon reaching the location it was a shock, it a service apartment with a pool. We wanted to leave the place immediately as it was not worth 13k per night. We spoke to venu (he was polite and requested us to stay back and mentioned that he will refund the money), and so, cos we drove 40 kms we agreed to stay. Venu did try his best to give us a good experience, give us privacy around the shared and common pool, staff was polite. But the shocker was one of their staff was sleeping in the kitchen at night, we realised that when we wanted to heat the milk for my nephew (your staff might be your family but your guest don’t know them, they will not be comfortable with a stranger sharing same sleeping space), kept banging the door no one opened (this man came out of the kitchen in the morning), we did not want to create a scene so we some how got through the night, Anyway we just wanted to leave that place and so we did, soon as we could. Oh and It’s a bnb and no breakfast was provided, we had to pay for everything. Later I tried reaching venu for a refund (not full amount, cos we did stay but half of it, cos this place isn’t worth 13k), no response from him. I’m seeing that who ever is responding is not ready to accept the flaws and is replying rudely. So let me just be clear, we were very polite with the staff, even cleaned everything before leaving. If the owner actually had kept his word n refunded our money, I’d have still suggested this to friends just cos he was polite to us. Overall it wasn’t a pleasant stay for us. Why am posting this after a year? - I wouldn’t have like I did not last year, I’d put it behind me, but I was looking for a place and I came across this one on google. Upon reading the responses on negative reviews n promises on refund etc etc. , I decided to share my experience.

The stay and rooms were clean. We took a villa of 3 rooms and a common hall. But instead they gave us the 2nd floor villa with 5 rooms. We were having a birthday party and at night some random dude came inside our villa, opened one of the locked rooms and got inside. As we checked we got to know that this is some kinda colive kinda villa stay were you share your villa with strangers. Felt like taking our privacy and by midnight the owner ka son came and took another room to sleep in our villa and we were not allowed to play music. If you guys have such plans of making strangers stay with us, you should inform us before booking the rooms.

We were greeted by leftover stinking food, trash of alcohol bottles, drunk staff. Portion of site is leased out to GAIL. Had 5 rooms booked for 2-day stay, but left prior. Lighting in Rooms not adequate (g. floor and top floor hall), No Ceiling fan (2nd floor). Toiletries (Soap, Towels) were missing, and had to be followed up. Squirrel nests on Beds 😅. not worth the price, probably suits for Bachelorette parties.

Rooms are not maintained properly. Had to cancel the booking after visiting place. 1 star because has swimming pool.

Nice place to spend weekends with ur friends. Calm well maintained property with a big common area. We booked the full villa and every room had proper AC and attached bathroom. Swimming pool was maintained well. Food is too good loved it. Overall a good place to spend time with friends

Easily one of the best villas ive been to. From the rooms, to hygiene, to the beautiful pool they have, the food we got, everything was perfect :) The staff were sweet enough to consider all the requests, and food we asked for and deliver them perfectly to us! I would definitely recommend this place to everyone! If you want to spend a decent time with your friends or family, within the limits of Bangalore, this is the one for you 😁

Great place to chill with friends on a weekend within Bangalore . We and the pets enjoyed our stay. Friendly staff and great food. Locality is also safe and pet friendly and they can roam around freely. No traffic.

It was simple yet beautiful.. we got the room on the ground floor with pool right outside. The food was good & the staff courteous. I did not stay here! I was planning to! I was Thinking of celebrating my birthday here! But the way the owner or the manager replies to the comments which are not positive, shows what a troublesome place this can be! This person who cannot take criticism and look at improving with the feedback given to them after the experience of people, they rather choose to give it back to them! I mean i understand that criticism is not a one way traffic! But then working on the criticism and improving can be done! I wanted to book the place! But i will not! As a customer if i am giving you a review i think you should try and make changes and not sit and give back the sarcasm or the criticism to the people who gave it to you! You as a person who is managing this place cannot take negative reviews and talk negatively out here is actually showcasing how rudely can someone be treated out here!

This villa is not fit to be good, not at all worth of what we paid. There are many restrictions in the villa . There are no much enjoyment in this villa. I visited this a few months back and i recommend to not visit this place. The manager is very rude

The place is a deceit. What they assure and what is actually provided is completely different. On top of it, the guests need to deal with staff's impolite behaviour and rude attitude. There's a long list of Don'ts that you discover only after booking the place. Forget about having a pleasant stay here, the basic amenities like beds were also not provided to us and the owner instead of resolving these simple issues, can go on arguing. With spoilt mood and time wasted, we chose to exit the place at 2am in the night. Folks, don't spoil your celebrations by booking this place.
