Perfect location, amazing rooms with personalized themes, lovely staff. The breakfast was also really good. The only pain point, was that the restaurant wasn't open so we couldn't try it 😅

Great location , fabulous staff and a generous breakfast go a long way to endear one to this hotel. The staff are really lovely. But make no mistake. This hotel needs a complete refurbishment.. it is really tatty. Given it’s 4* status, I was shocked at the state of the public areas.. The owners need to invest in the place.

Perfect central city location to walk to the Buildings, Museums, Shops, Cafe's and Restaurants. Quirky, Arty rooms on 3 levels with a lift. Great breakfast and delicious Italian coffee. Still and Sparkling Water, fruit juice, Prosecco and a range of non-diary milk. We had rooms 104 and 105 which overlooked the front of the hotel and was noisy on some nights. Staff are very helpful and requests are responded to immediately, excellent.

There is absolutely nothing negative to say about this hotel. It’s just brilliant. The staff is wonderful - helpful, professional and just generally nice people. My room was very comfortable and very artistically decorated. The location is impossible to beat - everything is on the doorstep. Would give six starts without hesitation.

Nice quirky hotel. Great location. Staff friendly. Breakfast included, with continental style choices available.

Nice room with unusual cartoon decor. Fantastic location. Very good breakfast in the little coffee shop. They DO have parking available, but be warned. The streets around are truly meant for horse carts, not SUVs and you must make a reservation for parking in advance. Literally no room to load/unload luggage without blocking the street. An employee was very helpful in guiding us to the parking garage.

Location, location, location. Within walking distance to the Piazza and fantastic restaurants, nightlife, and shopping. The restaurant attached to the hotel was high quality and perfect for a quick snack, coffee, and breakfast. I appreciated that they served a beautiful spring mix/arugula, cheeses, roasted peppers, with quality olive oil and balsamic to finish for breakfast. I hate to deduct stars for the room because the location and charm override what's lacking in the room. The room is small, very dated, and uninspiring. The biggest negative, however, was the tiny bathroom and ineffective shower. With some minor upgrades, this place would be a dream and worthy of a higher rate. As it is, though, it's worth checking out.

Really nice hotel and great staff too. Stayed here for a weekend, arrived late Friday and were greeted by a lady on the front desk and given all the information we could have needed. Our room, a "classic", was nicely designed and very unique. The room itself was spotless, and cleaned perfectly the next morning when we were out for breakfast. The room itself had lots of extras we didn't expect, and was excellent value for money. Mini bar was stocked, ice machines on the hallways, everything in working order. We checked out on Sunday and asked if we could leave out bags there so we could wander around for the day, not a problem at all. Would highly recommend this hotel for anyone looking for something unique, very clean and very well located in the centre of the city.

I have edited my review slightly out of courtesy to the GM who apologized for the poor experience we had at this hotel. That being said, I wouldn't say this is a 4 star hotel if we were to compare it to others in the same rank. Staff: We are digital nomads so for the last year we have stayed in many hotels and this is one of the first poor reviews I'm writing. Apart from the General Manager and the young guy who took our bags, the reception staff here are not particularly friendly. Barely audible greetings, no eye contact, no “how was your stay”, etc. One person in particular was extremely unpleasant. The room: it was an apartment up the street from the hotel which was a bit random. However, it was clean, newly renovated, but dark in terms of natural light and had a hard mattress. Two things that are important to us to get right. Location: Location is great. Conclusion: As seasoned travelers in all levels of hotels, the thing that really makes the experience for us are the staff. I rather stay a little further outside the center and have a welcoming friendly team who are problem solvers if there is an issue, such as parking....

Prior to our arrival the hotel assisted with dinner reservations in Bologna. The arrival on July 4th was very positive. Warm welcome by reception staff, smooth check-in. The room was very small – no surprise here. Worth a mention is the in-room safe: A drawer with ample space for passports, valuables and a laptop. Comfortable bed, good air-conditioning, quiet at night. The first night we had dinner at the hotel’s osteria. While the food was good, the service was sketchy – good at first, then completely falling apart after the main courses were served. When we received the check we were charged twice for the wine. What will not make us return to this Phi Hotel is the single WORST shower we have ever had. When stepping into the shower at first there was little water pressure, then slightly increasing with temperature fluctuating (suddenly too hot or too cold), and then no water at all coming out of the shower head. This happened to both of us, every morning (we stayed here three nights). Not a good way to start the day. Wi-Fi, while good when working, intermittently had no internet connection. While the breakfast buffet is okay quality-wise, the service is minimal. The breakfast attendants seem very busy doing something except paying attention to the guests. Tables are only cleared after the guest leaves (when you make more than one trip to the buffet, you sometimes have several dirty dishes/glasses on the table). I must point out though that the location of this hotel is fantastic. Just around the corner from Piazza Maggiore!

We thoroughly enjoyed every aspect of this hotel: check in, hotel room, breakfast and parking. The staff was so accommodating. And the Breakfast was amazing!!!! The only hotel to stay at when you visit Bologna.

We booked the 2-bedroom apartment and it was a great experience. The location is very convenient and very central. It couldn’t be better. The rooms were spacious enough and had all the amenities we needed. The kitchen is well-equipped and even comes with its own hotel-branded olive oil. There are AC units in each bedroom and in the living room. The beds are comfy and nice. The sofa in the living room is very sleep-able. There is free wifi too. It feels like a homey apartment. Everything was nice except for one thing: there is only one bathroom. That was surprising, given that there are 2 bedrooms. Anyways, that luckily didn’t cause us any issues during our stay, but I could imagine that other people might find this to be annoying and decide to book 2 separate rooms instead, so just keep that in mind. Phi is an actual hotel btw but they also offer apartments on a separate but close building. There is also a restaurant in the hotel which they say is nice.

You couldn’t have a better location for a visit to Bologna - steps to all the main attractions yet set on a quiet lane. The hotel is somewhere between out of date and charming retro and the price for value is not great. The superior rooms on the top floor are comfortable whereas the other rooms are small and cramped for two people. Parking is a challenge in Bologna ( thankfully the city government is trying to keep them out of city center ) and the hotel should be better prepared to help guests arriving late by car know exactly what their options are. Hotel management is attentive and interested in helping with troubleshooting. Again - location is great but that’s what you are paying for.

This hotel is wonderful. The staff are super friendly and welcoming 🥰 We unfortunately only stayed one night but we would definitely stayed more if we could. We had the appartment, that is 2 min walk from the piazza, it was very spacious and comfortable. We also had a parking space in the garage with fees but it's worth it. The breakfast is buffet style but wow so delicious, fresh food and lots of choices. I recommend this place if you want comfort and very good experience of Bologna.❤️❤️

Wonderful location but even better staff. Room was a bit worn but will still highly recommend. Please be carefull when booking. There are sites you think they are hotel sites but they are not. Ended up paying way more.

Phi treated us like royalty. Our room was very comfortable, clean and offered every amenity I could desire. I really picked a winner choosing this beautiful hotel.

Great hotel located in the centre of Bologna, literally few steps away from Piazza Maggiore. The possibility of parking your car in a garage is a plus. Rooms are spacious and clean, and the staff is always kind and ready to help. Breakfast offers a good selection of food. I will definitely go back to this hotel my next time in Bologna 😊 and I couldn't recommend it any higher!

My experience of a satisfactory room and bathroom has been overshadowed by what happened to my mobile. I plugged it in for a quick charge top-up and five minutes later took it out - it would not switch on. Reception staff tried and couldn't. They sent me to a local phone shop, telling me to bring an invoice for the hotel's insurance if I had to pay anything. I spent the morning in two specialist phone repairers who both said the chip was completely dead. The phone could not be switched on and would not accept any charge. They certified it as irreparable. After the remaining holiday week with no phone the diagnosis was repeated by my local EE shop. I bought a replacement phone. The hotel management have been very unhelpful. All they can say is that it is not covered by their insurance policy. They have also refused to pay themselves, saying that there is no proof it was anything wrong in the hotel. I'm really disappointed by this uncaring evasive response.

Shower had cold water and the hotel staff was extremely unprofessional about it. Took a while for them to solve the problem, so we were unable to shower the first day. We were offered a discount for our troubles, but they never delivered. When checking out the receptionist claimed the water was cold “only for 50 minutes”. We were unable to have a shower all morning, waited for a first person to come resolve the issue. They didn’t fix it and said a plumber was needed. At that point we left the hotel since we didn’t want to waste a day of our vacation waiting for the hotel plumber. When it was finally fixed we were told we were entitled to free breakfast and a discount for our troubles. We did get a free breakfast (which was very underwhelming), but they refused us the discount on checkout. I understand problems can happen, yet their handling of the matter was very extremely unprofessional as they: a) Insisted that the water was only cold for 50 minutes as if we were exaggerating the issue. In a 4 star hotel I don’t expect the water to be ever cold. I mean even a hostel has hot water in the winter! b) Offered a discount on the room but they never delivered It should be noted that we stayed at the annex apartments of the Phi hotel, yet it wasn’t clear from the booking that we would be staying off-site.

Firstly the location it's great, its just around the corner of bubbly Piazza Maggiore, but it's very quiet during the night. The breakfast it's simple but tasty and the staff really helpful. Rooms clean and in a very sweet style.

We were looking forward to staying here after seeing high reviews, but unfortunately we were disappointed. Starting with the positives, the location is excellent - right off the main piazza. The staff are also friendly. The biggest negative was that they have disabled all air conditioning in the building due to “the situation in the world”. The weather was around 20-25 C while we were there, meaning that even with the windows open at night (which meant we had to listen to all the street noise) it was still very comfortable and we did not sleep much due to the heat. Other negatives were that the room was very small, and there was lots of dust under the bed. When you pay the prices we paid, we expect to at least be comfortable - but we avoided our room as much as we could as it was so uncomfortable. Finally, the breakfast was poor - a few breadrolls and slices of ham/cheese. It is supposed to be served until 11am, but when we went at 10am all of the hot food was gone and not replenished. The hotel has the potential for a 4 star review, if they turn on air conditioning, clean rooms better and do a better breakfast.

Fabulous hotel, excellent central location. Friendly helpful staff, speaking English. Good breakfast. Our room 201 was excellent, themed US President JFKennedy style. Comfy bed, big room, clean bathroom, fresh towels daily, refreshed toiletries daily, can't fault it. Highly recommended .... 👍

Great location, very friendly staff helped us find the best places to eat and drink. Room was a good size, bed was comfy. Bathroom was big with a great shower. WiFi was down throughout our stay which was to no fault of the hotel. Breakfast was also very good. The only thing I'd change in the hotel is a more updated TV, but that's just me.
