    !!! - don’t book any tours with “mama” - she’s trying to rip you off! We booked a 5 hour high rope course and got 1 hour of ziplining. We talked to the people of the zipline area and they couldn’t give us any information and told us we have to talk to the agency we booked with. We went back to Jay Guesthouse so we could discuss the problem with “mama” but she was fake friendly and not willing to admit that she did something wrong. We didn’t get any of our money back neither did we get an apology - just a rip off.

    Booked a room here about 4 days in advance. Arrive on the date of booking to check in at 4:30pm. Upon arrival we’re told by the owner that our room was no longer available because a guest needed to stay longer because her boyfriend is in hospital. I understand that stuff happens and things don’t always go to plan however it was extremely inconvenient on a hot afternoon after 4.5 hours in a hot bus, to then be told you have nowhere to stay. Why didn’t she message us, like every other last minute cancellation we have experienced? The owner did try to make it seem as though there was a glitch with the booking but we could clearly see our details on the printed check in sheet at the front counter. Also if the owner responds saying there is no record of me in the system it’s because the room was booked in my partners name.

    The lady owner is artificially nice and kind meaning that she is a very rude and impolite human being in general. We booked a room on agoda but when we arrived at the hostel, she refused to accept us saying she have no accomodation for us. She said she does not work with agoda and we can go away. From the opinion of other people this hostel is like a prison as there are signs inside forbidding you doing almost everything except being quiet and sleeping. On top of that she tries to rip people off money even though she have clear signs of prices.

    Cheapest, great place to stay if you can manage to lock the gate at night, Mama is lovely, just be respectful as she's old school. Water machine and washing machine outside and next to 7/11, perfect for a quick stop over

    0 stars is a bit more accurate, considering we booked but was not allowed to check in, the owner's son saying there are no rooms available, despite booking 2 months in advance. We asked for a refund since obviously they made a mistake and overbooked, but the son was impossible to communicate with, so he called his mother which we only could make out some shouting. The owner, mamma hung up without trying to solve this and her son just completely ignored us. Some other backpackers who were staying there came up to us and told us it was a weird place and adviced us to book somewhere else. We left without getting a refund or the room we paid for. Avoid this place at all costs!

    She lied about the bus to bangkok being a vip sleeper. She is fake to appear friendly but provern she is a lier. Other reviews have said the same and i wish i read them first. She made 300 bat feom selling us 2 tickets for a sleeper which is a basic bis ride. Get more sleep in a chicken shed

    I had a very bad experience with the host, Mama. I strongly do not recommend this place. Mama sold me a bus ticket to Bangkok, during the trip, the staffs from the bus stolen some money that was inside my bag and when I asked her for help to get the information about the bus and the driver she didn't want to give it to me and also told me to not go to the police. Even so, I went to the police and told them what happened, they talked to her and then she decided to give me part of my money back to stop asking the police about it and to not go back to Chiang Mai after the bus.

    This place could be so much better if "mama" would retire. You can hear how mean she can be in her voice even when shes smiling. She is rude and fake and can't stand for her own mistakes, for example when I ordered food and got the wrong dish she tried to argue and said that's what I ordered and when I said no she just explained that they are out of the food I wanted but they weren't.. She started shouting at me that I have to come and see the kitchen and do the dishes because I got the food for free when it was the wrong dish. The hostel has no towels, toiletpaper or soap to wash your hands with.. I could say so much more but I see the other people already have been writing about it. I guess the five stars are given by people who got their room cheaper if they put five stars. I would never stay here again.

    The worst hostel I've been to! Disgusting. Hygiene zero, staff very impolite and unfriendly. Impossible to communicate in a civilized way with the owner, so called "mama". In a lifetime of backpacking I have never experienced anything like that. As soon as the owner saw us she started to call me and my girlfriend "darling". The hallway smelled like rancid cheese. When we entered the room there were no towels, no trash can and no fan even though all of them were listed in my reservation. My partner and I went to the owner reporting the situation. After been verbally attacked they gave us 1 single filthy towel for the both of us and put a fan in the room. We went out and when got back to the room we realised they had changed the fan while we were not in the room and doing that someone stepped on our bed linen and pillows, leaving footprints of mud on both. Do yourself a favour. Just don't go there.

    Owner is unfriendly, fake-friendly and annoying. I don’t understand all the positive feedback about her, feels like she trying to get rid of all those negative reviews. The cleaning lady however is the opposite and very nice. So is the cook, and his food is delicious. Food and water machine are very cheap/affordable. Ah there are quite a lot cockroaches, so if youre bothered by that, dont stay here. Our room was extremely loud at night, since it is open towards the street/entrance of the hostel. As somebody else pointed out, its time for an retirement, Mama.

    There are places that are a little more expensive, but you appreciate the value for what you receive. Very simple, clean place. But they don't offer towels, toilet paper, soap for bathing and their pillows are terrible and by the other hand, there are no lockers to keep your belongings safe, so I had to carry my travel backpack the whole time. They sell tours, in my case I did not have a good experience, I booked a tour, and they did not pick me up, 2 .5 hours later they arranged my transportation to reach my group and I finished the tour, but with 3 different groups and a rush, due to the changes of groups.

    I loved staying here. Mama is so loving and welcoming. I became good friends with the dog too. If you don't mind basic accommodation, you won't mind staying here. Bring your own towel and toilet paper. You shouldn't expect these to be provided for the price you pay. This will be my choice every time I stay in Chiang Mai. Thank you Mama, Papa and dog. My stay was pretty cool. Wish I could stay longer . Big kisses Mama!!!!! XXXX

    We stayed here for the Songkran festival in 2023. We were greeted warmly by Mama. She’s has a warm kind soul and infectious energy! She was helpful, telling us good place to go and even great places to eat. We booked one day ended up staying for four. Really nice communal and social place. Rooms are nice and clean. Only issue being it got hot at night but thats because the wether was touching 40oC outside! Would definitely stay again. Cheap and cheerful!

    I don't understand all of the negative reviews. Sure its not perfect, but what more could you ask for when your paying so little for a private room? I've had no problem staying here.

    Mama is lovely. She was constantly giving us fruit and water. But you wouldn’t want to get on her bad side. Rooms very hot. Think ours reached 40 degrees.

    The room is very simple but very inexpensive. I only used it to sleep and store my gear though, so it served my solo traveler purposes well. It is in the old city part of chiang mai, so easy walking distance to the awesome things that chiang mai has to offer. A 7 11 two doors down for your cheap drinking water and ATM. The staff here were super friendly and super helpful. I mentioned I needed a driver to get me to the airport, and Mama teed one up for me at a great price. I would definitely choose to stay there again as a solo traveler looking for a safe, simple, secure and very inexpensive accommodation option.

    Mama is FANTASTIC! but please note, no air conditioning. We had to go somewhere else as it was far too hot! If you can handle the Hest however it's a super cost effective place to stay if you're backpacking!

    I asked to see the rooms and she started screaming at me, I said it was okay if I couldn’t, then I asked if she had availability later that week and she just kept screaming at me until I walked away. Wild experience, I do not recommend interacting with these people

    It is a guesthouse that is taken care of with friendliness, sincerity, and affordable prices for the reasons above. The service has rules and regulations and those who use the service must follow them. To respect each other If the customers are sincere and come to use the service with good friendship. The service provider will take good care of the customers as if they were members of the same family during the time that all customers come to stay at this place.

    Rooms are the cheapest in Chiang Mia. They do get hot as they are not ventilated. It's a basic room and very good for the price

    Whoever says bad things about Momma shall meet my wrath . I lived here for over 1 month , I had the front facing room with the window . If you can score this room its the best seat in the house. Momma knew I was on a tight budget so from time to time she would take me out to dinner or share her lunch even . Momma has a fun personality which most people enjoy . I will never forget my time with Momma at Jays Guest House .. As for the door thing .... yes there is prison cell door style door , bars, that after 9 or 10pm needs to be padlocked everytime you enter and exit ... Momma is protecting you and your valuables in your room from outside thieves. Without that door being locked anybody from the street can walk right in Love you momma

    Stayed here for 9 days and while far from perfect, the price point is as low as you can get for a private room. On that alone, given my situation at the time, I was ok with the accommodations. I booked a private room. No rooms here have aircon...fan only. No toiletries provided. I saw zero pest problems, here, and if there had been any, it would be impossible to hide. The dog on premises has fleas, but otherwise no bugs on site. This is not a luxury place. The lobby / common area is shut down after 8:30 when the owner leaves. Loads of rules posted everywhere - lock the gate at night (important), turn off everything when you leave the room. No smoking on the property. No cooking in the room. No outside guests. Quiet hours after 9. If you want a cheap place, it's almost the cheapest. The area is good, not a far walk from many attractions. However, it's next to some sort of machine shop so expect to hear grinding early in the morning til about 5. Would I stay here again? If I needed to. This place is likely chosen based on budget, most of all.

    Unfortunately this one gave me bad vibes. The owner got really paranoid in the evening and slightly abusive, insisting that the door was padlocked at all times. Something bad has happened there, you could see the fear in her. Room is a little hotbox. Location is good

    Pros: cheapest accommodation in Chang Mai probably. Cheap bus ride to Pai. Cons: ‘Mama’ is absolutely crazy. She is nice one moment, then acting erratically the next. She also sold us tickets to the Mauy Thai match that ended up being fake.. the next morning she asks how it is and says ‘ oh you wanted to see a real fight? I can arrange that.’ … obviously we wanted to see a real fight.. We also went to do our laundry at the accommodation and she said she would do it for us. Said it would take 1 hr. We get back in the late evening and see the washing still in the washing machine, and we were leaving the next morning for Pai. She was also very verbally abusive to the young girl who works for her. Just don’t stay here. It’s not worth the drama.

    Originally had no plans of staying here until mama smiled and waved me down to eat breakfast after the overnight bus from Bangkok. Best decision ever as all I wanted was a sense of home! Accommodation is quite simple and with fans. If you're looking for a home away from home then mamma will provide! To all of you complainer reviewers down there -- just remember how lucky you are to be in Thailand in the first place!

    The most love you'll find in Chiang Mai for 80B/night (mixed dorms). My friend and I stayed there many nights, and would stay again! Cold beer, good food, great people! If you're looking for perfection, take your money to a resort. If you're looking for a really cheap room, and the love of some locals with great knowledge of the country...stay at Jay's Guesthouse w/ Mama and Papa!

    Mama is amazing warm hearted person, she helped us with everything and treated us like her kids. If you travel in Chiang Mai and wants to feel like at home, need some help or whatever, that's is the right place 😊
