One of those old kopitiam in an old commercial area. Kind of dreary. Average clean. Mostly frequented by people living nearby. The kueh chap was okay. The black coffee was okay too. Prices were fair-- not on the high side as compared with a nearby kopitiam.

Like the laksa n kolomee here. There's a stall selling roasted ducks which is cheaper than other sellers.
