I can't say enough nice things about this place, it is clean(first day I saw line of ants in my room, I didnt mention it to staff, but next day after they cleaned the room it was gone), the staff/owners are *very* accommodating and nice (they asked me what I want and when I want it ready, they even came to my room to tell me the breakfast is ready for me). I left this place because it was far from where I need to be everyday and was little pricey for me, but after seeing the other places, I realized the price was excellent. Note 1: the owners barely speak any English, so a translating app would sure come in handy Note 2: its ok to leave food in airtight containers otherwise ants will come Note 3: its best to have a bicycle or scooter(you can rent in lampang) when staying here

Very nice hotel for a reasonable price. Staff is super friendly and helpful. Rooms are clean and well. The location is chill and convenient, if you have your own transport such as bike or car. There's a free parking here as well. Beware of stray dogs if you wanna walk on foot around, they might be aggressive, and there are a lot of them, like in most of Thai villages. Going from the hotel t the center of Lampang on motorbike or car would take about 5-7 minutes, but, in my opinion, it's way more comfortable to stay here instead of renting a tight room somewhere in the city.

Clean and comfortable, Stuff it’s very nice but the pillow got Little bit hard and high, we can’t use it to sleep😅

Spotlessly clean rooms. Soft comfortable bed with new linens. Friendly staff and owner. The rooms were designed like "halpack" rooms for University students as simple and well designed to be functional and easy to clean. With TV and fridge and hot water. The much mentioned breakfast was simple buffet style and you eat outside on the expanded patio area which is as I write being completed. The one let down was the extremely low water pressure we had on the second floor.

I stay in many rooms in the north. This one is a great value for the price, definitely get more than you pay for here.
